BPay Facility to pay Settlement Agents from Sales Trust
Settlement Agents/Conveyancers are starting to use BPay facilities as it is a safer payment system and easier reconciliation for them. Currently PT is only set for cheque or EFT payments.

Anti Money Laundering
Australia is strengthening its Anti-Money Laundering and Counter-Terrorism Financing (AML/CTF) regime, with major reforms (Tranche 2) starting 1 July 2026. These laws, overseen by AUSTRAC, require businesses to identify, mitigate, and report risks of illicit funds. New industries, including lawyers, accountants, and real estate agents, must implement AML programs and report suspicious activity. I recommend Property Tree creating another TAB in sales for this purpose.

SMS communications should be able to come from the property manager's phone number. Alternatively, you should be able to divert the allocated phone number's phone calls to your office phone. Currently, if a client receives a SMS, when they call the number it is disconnected.

Communications Platform: Reply Preview Option
It would be beneficial to enable full email content preview when replying within the Communications Platform, to use the entire screen space eliminating the need to scroll through the message . SMS message preview shows the whole screen but not email.

VIEWING COMMUNICATION THREAD FROM THE TENANY TAB
Currently, there is no view of email communication from the Tenancy tab when the communication has been a "forward" email made from 'Communication'
Therefore, when viewing communications to the tenant from the tenancy tab, you can't see there has been follow up emails to the tenant made from communication.

On Quote & work order can you please have a tick box for tenant: so they can be cc in Maintenance without having to manually enter

saving files into Property Tree
Having to constantly save files onto the computer before being able to drag and drop into Property Tree and attaching PDF files to emails is time wasting.
Being able to freely drag from Outlook or my desk top would be much better than constantly having to save into Documents3 votes -
Allow workflows to be assigned to "current user" rather than an assigned user
At present the workflow has to be either assigned to a business role, or a specific user. It would be easier to have the option to assign this to the current user, so that when someone adds a workflow, any unassigned tasks default to that user.

Merge field for Original Lease Start date
Can we have a merge field for Original Lease Start date -this is needed for renewal documents and Rent increase notices and has to be manually entered at the moment.

Hold funds to be allocated to nomitated creditors
e.g. If a rent is $1000pw we should be able to hold $200 (or 20%) for Council, then $250 (or 25%) to Strata, $100 (or 10%) to Water etc. or the named creditor the balance or % to the owner at the end of the month so when it comes time for invoice processing there will always be funds

Routine Inspection
Completing an audit on last inspection - instead it being all last inspection date.
Ideally we would like to update this last inspection date for a routine or ingoing or outgoing etc. NOT what was completed last on the system.

Integrate FLKitover
A similar integration with FLKitover, like we have with REI forms, would be useful. Not just API key, but a button to create an instant form through Property tree. This would minimise us leaving PT.

Display Property Address in Task/Workflow Notifications
Currently, property address is only displayed when task is created under a property profile. I’d like to suggest including the property address in task notifications when tasks are created under owner or tenant cards too. This would make it much easier to quickly identify which property each task relates to.

Exclude Vacant “Not to Be Re‑Let” Properties From Reporting Without Archiving
Introduce an option to mark a property as “Inactive – Not to Be Re‑Let” (or similar), allowing it to be excluded from vacancy, management, and KPI reporting without requiring the property to be archived.
