  1. Add merge fields into the Tenancies in Arrears automated communications to include the ownership name and tenancy lease start date so that Notice to Remedy can be sent as an auto communication instead of bulk mail merge.

  8. Right now, for ownerships who have multiple properties linked to their portal account, the order of properties is sorted by Property ID from lowest to highest. It would be great to have this order sorted by address line. For example, if you had an owner with 10 units in a block, by order of 1 to 10.

  10. We create & send invoices for bond top ups to tenants.

    There have been numerous times that when I upload my bank file to receipt rents, PT automatically allocates payment to a tenants bond top up invoice rather than prompt me to manually receipt & make the decision.

    I've just found out from PT that this is because the tenant has another outstanding invoice (IE for a utility); and if the tenant pays the exact total of those 2x invoices PT recognizes only those invoices, not the bond top up required.

    There have also been 2 instances where this occurred…

  11. I recommend adding a lease review reminder 3 months before a lease ends to avoid human error.

    This will give us le-way time to conduct a rental appraisal, negotiate with the owner etc.

    I want to avoid accidentally overlooking a lease renewal to avoid going periodic.

    With the new QLD tenancy laws this would be very handy as it could cause a problematic situation if it does go Periodic.

  12. Property listed for sale/settlement date.
    would be helpful in the vacate section of rent & Lease to have tab for sold, so can enter settlement date so rent is not paid past settlement.

  14. There is no option for tenancy invoice amount merge field to be added to the tenancy invoice email template. please get this added so the amount appears in the email and tenants don't need to click the link.

  16. Have separate Automated Communications for Tenancy Invoices and Commercial Rent & Budgeted Outgoings Invoices. Residential and Commercial often have different requirements/needs and hence users need to be able to customize those templates to those requirements

  17. It would be beneficial to be able to set up a recurring credit against rent or outgoings. This would better handle landlord incentives such as covid concessions and allow them to be recorded rather than just netted off against rent. The alternative now is to manually enter the credit monthly or net it off against the rent, losing the audit trail to some extent. The ability to categorise the credit type, similar to the way residential can, would also be beneficial.

  19. Can PT include documents marked as Owner Invoice when not being paid. For example we receive copies of water/council/strata when they are direct debited from the owner, but not included with the owner statements. Then when the owner is doing their tax the accountants want copies of the invoices. We then have to download and save them, then email them.

    The other option is to be able to select the invoices we want to send and be able to email them direct to the owner like we can do from File Smart

  20. Currently when selecting profiles for bulk tags, you require to enter the profile ID number in the setup step. If you leave the field blank in this step, this will show all profiles relevant to previous filtering in the complete bulk update step. There is no way to remove the profiles from the complete bulk update screen. It would be great if there was a red x next to a profile where you can opt to remove it from the list. This would make bulk tagging so much easier without having to export a report to work out what reference…
