  1. Please add time based fee triggers for property transactions. Eg we require admin fees to be entered under the property for some of our managements and only for the common property for unit blocks owned by one ownership. Would be great if we can have this set up to trigger on a certain day of each month prior to end of month being run so they will appear on these owner statements.

  2. With the new legislation coming into effect, is it possible to have an alert when entering a new rent schedule that the last rent change was within the last 12 months? The user then has the option to continue with the new rent schedule or cancel. thanks

  3. It would be great to display on an active tenancy invoice if any fees are being charged, and the option to cancel / “X” the fee
    Similar to the display when the tenancy invocie is being created. Currently, you would have to cancel the invoice to correct it, or charge the manual fee.

  5. The information behind a link can be changed at any time or the link can be "broken" at any time. This doesn't generally happen in well run companies, but if there was a legal dispute between owner and an agent, it would be possible for the agent side to break or alter the information behind any link.

    In order to give owners more confidence that ownership statements cannot be altered I far prefer a statement to be sent as a PDF. That way the facts are frozen in time and if there was any dispute between agent and owner the…

  6. Bpay creditors do not receive statement / remittance advise after payment. It will be good if we have the option of generating statement / advise to confirm the payment status. Real life example, we need to order a security key from Strata urgently, payment sent through bpay but Strata asked for a remittance advise which we are unable to provide.

  7. Rather than having to go through a tenant's ledger with them, it would be handy for tenants to have the number of days and amount of arrears displayed on the tenancy ledger, also perfect for property managers processing tenancy applications with ledgers from other agents using Property Tree. No need to go through every transaction in the ledgers if these are displayed, makes life easier.

    Hi Supporters, we appreciate your feedback on this suggestion. As the current Tenancy Ledger holds so much important information, we are scoping out a new rent arrears ledger option that will give you the information required in a clear simple format, making it easy to see/explain rental payments and arrears. Rest assured, this suggestion is of importance to us.

  8. When entering future dated rent schedule increases into PT, it should record the person's initials whom added in the change.

  9. We have multiple tenancies were companies are paying the rent for staff and require invoices - can this option be added to the residential side where rent and dates can be carried forward without the deletion of manual invoices.

  10. Have an option to list properties in alphabetical order, or numerical order on owner statement rather than just the order of property ID, so easier to read, you could do this in REST, there was an option in property - REPORTING ORDER.

  11. We have once again received a query from an Owner regarding the : STATEMENT HISTORY EXPENSES VS INCOME (6 MONTHS) PAYMENT HISTORY (6 MONTHS) Table and Graph.

    I would just like to reiterate my concerns with the wording/information on this report/table.

    I understand and have verified that the information is based on the Ownership Ledger dates.

    I believe, however, this is misleading for the Owner’s Statement, as this is not the information per “STATEMENT HISTORY”.

    My suggestion is to either change the Title or perferable change the information to correspond with the Ownership Statement dates.

  12. When you enter a rent payment from a tenant and it is entered incorrectly, once we delete it through the system, the tenant should receive notification that the receipt is deleted.

Banks have limits to the amount of payments included in ABA files - it would be great to see a pop up to say - payments included in the ABA file that is about to be downloaded exceed 500 - do you want to continue (in westpac case it is 500)..... further more under setting if one could put in their banks limitiations assuming they are all different - then the pop up can respond to that or better yet just say aba can't be downloaded as it exceeds your banks upload limit - reduce to 500.

  14. It would be good if Property Tree will hold multiple BPAY references for each property for the same creditor. Example when Strata Levies are received separately for a car space to the actual unit they generally have different BPAY references so invoice genius does not pick up when its different.

  15. Have an option when paying out unknown funds to include an EFT Reference that is displayed on the bank statement of the person receiving the money. This is especially important when paying out unclaimed money to revenue as payments to them must include a reference number which they provide.

  17. Two or more tenants listed in a property. They split the rent. You can see who paid it in the trust account statement, but when you receipt the funds and specify who paid the rent when creating the receipt (under the reference tab) that reference is never to be seen again.
    No more I say! Let's get the reference that we spend our time writing up every, single time, to appear on both the rental ledger, and the receipt itself that is sent to the tenants. This way we aren't left debating with a tenant because the rent is behind…

  18. Firstly, a new owner shouldn't not receive any payments until the settlement date has been reached. Any funds should be automatically held until the actual settlement date has surpassed. We have had an instance, where an owner received rental payments well before the property had actually settled, the settlement date subsequently changed and made it very hard to change the change of ownership date, not to mention that the owner didn't legally own the property at the time of getting the funds. Secondly, there should be a function allowing you to edit the change of ownership date.

  19. I am an electrical contractor. Some of our customers use PropertyTree, some use other programs.
    With Property Tree the creditor statements come through as a link to the PDF in the email body rather than a PDF attached to the email like other programs like Property Me do.
    Because Property Tree creditor remittance emails do not have an attached PDF we have to manually download the PDF and then on-send into our accounting software. With other propgrams we can auto-forward without the need to do it manually.
    Can you please provide your customers with an option to send the creditor…

  20. We would love the ability to choose the frequency of an owner statement dependent on our owner's requests. Eg. we have owners that only want 1 statement per month, but want a mid-month and end of month payment, so receive 2 statements, and other owners that are happy to receive 2 statements per month. This selection could be saved on the owner profile so when processing the owner payments, it would only need to be run once and Property Tree would know the owner preferences.
