  1. Have an option to list properties in alphabetical order, or numerical order on owner statement rather than just the order of property ID, so easier to read, you could do this in REST, there was an option in property - REPORTING ORDER.

  2. Would be great to have the Ownership last Statement date available when paying Owners.

    This would enable us to ensure an Owner will get a Statement each month, regardless of whether funds are available (such as when invoices have consumed the funds for the month).

  3. In the event a Commercial/retail tenant has a rent-free period, if a credit is applied to an existing rent invoice, this is not recorded or reflected in the tenant ledger effectively. If a new employee was to take over, the ledger is extremely difficult to see if there was ever a credit applied, it just shows a lot of cancelled invoices and replacement invoices. A reason for the rent credit is requested when entering but is not noted down on the ledger once entered. The reason is only recorded on residential ledgers not commercial.

  4. Please add time based fee triggers for property transactions. Eg we require admin fees to be entered under the property for some of our managements and only for the common property for unit blocks owned by one ownership. Would be great if we can have this set up to trigger on a certain day of each month prior to end of month being run so they will appear on these owner statements.

  5. With the new legislation coming into effect, is it possible to have an alert when entering a new rent schedule that the last rent change was within the last 12 months? The user then has the option to continue with the new rent schedule or cancel. thanks

  7. We have multiple tenancies were companies are paying the rent for staff and require invoices - can this option be added to the residential side where rent and dates can be carried forward without the deletion of manual invoices.

  8. When a creditor gives a refund (credit) against his original invoice.
    It would be good to allow the credit to be entered against his previous invoice or on his ledger.
    Even if it leaves a credit balance on the creditor.

  9. When processing an invoice in Invoice Genius, the system should clearly identify if a property has been marked as Lost Management or Not for Relet where this has already been set up in the property profile.

    At present, Accounts have no visibility of this information in Invoice Genius. If these statuses are recorded against the profile, they should flow through and be visible during invoice processing. This is basic operational information that the Accounts team needs in order to do their job accurately and efficiently.

    To be frank, there is nothing “genius” about Invoice Genius in its current state. Issues…

  11. Bpay creditors do not receive statement / remittance advise after payment. It will be good if we have the option of generating statement / advise to confirm the payment status. Real life example, we need to order a security key from Strata urgently, payment sent through bpay but Strata asked for a remittance advise which we are unable to provide.

  15. Having the ability to add notes - used for internal use, such as instructions - to future invoices (e.g. if there are 2 water meters).

    We’ll require this feature after an invoice has already been approved.

    Currently, to add a note we need to create a dummy invoice with a dollar ($) value, then approve and delete it in PT before it is paid.

    We need to be able to add something in the backend and ensure it is working for when the next invoice comes through.

  17. Having the ability to add more than one account code to a Creditor Invoice.

    For example, for creditors who are carrying out multiple jobs and providing one invoice. And the different jobs require different account codes (e.g. plumbing, tiling, electrical etc).

    We currently have to upload the invoice as many times as a different account codes are required, and split the invoice amount.

    Can there be an option to add a additional line items, with their own account code, so we don't have to split the invoice?

    This feature already exists for Tenancy Invoices, but not for Creditor Invoices.

  18. An option to include a method to track external expenses within Property Tree so that they are recorded on ownership statements and annual I&E Statements for tax purposes.

    I have a few owners that like all their property expenses to be recorded in once place so they don't have to worry about saving seperate reciepts to give to their accountant.

    E.G. recording a Bunnings reciept for a replacement shower head that was installed by the owner rather than a handyman/plumber.

  19. Every mid-month and end-month I encounter a very frustrating issue involving BPay batch payments. Most strata invoices and some other creditors have very long BPay reference numbers. DEFT Payment Systems, for example, have 16 digit reference numbers.

    The issue is this: When PT generates the BPay batch file for uploading, PT compresses the long reference numbers when generating the Excel spreadsheet which is then imported to our bank trust account. A long reference number gets converted to 85730570+16, for example. The bank trust account rejects these compressed reference numbers due to an invalid character (the '+' symbol).
