  1. Rather than having to go through a tenant's ledger with them, it would be handy for tenants to have the number of days and amount of arrears displayed on the tenancy ledger, also perfect for property managers processing tenancy applications with ledgers from other agents using Property Tree. No need to go through every transaction in the ledgers if these are displayed, makes life easier.

    Hi Supporters, thanks so much for all your responses! We are getting close to having this ready for our development team. I'm hoping for a little bit more feedback if you have any on the following -


    1. An option when you generate the ledger for "Showing Transactions Only" (so cutting out the other items such as when invoices are entered). However, this would show credits as well. Although credits are not transactions these affect amounts due by the tenant. This would keep all of the current tenancy ledger columns.


    2. Also an option to Show Rent Arrears Details (so a running total for arrears and the days in arrears). When this option is selected and generated we would replace other ledger columns to then display the additional rent arrears details. Inserting more columns into the current tenancy ledger has been a challenge with the amount of information currently there.…

  2. We have once again received a query from an Owner regarding the : STATEMENT HISTORY EXPENSES VS INCOME (6 MONTHS) PAYMENT HISTORY (6 MONTHS) Table and Graph.

    I would just like to reiterate my concerns with the wording/information on this report/table.

    I understand and have verified that the information is based on the Ownership Ledger dates.

    I believe, however, this is misleading for the Owner’s Statement, as this is not the information per “STATEMENT HISTORY”.

    My suggestion is to either change the Title or perferable change the information to correspond with the Ownership Statement dates.

  3. We would love the ability to choose the frequency of an owner statement dependent on our owner's requests. Eg. we have owners that only want 1 statement per month, but want a mid-month and end of month payment, so receive 2 statements, and other owners that are happy to receive 2 statements per month. This selection could be saved on the owner profile so when processing the owner payments, it would only need to be run once and Property Tree would know the owner preferences.

  4. We are increasingly finding landlords budgets are tights. A few have asked if we could withhold funds on a monthly basis that carry over and accumulate. For instance if a clients has an expense they want to save for or quarterly bills they can withhold a set amount, say $100 for instance every month that would be held aside & accumulate for future use.
    At present we can only put a hold on 1 set amount.

  5. Agencies should be able to provide credits against an ownership profile just like you can create credits against a tenancy profile. This allows for if agencies offer credits - such as a free month of management, we should be able to apply this as a credit instead of waiving fees.

  6. We need to provide a final trust account summary of what a tenant owes when they vacate.
    The account summary must include tenant outstanding invoices, rent arrears, and credits so they are aware of what needs to be paid to finalise their vacate.

  7. When using the tenant download, can funds be receipted automatically when the amount paid matches the arrears amount? At the moment, it rejects because it may not match the normal monthly rent as it's a part payment, and we have to receipt it manually

  8. Most recently there were options added to the Ownership type field to include Ownerships with a Pay amount which is fantastic. However since this change once I am looking at statements on page 2 for instance, if I remove an owner from Page 2 PT automatically takes me back to page 1, I then have to go back to page 2 and try and remember where I was at. Since the change the payments dont scroll continuously

  10. It is important to have the ability to identify the operator who processed a creditor invoice so that if there are errors further training can occur. Presently it is really difficult to get this information, other than trawling through the 'information audit report', in which case you need to know the date it was entered and currently neither the ledger or the outstanding invoice report shows this information, only the due date.

  11. Creditors
    If there is a company email address for work orders and a separate email address for accounts (as a contact) only the accounts email address should receive remittances/statements.

  12. Attach bills paid to statements in the order that they appear on the statement when printing the owner statements. Clients have asked if they can be generated in the order that they appear on their statement so they can easily cross check the statement and attachments.

  13. When selecting which owners to pay, it would be great to have a column which shows what the tenants actual rent amount is. The amount and pay cycle (EG $500 weekly or $1000 fortnightly etc).

  14. To be able to enter management fees as a flat fee. - IE. we have stakeholders that pay their management fees quarterly and annually.

    We currently enter this in as a (manual) fee and then have to label each stakeholder whereas if it was an option to have a non-percentage flat fee this would also allow us to capture this in our fees reporting each month/year.

    Currently it is very manual to capture this for reporting purposes.

  15. Current statements do not include invoices, rather they are a separate document. Landlords have suggested to us that they would like to see their statements include invoices from creditors shown in the same pdf document as their month end statement.

  16. There is currently not enough control when you update the rent schedule.
    Once you update it, you simply get a confusing message that it will change the effective paid date or paid to date.
    I was told this stuff up a lot of property manager as any update should have been an addition instead of editing the rent schedule.
    Therefore, if the rent schedule update won't affect the historical rent. This will stop stuffing up Property Manager

  17. If the tenants put the invoice number on their rent payment (instead of tenancy ID), then PT receipts the money to the correct tenant automatically.

  18. The matching of payment references to tenancies needs to be more intuitive. We need tenants to be able to put a descriptive word in their payment reference so that it is clear what the payment is intended for and there is no confusion where it should be allocated. Especially if the payment is for something other than rent, its important for them to be able to add a descriptive word in the payment reference such as "water" or "bond".
