  1. When you have a lost management and this is ticked in the property, you should be able to archive the tenancy without putting in a vacate date as technically they have not vacated. This would be useful if the tenancy has a rent credit and the ownership has already received the funds.

  3. You can only send an automated reminder for invoices once it's in arrears, suggest having a days' before option so 7 days before it's due, tenant gets an email reminder.

  4. At the moment the portal communications are only accessible via the envelope tab. It would be very helpful to have the comms saved in several locations in Property Tree, i.e. under the tenant/ owner tab

  5. Right now, for ownerships who have multiple properties linked to their portal account, the order of properties is sorted by Property ID from lowest to highest. It would be great to have this order sorted by address line. For example, if you had an owner with 10 units in a block, by order of 1 to 10.

  6. When entering a tenant invoice, send this invoice individually without the statement of other outstanding invoices at the end. This allows for that invoice to be resent as required and makes it clear for the tenant.

    Then have the statement of outstanding invoices separate, so a statement can be sent at any time.

  7. Have separate Automated Communications for Tenancy Invoices and Commercial Rent & Budgeted Outgoings Invoices. Residential and Commercial often have different requirements/needs and hence users need to be able to customize those templates to those requirements

  8. It would be beneficial to be able to set up a recurring credit against rent or outgoings. This would better handle landlord incentives such as covid concessions and allow them to be recorded rather than just netted off against rent. The alternative now is to manually enter the credit monthly or net it off against the rent, losing the audit trail to some extent. The ability to categorise the credit type, similar to the way residential can, would also be beneficial.

  9. Can PT include documents marked as Owner Invoice when not being paid. For example we receive copies of water/council/strata when they are direct debited from the owner, but not included with the owner statements. Then when the owner is doing their tax the accountants want copies of the invoices. We then have to download and save them, then email them.

    The other option is to be able to select the invoices we want to send and be able to email them direct to the owner like we can do from File Smart

  10. Somewhere to put manuals for the property for easy access and able to add and delete manuals. So they don't get lost in document management

  12. Option to have the property managers name in all reports, so that when they are exported or printed this is known. As it is only a filter, it's not apparent unless still on that screen in PropertyTree as to who the agent is

  15. With the addition of the new Tasks feature, it would be great once a Task has been Done to also have the ability to Archive. I have noticed that although the task has been changed to Done, it still appears on the Task Tab against the Property, Tenant etc, and it gets confusing when you are working through tasks specific to that property, as the Tasks list looks long, when in fact it isn't.
