Workflows - ability to have a workflow that does not need to be attached to a property/owner, etc. New managements for example, being able to have the workflow from when you receive a new management agreement - so from the set up of the owner/property, etc. Obviously we don't have the owner/property in the system. The workflow template currently starts at saving the management agreement under the owner, and those final bits.   2. It would be great if there was a way to have an automated message sent to individuals that have logged keys out as a reminder to return them. Something similar to the below (both text and email would be great)

  5. It would be great if a workflow could be started automatically based on a task. ie. we entered a vacate date, the Vacate Workflow starts, or we received an email about a lease break, the Workflow for Lease Break could trigger. Would be great to customise these to suit our business needs.

  6. The tasks is great, I love it but it could be so much better!

    I have seen a few suggestions and they are great but the below with some of those combined would make it perfect.

    • Having a tile on the dashboard for tasks
    • Be able to create general tasks that are not linked to a property for say but to a person/user
    • Automated tasks related to lease renewals, inspections, maintenance, new tenants, vacating tenants, new property etc
    • Maybe a task that can be created to attach with emails to follow up on
    • With the automated tasks, would be great…

  8. Have ability to toggle "Workflow Bar" on screen at all times, regardless of if you are completing an action so that you do not need to navigate to and from the page to see Workflow. For example: at the moment, the workflow bar only appears if completing an "action" but there are only 4 actions available (being edit lease & rent, edit vacate, add rent & schedule, and send email) None of these actions relate to setting up a new management, therefore the workflow bar cannot be utilised when it would be great to have it on screen.   9. It would be very helpful if all users within the same agency could view invoices uploaded via Invoice Genius, regardless of who uploaded them — as long as they have access to the same portfolio or property.

    Currently, it seems that invoices are only visible to the user who uploads them, which limits collaboration and can lead to duplicated efforts or confusion.

    This feature would improve team workflow, transparency, and invoice management across the team.

  10. Hi,

    Few things I would like to suggest

    1. When creating workflow templates, you select which profile it is for tenancy, property or owner. It would be great when you duplicate the template that you can choose a different profile if needed and or when you reopen/edit an existing one, you can change it for the desired profile.

    2. Be able to link emails sent to the workflow/tasks

    3. General tasks for the agent - for that to be a tile on the dashboard so when you are on it, the general tasks are staring you in the face and you do not…

  12. To have a notes option in the columns of rent reviews. We can make a note advising if we have actioned or to see the recommendation at a glance. We can also easily distinguish the ones we have actioned.
    This is already a feature on the inspection summary page.

  13. In Jurien Bay we have 19 Holiday properties, simply I think it would be more efficient and less time consuming to type the name they have given their properties then the whole address.
    As what is advertised on the website sometimes gives a different address or causes confusion for the guests, I think for both the office and holiday goers it would speed up process and make our workflow a lot easier.

  14. Would like to be able to see a note against the tenant/invoice that is pinned - For example, when invoicing a creditor (such as SA WATER) andinvoicing a tenant at the same time, the notes that is pinned does not show. This only shows if you are creating a tenancy invoice.
    Can the pinned note appear against the tenancy????

    1. when the rent is due for review
    2. when the lease is due to expire
    3. when a vacate date is entered

Checklists - it would be great to have checklists available to attach to either an owner, property or tenant for new managements, lost managements, new tenancies, break leases, lease renewals, vacating tenants etc. If we could customise them to suit the business and they attach to the corresponding event. Setup same as merge mail templates so it is easy to adopt your own procedures.

Under Tenant/Lease & Rent Tab/Bond & Deposits section, we would appreciate being able to change the REQUIRED amount to be the same as the HELD BY AUTHORITY amount where there has been a rent decrease and partial bond refund back to the tenant paid by the Rental Bond Authority. At the moment all we can do is add the amount of the DIRECT REFUND and make notes in the DESCRIPTION but are unable to change the REQUIRED amount. In QLD where legislation now requires us to refund a partial bond amount if the bond held is more than 4 x…

  19. New bond work flow updates are great, however to enable us to meet the requirements of the Act in providing the required notice for the Bond Top up in Automated Communication a Bond Top Due Date and the ability to set automation on the rent increase date not just prior would be required.

  20. Is it possible to have a widget on the agency panel for un lodged bonds? For example when a bond is receipted, it will appear with the address of the property and how many days it was receipted. Once the bond is lodged with the bond admin, the property disappears. This would be very useful to licensees.
