Have an option to list properties in alphabetical order, or numerical order on owner statement rather than just the order of property ID, so easier to read, you could do this in REST, there was an option in property - REPORTING ORDER.

Tenant held funds if paying past settlement date on a change of Ownership.
Being able to put a potential proposed settlement date in the tenant vacate section for a change of ownership, so that tenancy funds receipted automatically go to held once they pay past the proposed settlement date to ensure that funds for the new Owner aren't paid to the old Owner. Like we are able to do with vacating tenants if they pay past the vacate date where it automatically clicks into held.

credit card debits
The primary method our tenants use to pay rent is via direct debit set up through property tree. At this stage, we are debiting funds directly from their bank accounts; however, we would like to explore the option of also allowing rent payments to be debited from tenants' credit cards.

Income and Expenditure Statements
Currently there is no way to view an Owners Income and Expenditure Statement if they received it via post, for those few owners who don't allow emails to be sent. It would be excellent if all I & E Statements were recorded against their profile somewhere, either under the Statements or Communications tab.

Do not auto fill due date for invoices
At the moment when the due date for invoices is automatically entered as the date you put it in. It would be helpful if this field was not automatically filled in and is a required field to be able to finish adding the invoice into Property Tree.

Include Line Items for Creditor Invoices so Instalments can be entered at once instead of leaving the same screen and entering multiple time
Currently, when you manually enter a creditor invoice you cannot break down the invoice. In order to split the invoice you have to tick the 'same supplier' box and repeat the process multiple times. It would be helpful to allow 'line items' so that you can enter instalments (such as 4x council rates) at once instead of having to input these 4 times without leaving the same screen.

Allow cash receipting to automatically round to the nearest $0.05
Example: Tenant owes $74.29 to vacate date and paid $74.30 cash. Can't put in the cash receipt to rent due for $74.30, no easy way to round it off in the receipt and have been told i need to do an invoice for $0.01 cent on the tenancy for rounding

Tenant rent credit to appear on commercial tenant ledgers
In the event a Commercial/retail tenant has a rent-free period, if a credit is applied to an existing rent invoice, this is not recorded or reflected in the tenant ledger effectively. If a new employee was to take over, the ledger is extremely difficult to see if there was ever a credit applied, it just shows a lot of cancelled invoices and replacement invoices. A reason for the rent credit is requested when entering but is not noted down on the ledger once entered. The reason is only recorded on residential ledgers not commercial.

withheld funds rent from date
When adding withheld funds to an owners account it would be helpful if there was a "rent from date" option that you could hold all rent from a certain date and the system automatically works out the charges to put on hold from that and what has been receipted.

Time based fee triggers
Please add time based fee triggers for property transactions. Eg we require admin fees to be entered under the property for some of our managements and only for the common property for unit blocks owned by one ownership. Would be great if we can have this set up to trigger on a certain day of each month prior to end of month being run so they will appear on these owner statements.

Pop up on rent increase if dated within 12 months of last increase
With the new legislation coming into effect, is it possible to have an alert when entering a new rent schedule that the last rent change was within the last 12 months? The user then has the option to continue with the new rent schedule or cancel. thanks

remove ticked checkbox to charge a fee when doing a tenant credit within the receipting page
Within tenancy receipting you can now create a credit. When you create a credit from this screen the tickbox charge a fee is automatically ticked.
This needs to not be ticked like it is when creating a tenancy credit through the tenancy funds option.
If it is not ticked it then WONT charge a management fee (which is what we want on a credit)1 vote -

When creating a receipt in tenant download, can the Property Manager also please be shown as if there's an issue then they can be easily referenced.

credit note descriptions for replacement invoices
It would be great if the reason and amounts of credits issued against invoices show on the ledger. E.g. when you write off a small balance owing on a water invoice, say $0.03. I put it in the reason for the credit, but the description doesn't show on the ledger, nor does the credit amount show separately.
