Why is archiving properties/tenants/landlords such a nauseating process.
You can keep the checklist as an option, however there should be a quicker archive option.
Hope this doesn't fall on deaf ears.

Search field for the document section
Please add a search box to the "Documents" section under Ownership, Property, and Tenancy profiles.
It would really help in quickly locating specific files. The filter icon is not useful.1 vote -

Charge rent monthly based strictly on the number of days in each individual month e.g. January = 31 days, February = 28 days, etc...
To be able to calculate a mid-cycle increase directly rather than a workaround.

Routine inspection
Routine inspection integration with apple calendar and Microsoft calendar. (So when you setup a routine inspection date and time it automatically goes into your calendar). This is a must have. PT own Eagle software and Eagle software already does this so it would be easy for PT to do this.

Adding VCAT or Payment Plan to Vacate Tab
When viewing the arrears it would be beneficial to see not only the termination and vacating information but to see if a payment plan has been entered into or is pending a hearing with VCAT. By adding the categories in the vacate tab anyone can see at what stage the arrears are at and why.

Be able to "turn off" automatic communication (arrears) to individual commercial tenants
Be able to individually select commercial tenants who you do NOT want an AUTO COMMUNICATION - rent arrears letter to go to. Commercial tenants often have tailored payment plans, or waiting for something to trigger a full payment or "credits" that have not yet been created (examples only). It would be great if you could tick a box like we do for "Receive Invoices" or "Receive receipts" in the set up section.

Automated Rent Arrears Emails Based on Overdue Days
I believe Property Tree should introduce a feature that automatically sends rent arrears emails to renters once rent is overdue beyond a nominated number of days (X), and continues sending reminders until the payment is received. We have been advised that reminders currently require manual configuration by entering specific days for each email to be sent, which is quite impractical and inefficient.

Notices - Tenancy Profile
Notices on the tenancy profile to suspend arrears communications for rent and invoices.
It would be nice to have a Description: section to add comments as to why this has been activated. (much like the termination one below it, we have to enter a reason)It allows any user to understand why it has been turned off or suspended for a period of time.

Automated Routine SMS
The ability to set up a SMS and Email to be sent on the same day under automated communication for routine inspections,
We have it set up 21 days before an email is sent based on a confirmed status but we want to also send a SMS using the automation at 21 days before based on a confirmed status.
At the moment we cannot have 2 task be set on 21 days. This is silly.

add notes to invoice
I feel that it would be good to be able to have the option of adding a note to individual tenant invoices that have already been created. There may be updates from tenants that does not affect other invoices or other processess.

Tenant rent credit to appear on commercial tenant ledgers
In the event a Commercial/retail tenant has a rent-free period, if a credit is applied to an existing rent invoice, this is not recorded or reflected in the tenant ledger effectively. If a new employee was to take over, the ledger is extremely difficult to see if there was ever a credit applied, it just shows a lot of cancelled invoices and replacement invoices. A reason for the rent credit is requested when entering but is not noted down on the ledger once entered. The reason is only recorded on residential ledgers not commercial.

reopen emails in communications tab
Can you re-open an email that you have sent via the email icon on a profile to continue to thread? ie. you want to follow up on prior email sent as no response without starting a new chain.
I cannot see an option for this only an option to reopen if you specifically sent it from the communication platform via "compose" message and go via filtered complete items.
