  1. Ability to enter budgeted amounts in addition to recording actual amounts so a Variation Report can be created monthly. This allows the system to be functional in providing timely and correct information.

  2. Is it possible to filter auto arrears notices by $'s ie: if a tenant say short pays by $0.30, after 7 & 14 days they will receive an auto arrears notice to pay. We would like an option to filter notices over a certain amount?

  3. With the addition of the new Tasks feature, it would be great once a Task has been Done to also have the ability to Archive. I have noticed that although the task has been changed to Done, it still appears on the Task Tab against the Property, Tenant etc, and it gets confusing when you are working through tasks specific to that property, as the Tasks list looks long, when in fact it isn't.

  4. Implement a calender into property tree that will pull across all rent increases, inspections, vacating tenants etc, that way you can pull up your calender for the day, EXAMPLE: if you've selected 'notify rent increases 14 days prior' it will be there ready to go for you 14 days before it is due.

  6. Can we please have a field to add the property managers/user email to a quote request? Without it, a creditor only has the propertytree@propertytree email address and doesn't know who to send the quote to within the agency.

  7. When entering a tenant invoice, send this invoice individually without the statement of other outstanding invoices at the end. This allows for that invoice to be resent as required and makes it clear for the tenant.

    Then have the statement of outstanding invoices separate, so a statement can be sent at any time.

  9. When adding new property, please have a tab to select business role/property manager rather than having to select it after you have saved the property and tenancy. As this then makes it go to unassigned automatically and creates a lot of difficulty.

Rather than entering a tenant as a creditor to refund/reimburse/compensate them, it would be good to have an area in their existing profile to just enter EFT details and then an "action" under the 3 dots on their profile to disburse them funds from the owner. The current process does not reflect on the tenants ledger that the reimbursement took place at all, and by adding new creditors, we then have to go in and archive them all...

  12. Would like for PT to have a feature where it will flag or alert the Property Manager if a council or strata rate has not been paid when the owner has opted for this. Or, a report can be generated that will show properties where council/strata rates are to be paid by the agency.

  13. Have the ability to delete and add document in compliance history. The correct document is sometimes not attached and we need to change it.

  14. When reporting on completed jobs have the date available for when the job complete tab was activiated in Property Tree, this will then give a timeline from job being created to being completed. This is important for those that use different system for invoicing the creditors etc.

  15. It would be great to have a Communication Tab on the sales profiles like the property management profiles. At the moment we can only see communications through the communication history

  16. Have an ability to attach copies of documents from within the document library when sending emails to property owners - rather than having to download the document, then attach it via searching. A one step attachment would be better from within the program.

  17. We would love the following mail merge fields to be added to expedite & remove human error when producing Sales Advices & letters to solicitors.

    "Amount held in trust" - especially as some buyers over pay the expected agreed upon deposits

    "Listing Salesperson" & "Selling Salesperson"

    "Conveyancer Work Number", "Conveyancer Email Address" & "Conveyancer Salutation"

    "Commission Amount" & "Marketing Amount"

    "Vendor Salutation" & "Buyer Salutation"

  18. Please look at putting in the ability to create your own wording for a type of increase. We have a several tenancies which just don't quite fit into the standard "fixed, CPI, market" category.

  19. Ability to Archive Properties instead of Deleting

    If a landlord gives back a management of a property or access is required for an old report for a property, there is no ability to make a property/inspection active again without contacting support.

    Reports are not accessible on deleted properties.

    Archived properties should not be included in the active property count.

  20. Would love to see an option to prevent part payment of agency fees & instead hold funds until sufficient to pay the fee in full.
    Would stop owners questioning multiple payments toward letting fees etc.
