  2. View when you hover over arrears that it also tells you days in arrears.

  3. when change of ownership is carried out, property documents and maintenance jobs need to transfer with it, the owner may change but the property issues and documents remain with the property always.

  4. Have a Tenant/Owner's "Preferred" Name show in the Contacts View. At the moment you can only view a tenant's preferred name if you open up the Contact to amend it. It would make a huge difference when making phone calls to have the preferred name show on the main Ownership/Tenancy screen.

  6. Once a lease has expired and rolled into a periodic lease we don't want the tenant to appear on the expired leases. We want to mark the tenancy lease as periodic and keep the lease end date entered as a record that there was a fixed term lease previously.

  7. In the tenant profiles can a section to add Date Of Birth please be added. When doing many tasks such as leases, bonds, connections etc. this information is required and it is quite annoying to not have it be with the rest of the tenants details. Thank you.

  8. Ability to enter an increase to bonds like we do when entering a rent increase to the rent schedule, and this would need a due date.

    The due date could trigger an auto comms to send that the bond top up of X is due to be paid, and auto comms could be set to send X days ahead.

    This way, the original bond details remain (what was required at the time of commencement) and would track all bond top ups as rents are increased during the tenancy.

    Hi Supporters, we're pleased to advise that this idea has been picked up by the Product Team and is currently being outlined for our developers. We'd really love your input into how this could work if you'd like to give us any feedback on the following flow...


    1. When entering your rent increase, include a checkbox for "Bond Top Up Required". When selected, you can enter the amount the bond needs to be topped up by and choose the Bond Type that it relates to (ie, Residential Bond).


    2. Once saved, the Bond Top Up amount would appear in the Scheduled Rent Change list for transparency of what has been entered (the increased rent amount and bond top up amount on the same line).


    3. The Bond Top Up Amount would be added to the Bond Required for the chosen Bond Type. This then creates an outstanding bond amount.

  9. The property details section should have the option to include theatre/study so when looking at the property card for rent reviews/advertising, it is easy so see these additional features rather than just 4 beds, 2 baths, 2 cars.

  10. It would be extremely beneficial to have storage cage/units as a property detail in addition to the other attributes such as beds, baths and car spaces etc. This could be signified by an icon or even the word 'storage'

  11. It would be great to have the ability to record when a tenant has been removed from a tenancy without having to create a whole new tenant card or simply delete the outgoings tenants details.

    Deleting the tenants details and changing the profile name just erases the tenant and makes it hard to provide a reference for them in future.

    Creating a new tenancy card means having to download and re-upload all files from the old card to the new and prevents the display of their previous history when generating a ledger.

It would be good if we could have it set up that when you look at your rent review reports that it is set up like a timeline or checklist for each property so you know where you are at e.g. overdue, with landlord, instructions receive, notice issued, updated next rent review date, confirmation sent to landlord. I seen something with PropertyMe and Managed and I wish PropertyTree had something like this instead of reports in PDF and spreadsheets.

  13. To have the option to remove the one time code on login - it is very inconvenient for our reception computer when different staff require documents or information and cannot gain access. Or if the program did not time out after a certain period and require another login.

  14. We would like the tenant card profile to show the effective arrears, not the arrears without part payment applied. The PM's go into the tenant card and see the red arrears amount and tell tenants they are in arrears, when the actually are not, as this is not effective arrears showing

  15. Having the ability to enter and save more then one email address for a landlord like their personal email and work email as most landlords communicate using both nowadays so it would be great if we could save multiple emails to respective landlord profiles in their contact information that along with mobile and work numbers.

  17. We would like to be able to differentiate between two separate PT accounts, so when switching between accounts they look visibly different. This may be in the form of a different background colour (this was an option in REST).

  19. When adding a new creditor in PT it takes too long in Invoice automate to be able to pay the invoice as they do not appear till a while later can this be worked on please?

To be able to sign a new lease agreement with the tenant prior to the current one ending and schedule the lease dates to update once the new lease is in effect, similar to how a scheduled rent increase works. Instead of needing to remember the dates on a calendar and updating them manually. This would help keep the dates for lease renewals current. I usually have my tenants sign a renewed agreement 60 days prior to the end of the current agreement when they are given notice of a rent increase. I can schedule the effective rent increase date…
