  1. I believe we should be able to adjust/edit/delete the bond increase amount field when a user error has been made. For example - I prepared a new lease agreement and filled out the Rent Schedule. I included the amount for bond top up. I then found out the dates entered were incorrect. Why are we unable to edit or delete the bond increase? We can edit all other fields so why not allow for editing or deleting the bond increase amount?

  2. Inspection Frequency should be in property rather than tenant. When properties have different inspection frequencies, it should be loaded in the property, not the tenant as when tenants change, it is often missed if the property is meant to be inspected at a different schedule than the normal frequency.

When looking at the tenancy leasing page, especially when looking at upcoming lease expiries, it would be good to be able to add in a status to know where that is sitting all at a glance without having to figure out in the workflows. A status that says something like "with owner", "offer with tenant", "documents being signed" etc. It would then be easy to see where the lease renewal, rent review or lease expiries are sitting across the board at a quick glance.

  5. In Inspection Manager, it would be great to have the option to send routine inspection to ALL landlords and ALL tenants rather than just the main contacts. A drop down to add the others in would be good.

    Would also be good to be able to mail merge into the email some more options like the notes we put in the "General Comments", "work to be carried out" etc, sections.

    Additionally, it would also be great to toggle on, either in the main settings, or for each report, to send the report straight over to their documents on their tenancy…

  7. I have just tried to use your live chat. It is now an AI bot. They were not able to help me. Check the most recent chat. I have tried emailing before without a response or days have past. I am now on hold. It has been 40 minutes and I am still waiting.

  8. Owners have asked to have another party cc'd into emails, it would be nice to be able to set this up to happen automatically, at the moment you can only select 1 email

  9. Id like to be able to create an adhoc emails and select the time and date it is sent out.
    Example - If I am at my desk at 5am or 10pm trying to get a few things done, I would like to be able to have the email sent out to tenants or owners between 9am-6pm only.

  10. QLD - Rent is not to be paid to the owner until rent is due (Advised by Auditor). If a tenant wants to pay a few months in advance only way I can find is to put to held and allocate as required.
    If the pay owner page had a way to pay owner and agency up to a date range or pay all would be great.

  11. when clicking on the bell, the lists show every section of a workflow and it appears you have many more than you do. Can it just show the heading related to the property only and not every individual section.

  12. As per new law the renter documents and application form required to be deleted after 3 years of tenancy finished.
    There should be a option where we add renter documents in proeprty tree and once files archieved they should be automatically deleted

It would be a significant improvement if Property Tree allowed users to create or add a new strata company/contact directly from the Strata section within a property's details, rather than requiring users to leave the property, navigate to the Contractors module, create the contact there, and then return to the property.

    A workflow similar to the Sales module would be ideal, where users can create a new conveyancer directly from the relevant screen without interrupting the setup process.

  18. It would be extremely beneficial to have a setting within Maintenance Plus that allows agencies to control whether tenant contact details are automatically included on maintenance work orders sent to tradespeople.

    We have tenants who have explicitly instructed us that their personal contact details are not to be disclosed to third parties due to privacy and safety concerns. The current system, where tenant details are automatically populated on every maintenance task, creates a significant risk of agencies inadvertently breaching their obligations under privacy legislation or failing to comply with a tenant's expressed instructions.

  19. Would be great if owner statements and EOFY I&E could automatically be put in to the Documents tab so that Owners can see them. I've been told we need to load them in individually which is just not viable...
