Change of tenancy
Similar to a change of ownership, it would be great if there was a change of tenancy option. This would be used when there are multiple tenants on a lease/in a property and one/some of them were to move out and others moved in. The change of tenancy option would allow for a record to be kept of the original tenants, the change over and all the details associated whilst also not having to delete any names or create entire new profiles and manage rent dates etc.

In notes Property under keys, allow for photos to be dropped in.
Being able to drop in photo's we can exactly what keys we are either holding as well what keys building managers are holding and what we have given out. This will be a great help.

Change pinned notes on profile to a bright red to flag there is a note - The blue is easily overlooked
To improve visibility, pinned notes on profiles should use a red colour rather than the standard blue PT colour scheme. This will ensure important information is immediately noticeable when accessing a profile.

Confirmation pop-up to remove withholds- There should be a confirmation message first if you opt to remove a witthold. The current one is prone to accidental removal since it only takes an accidental click.

Add Strata Company/Contact Creation Within the Property Strata Screen
It would be a significant improvement if Property Tree allowed users to create or add a new strata company/contact directly from the Strata section within a property's details, rather than requiring users to leave the property, navigate to the Contractors module, create the contact there, and then return to the property.
A workflow similar to the Sales module would be ideal, where users can create a new conveyancer directly from the relevant screen without interrupting the setup process.

if the required amount of bond has been changed in tenancy profile can PT automatically send a tax invoice for the top up bond amount which will sit in tenancy financials tab until paid.

Section in Lease & Rent on tenancy file to show previous rent amount after increase has taken effect
Under the tenant's file in the lease and rent tab, the section that shows a rental increase that has taken effect should have an extra column or section that shows the previous rental that it went up from, so we can better track how the rental has increased over a couple of years.

Compliance tab on Creditor profile - show no date loaded
This is a fantastic feature, but we need a tick box please to also show all creditors that have no compliance date entered, otherwise how can we track whose we haven't received. Thank you!

Ownership Profile field for landlord/owner background information
We'd like to suggest a dedicated "Owner Profile" field on the ownership record itself, rather than being buried in a Note.
Property managers regularly build up useful background knowledge about our landlords, things like their spouse/partner's name, where they live, how they prefer to be contacted, their preferences around leasing, whether they purchased the property through us, or general context about their portfolio. Right now the only place we capture this is a Note titled "Owner Profile," which isn't easily visible and makes it harder to find and reference at a glance.

Note for water charging connected to the tenancy that pops up when you are putting in the invoice on invoice automate
That way then for the tenants that can only be charges above a certain amount of usage you have a way of being reminded.

Have ability to separeate payments to different bank accounts for landlords who wn several properties, as bank accounts can vary between mortagegs and offsets, save landlords juggling their money. I did see having bank accounts against property, not ownerships, and I agree.

Feature Request: Support for Tenants Without a Surname
Tenants Without a Surname
Some people have only one name (a single name) because of cultural, historical, or legal naming traditions. In these cases, the individual’s single name is their complete legal name and is correctly reflected on official identification documents such as passports and driver's licences.
The system currently requires the Family Name field to be completed before a tenancy record can be created. This creates an issue for tenants who do not have a surname, as their official identification documents do not include a family name due to their cultural naming conventions.
