As with auto comms for up coming routine inspections, auto comms for rent increases just before they are about to commence would be helpful.

Option to have Owner/Tenant Portals active but turn off portal messaging
Option to have Owner/Tenant Portals active so our clients can login and see information but have the option to turn off portal messaging. Owners/Tenants would just email as normal. There's alot of limitations to the Portal messages inbox. We want to use the portals but would prefer not to use Portal messages.

Email, Message or SMS failure alert/pop up
Notify users when any emails, messages or SMS fail rather than having to go and check a list. Perhaps an alert at the top of the page which then produces a list of what needs to be checked. The impact of missing this information is huge, particularly with compliance.

Emails sent to have "opened" and/or "read" time stamped status
It would be extremely helpful in tribunals or regarding any communication discrepancy to have this feature attached to emails sent so you can see whether the recipient has received and opened the email (also including a time and date stamp).

Allow Automated communications trigger off vacate date & add merge fields
Add Automated Communications Trigger for X Days to Vacate Date.
The current system allows you to send automated communications X days from the lease end date. However if a vacate date is entered for the tenant this blocks the communications from going out. We would like to send reminders to tenants that their lease end date is x days away as well as advise them of the rent owed to vacate. As such, we request to have the option to send automated communications based on vacate date or for the vacate date to not prevent communications triggered by the lease…45 votes -
Bond Top Up Workflow
Ability to enter an increase to bonds like we do when entering a rent increase to the rent schedule, and this would need a due date.
The due date could trigger an auto comms to send that the bond top up of X is due to be paid, and auto comms could be set to send X days ahead.
This way, the original bond details remain (what was required at the time of commencement) and would track all bond top ups as rents are increased during the tenancy.

Statements and Invoices on one pdf
Current statements do not include invoices, rather they are a separate document. Landlords have suggested to us that they would like to see their statements include invoices from creditors shown in the same pdf document as their month end statement.

Out of office reply for portal and comms platform messages
Would be helpful to have an out of office option for messages that are received out of hours. Especially when a tenant is requesting maintenance. We could then include emergency contact details to the email etc

Work Order Auto Reminder to Trade
Trades to receive automatic reminders following up outstanding work orders in the system. It would be great if this was setup and sent to the trade first thing in the morning on a weekly basis until work has been completed and job has been closed off.

Changes to any banking details require 2FA
Require a second 2FA to make changes to any banking details the same way that banks will typically require a second 2FA to add a new EFT payee or make a transfer

Forwarding emails in Communication Platform
The new Communications Platform does not have a Forward ability and only has a reply option. Work around: If you reply to the email and replace the email address to the recipient required this will then work as a forward. Would be easier to just have a Forward option.

Water Usage Meter Readings
Ability to have water meter readings automatically updated on the property profile when processing water usage tenancy invoices through Invoice Genius.
Invoice Genius can process water usage from eBills with the tenancy invoice description reflecting the meter readings. However, this does not currently feed through and update on the water usage section of the property profile. This should be automated where the meter readings are updated on the property profile once the water usage is invoiced.

Ability to apply held tenancy funds during receipt
When receipting to a tenancy, it would be helpful to be able to see what held funds the tenancy has available and also have the option to apply some or all of these held funds to their rent and/or invoices during the receipt process. This would save having to go back to the tenant later and doing a separate step to allocate tenancy funds.

Owner Portal - Display Order of Multiple Properties
Right now, for ownerships who have multiple properties linked to their portal account, the order of properties is sorted by Property ID from lowest to highest. It would be great to have this order sorted by address line. For example, if you had an owner with 10 units in a block, by order of 1 to 10.
