  2. Have a section to search only open work orders and quotes.
    When currently putting in dates, it caps off at 2000 because it shows all completed jobs.
    Maintenance Request Summary does show all jobs, but not the creditor.

  3. Show tenants current rent amount on the receipt. It shows on the receipt screen when entering and after it's been entered, but that does not pull through to the printed/emailed receipt

  4. You can search bond by type, however the filter is not functional when auditing to identify any missing bonds from your whole portfolio. For example, I have 4 bond types. Bank Guarantee, Owner Held, Term Deposit & Retail Bond Board. The filter does not allow me to search from all bond types if any of the tenancies are missing a recorded bond. I need to go through every tenancy to identify any that have no bond entered.

  5. At the moment the portal communications are only accessible via the envelope tab. It would be very helpful to have the comms saved in several locations in Property Tree, i.e. under the tenant/ owner tab

  6. Right now, for ownerships who have multiple properties linked to their portal account, the order of properties is sorted by Property ID from lowest to highest. It would be great to have this order sorted by address line. For example, if you had an owner with 10 units in a block, by order of 1 to 10.

  9. I recommend adding a lease review reminder 3 months before a lease ends to avoid human error.

    This will give us le-way time to conduct a rental appraisal, negotiate with the owner etc.

    I want to avoid accidentally overlooking a lease renewal to avoid going periodic.

    With the new QLD tenancy laws this would be very handy as it could cause a problematic situation if it does go Periodic.

  10. Property listed for sale/settlement date.
    would be helpful in the vacate section of rent & Lease to have tab for sold, so can enter settlement date so rent is not paid past settlement.

  11. It would be beneficial to be able to set up a recurring credit against rent or outgoings. This would better handle landlord incentives such as covid concessions and allow them to be recorded rather than just netted off against rent. The alternative now is to manually enter the credit monthly or net it off against the rent, losing the audit trail to some extent. The ability to categorise the credit type, similar to the way residential can, would also be beneficial.

  16. I would love to see any changes to a tenancy rent schedule be stamped on the tenancy ledger (regardless of whether or not it effects the tenancy paid to date). It would also be great if all vacate dates also appeared.

  17. We create & send invoices for bond top ups to tenants.

    There have been numerous times that when I upload my bank file to receipt rents, PT automatically allocates payment to a tenants bond top up invoice rather than prompt me to manually receipt & make the decision.

    I've just found out from PT that this is because the tenant has another outstanding invoice (IE for a utility); and if the tenant pays the exact total of those 2x invoices PT recognizes only those invoices, not the bond top up required.

    There have also been 2 instances where this occurred…

  19. Have the ability to enter more than one smoke alarm type. Some properties have two different smoke alarm eg Hardwired and Battery, at the moment we can only register one. This is relevant for both the Smoke Alarms and Compliance (only one can be entered to each)

  20. Have just run the key register and it has properties that have been archived still in the list even though the key number has been removed.

    There is no reason for them to be on the list. It would be good if they could be removed or filter so they do not appear in report eg active properties

    We're pleased to advise that a new Property Status filter will be added to the Key Register to allow filtering by Active, Archived or All properties (Active by default). This is currently in development, and we'll let you know once it has been released.
