  1. Rather than having to go through a tenant's ledger with them, it would be handy for tenants to have the number of days and amount of arrears displayed on the tenancy ledger, also perfect for property managers processing tenancy applications with ledgers from other agents using Property Tree. No need to go through every transaction in the ledgers if these are displayed, makes life easier.

    Hi Supporters, thanks so much for all your responses! We are getting close to having this ready for our development team. I'm hoping for a little bit more feedback if you have any on the following -


    1. An option when you generate the ledger for "Showing Transactions Only" (so cutting out the other items such as when invoices are entered). However, this would show credits as well. Although credits are not transactions these affect amounts due by the tenant. This would keep all of the current tenancy ledger columns.


    2. Also an option to Show Rent Arrears Details (so a running total for arrears and the days in arrears). When this option is selected and generated we would replace other ledger columns to then display the additional rent arrears details. Inserting more columns into the current tenancy ledger has been a challenge with the amount of information currently there.…

  2. We would love the ability to choose the frequency of an owner statement dependent on our owner's requests. Eg. we have owners that only want 1 statement per month, but want a mid-month and end of month payment, so receive 2 statements, and other owners that are happy to receive 2 statements per month. This selection could be saved on the owner profile so when processing the owner payments, it would only need to be run once and Property Tree would know the owner preferences.

  3. We need to provide a final trust account summary of what a tenant owes when they vacate.
    The account summary must include tenant outstanding invoices, rent arrears, and credits so they are aware of what needs to be paid to finalise their vacate.

  4. We are increasingly finding landlords budgets are tights. A few have asked if we could withhold funds on a monthly basis that carry over and accumulate. For instance if a clients has an expense they want to save for or quarterly bills they can withhold a set amount, say $100 for instance every month that would be held aside & accumulate for future use.
    At present we can only put a hold on 1 set amount.

  5. Current statements do not include invoices, rather they are a separate document. Landlords have suggested to us that they would like to see their statements include invoices from creditors shown in the same pdf document as their month end statement.

  7. If the tenants put the invoice number on their rent payment (instead of tenancy ID), then PT receipts the money to the correct tenant automatically.

  8. It is important to have the ability to identify the operator who processed a creditor invoice so that if there are errors further training can occur. Presently it is really difficult to get this information, other than trawling through the 'information audit report', in which case you need to know the date it was entered and currently neither the ledger or the outstanding invoice report shows this information, only the due date.

  10. Attach bills paid to statements in the order that they appear on the statement when printing the owner statements. Clients have asked if they can be generated in the order that they appear on their statement so they can easily cross check the statement and attachments.

  11. Would love to see an option to prevent part payment of agency fees & instead hold funds until sufficient to pay the fee in full.
    Would stop owners questioning multiple payments toward letting fees etc.

  12. Please consider adding the option to select the property when paying selected creditors. It would make life easier as currently we need to go through all invoices entered although we only need to pay 3-4 (overdue) invoices for a specific creditor.

  13. Would like the ability to set the statement date rather than on the day the statement is created, so a full month statement can be created. Currently if month end falls on a weekend the report is dated for the day the statement is generated.

    As a example we would like to create an ownership statement for the 31st of the month so the statement period is from 1st - 31st of a month in line with accounting periods.

  15. It would be great if you could design a statement that carries on the tenant/s part payments to the following statement. Our clients get very confused when they may receive more than usual on month & then less the following month & don't understand why.

  16. Please can we add a account description column next to the account code column in "find transactions". It will make it easier to read exported Excel reports without having to do a vlookup function.

  17. Ownership statement template improvements

    1. Template fields to include respective "Property Manager" for signing off.

    2. Have one link to which consolidates both the ownership statements and creditor invoices – this “one click” consolidation into one document is an appreciated convenience for owners to have statements and supporting documents in one file.

  18. When the rent is receipted and the tenant has no email, then send the rent receipt to the company inbox so it can be printed and sent to the tenant - like how PT does this with Automated Communications.

  19. Batch payments have a reference number and no payee description. Is it possible to have the payee group listed, rather than having to drill down on the transaction to identify if it is a creditor, agency, bond or owner payment. If it could list the batch payment payee that would be helpful and time saving.

  20. With the new feature where a bond increase can be added with a rent increase, its it possible to have Property Tree calculate what the increase is rather than relying on users calculating this leaving room for mistakes. This could be a pre-determined setting based on bond being equal to 4 weeks rent or whatever is set up for each account.
