  2. There should be the ability to filter/sort creditors by state so staff know which contractors work within that state/region to issue quotes/work orders to.

  3. If an OC does not have a Maintenance Fund or levies being raised into a Maintenance/Sinking Fund, invoices should not be able to be allocated to that fund.

  4. Add merge fields to Mail Merge for “Company Nominee” and “Business Contact” also update the quick reports Lots to include the same.

  5. If you record it, report it: The BMC or Association membership status of Strata Schemes is not reportable.

    This information can be critical in many aspects of managing Strata Schemes, including meeting agendas, communications, compliance, insurance, common property maintenance planning, etc.

    Please allow this information to be reported with the General information reported (e.g. lots, address, etc.).

  6. It would be ideal for Strata Master to allow branding for different states/office locations to be customised for letterheads. For example, our Office in Victoria has different letter head details/company contact information that our Offices in NSW. This would need to reflect on Financial Reports, Meeting Documents & Levy Notices.

  8. Filesmart should be able to identify if a creditor is setup in Strata Master to be paid via Bpay or not. This could then be shown when processing workflows so we don't have to refer to a list of who is paid via Bpay or EFT.

  9. Reminder Notice / Owners Statement liability message is in the middle of the additional comments for notice. I've been told that this is a hard coded entry.

    Can this be moved down so it looks more professional, instead of displaying in the middle of additional comments.

  10. As per the Owners Corporation Act VIC, Any invoices or levies that are sent to the owner should address correctly.
    The issue at this stage is, when the point of contact for levy is set to agent, levy notices are printing correctly but when the invoice is issued for the same lot, system does not print the owner name, neither it prints C/ Managing agent, and it only prints the invoice addressing the managing agent, which is incorrect. This raises serious concerns when the matter is raised at VCAT, as VCAT will knocks off the invoice stating that it is…

  11. In plans where there are multiple street addresses, the address on the Current Owner Account shows the Owners Corp address, not the Lot address. It would be much better if it can show the Lot address instead. I just spoke with AV about it, and he asked me to email you to ask StrataMaster if we can add this to a wish list.

    Example: SP 87607 / Lot 158 - The Lot address is 202/4 Footbridge Boulevard, Wentworth Point. Which is shown on the Lot tab overview in StrataMaster, as per:

  12. When a Lot has a debt under the set limit and reaches stage 2 it doesn't progress to stage 3 until it reaches the limit and the required days overdue. This means that any overdue amount that is younger than the original amount doesn't get debt recovery letters and the lot sits in limbo. In Victoria we need to have issued stage 2 and then must wait 28 days before we can progress the recovery process towards VCAT. As the later debt doesn't get the stage 2 notification it doesn't get to that 28 days post. Lots that don't meet…

  13. There should be an option in Strata Master where users are able to send levies via post as well as email for a lot simultaneously.
    There are many instances where owners have asked to be sent levies via post and email.

  14. New Zealand Unit Titles Act s.103 - Postal Voting Form

    The New Zealand legislation is:

    103Voting: postal
    (1)
    An eligible voter or his or her proxy may exercise the right to vote at a body corporate meeting by casting a postal vote.
    (2)
    Every postal vote must be in the prescribed form.
    (3)
    A postal vote must be sent to the chairperson or to the person authorised by the chairperson to receive and count postal votes.

  15. Almost every month after I enter the units used of water usage (becoming a thing for new apartment building), Stratamaster likes to crash!

    There is no option to re-enter the submeter usage however, stratamaster have already issued emails with the submetering invoices. I spend hours each month cleaning this up. If emails are sent then it should be saved in as an invoice. When Stratamaster crashes, the invoices does not save and there is no option to re-enter the submeter invoices without re-sending invoices.

    So frustrating!!

  16. Strata Master when CRN's are set up under Supplier Details for printing on Remittances the Ref No on the Detailed Expenses report defaults to the CRN once the inv is paid rather than the Invoice No. The invoice no. only appears on the GL Report.
    Can the Inv No be shown as the Ref on the Detailed Exps?

  17. Please could the reminder notice be revised and either remove the opening balances or change it to a letter format similar to the Stage 1 Debt Recovery letter? The opening balances and transactions especially the latest amount paid when allocated to the previous amount due causes many unnecessary questions to be asked.

  19. When searching in workflow for all users, it would be helpful to have the Contractor or invoice number visible. When chasing overdue invoices I have to scroll through a managers entire workflow to see if it is loaded for approval. Being able to list contractors or invoice numbers in order would save a lot of time.

  20. We have noticed that even if you have allow to raise Miscellaneous Invoice with future due dates, you have not added this future dated Miscellaneous invoices in to receipt allocation order.
    Current allocation order works fine with normal levies as we can set different priorities to overdue levies and future levies. What we need is the same logic applied to Miscellaneous Invoices as well.
    Allowing us to configure the allocation order as below.
    1. Miscellaneous Invoices Arrears
    2. Levy Arrears
    3. Interest
    4. Future dated Miscellaneous Invoices
    5. Future dated levies
