  1. Hello,
    Automated arrears messages need an update, we require a feature for automated days which arrears messages can be turned off for the weekend automatically.

    Currently to turn off arrears for a weekend it has to be manually done on a Friday and then manually turned on Monday, if this is forgotten then it can potentially be in breach of the Tenancies act.

    Having an automated turn on/off time would be great to ensure no potential issues arise.

    Hopefully this could be a simple update that will significantly improve automated arrears through property tree.

In Creditor Profile there is the Strata Details section which is where should be able to make the strata plan GST registered or not, the next section is Company where the strata management company details are and in that there is a way to exempt GST but as each strata management manages multiple strata plans some plans may be GST registered and some not

  4. The ability to restrict users from being able to edit ownership details without prohibiting them from being able to upload documents against owner profiles. The two security measures are currently linked under the one option in the security configuration.

    In addition being able to restrict access from users being able to delete documents without prohibiting them from being able to upload documents.

    Overall an overhaul of the security provisions is required to be able to allow better supervision over changes in Property Tree.

  5. When sending out a email to a landlord with merge fields, it would be good to have a field which picks up both landlord first names not only the primary landlord.

  6. I would like to be able to add the actual inspector of the property as a merge field on the auto communications. Currently our communications come from the Senior PM, but the PM (another person) is completing the inspection. If times need to be changed the correspondence should be able to be navigated to the inspector of the premises rather than the Senior PM.

  7. It would be great if the leasing agent is able to see the dashboard of the whole portfolio. Our leasing agent needs to see vacate lists etc and this would minimise a lot of time. The only way for us to currently do that is having a business role as a property manager however this then puts the leasing agent against all the properties in bricks and agent which caused a lot of issues

  10. Electricity invoices to default to add GST. Currently default setting is no gst.
    When entering invoices and code to electricity it is defaulting to no gst.
    Never known an electricity invoice to not have GST.

  11. Having the option to lock individual users profiles so those users can only see information related to their own portfolio. EG a Property Manager would only be able to look up their own portfolios cards, rent arrears etc.

  12. Level of authentication when updating different things in PT, should be configured by agency rather than a one rule for all accounts.
    Currently PM's have to authenticate when adding a new Owner to PT, some agencies do not want this & would like to have option to switch it on, or off

    we should be able to keep the authority end date as is and have a separate field for the lost management date

  15. Can we have the option to change the background colour as currently it is very bright even though we reduce the brightness on the screen. The old Rest system used to let us do that.

If there is an option to put all bills processed into a 'pending approval' area then anyone ie assistant/receiptionist/accountant etc can enter the bills and the PM can just glance over them to check accuracy and that the work has been okayed by the owner and click approve. It would also mean that invoiced get a second look before being paid which would avoid a lot of mistakes and double ups.

  18. one user have access to create new creditors, however, not the bank details section. This is to be added by another authorised user. Or one user able to create the creditor inc bank details, however, needs to be authorised and approved by another authorised user.

  20. Property Tree could incorporate a user action logging system where every action taken by a user, such as inputting an invoice or canceling an invoice, is recorded with their username.
