Recurring credit for commercial tenancies
It would be beneficial to be able to set up a recurring credit against rent or outgoings. This would better handle landlord incentives such as covid concessions and allow them to be recorded rather than just netted off against rent. The alternative now is to manually enter the credit monthly or net it off against the rent, losing the audit trail to some extent. The ability to categorise the credit type, similar to the way residential can, would also be beneficial.

Owner Portal - Display Order of Multiple Properties
Right now, for ownerships who have multiple properties linked to their portal account, the order of properties is sorted by Property ID from lowest to highest. It would be great to have this order sorted by address line. For example, if you had an owner with 10 units in a block, by order of 1 to 10.

Tenancy Ledger Display
I would love to see any changes to a tenancy rent schedule be stamped on the tenancy ledger (regardless of whether or not it effects the tenancy paid to date). It would also be great if all vacate dates also appeared.

Automatically receipting bond top up invoice
We create & send invoices for bond top ups to tenants.
There have been numerous times that when I upload my bank file to receipt rents, PT automatically allocates payment to a tenants bond top up invoice rather than prompt me to manually receipt & make the decision.
I've just found out from PT that this is because the tenant has another outstanding invoice (IE for a utility); and if the tenant pays the exact total of those 2x invoices PT recognizes only those invoices, not the bond top up required.
There have also been 2 instances where this occurred…

Lease review reminder 3 months before lease ends
I recommend adding a lease review reminder 3 months before a lease ends to avoid human error.
This will give us le-way time to conduct a rental appraisal, negotiate with the owner etc.
I want to avoid accidentally overlooking a lease renewal to avoid going periodic.
With the new QLD tenancy laws this would be very handy as it could cause a problematic situation if it does go Periodic.

Workflows - ability to have a workflow that does not need to be attached to a property/owner, etc. New managements for example, being able to have the workflow from when you receive a new management agreement - so from the set up of the owner/property, etc. Obviously we don't have the owner/property in the system. The workflow template currently starts at saving the management agreement under the owner, and those final bits. We get our management agency agreements updated and resigned when we increases fees or make changes. It would be good if under the property section, then the DETAILS TAB and under PROPERTY MANAGEMENT INFORMATION there was
- Original authority start date
- Current authority start date
- Management gained date
- Gained Reason

Have separate auto communication for commercial rent and outgoings
Have separate Automated Communications for Tenancy Invoices and Commercial Rent & Budgeted Outgoings Invoices. Residential and Commercial often have different requirements/needs and hence users need to be able to customize those templates to those requirements
