  1. It would be great to have the option to invite portal users in bulk by a tag or by a PM.
    Currently we have to individually select each client specifically by searching through the entire database.

    In the portal invite section under managements, communications, where you can select multiple clients by clicking individual tick boxes next to each client, the order is not easy to find specific people, and there is no search ability. This option is really not ideal or time efficient.

    We need to be able to search within this section for clients linked to an associated Tag…

  2. When processing creditor payments, open to filter to only see your Agent Portfolio invoices and not the entire company.

    As PM's here at EARE, we process our own creditor payments and would be great to not have to unallocate everyone else to proceed.

  4. There really needs to be receipting rules specific for commercial tenancies. We use the tenant download feature, and the receipting rules appear to be more relevant to residential receipting and causing issues for commercial tenancies and making their ledgers very untidy. Even if it could be possible for commercial tenant's payments being receipted to held funds then after the download/receipting is completed then you could run the held for tenancy report and ensure commercial funds are allocated correctly ie to the oldest rent invoice first!

When creating a maintenance report to follow up repairs on going, you should be able to put the jobs in creditor order but the creditor is not even noted on the report its purely property and tenant and job number. If im following up with creditors I want to do it all at once with each creditor and I want one report for all jobs in progress I dont want to have to keep printing each individual creditor maint list. Rest used to have a maintenance report which showed every job in progress and in creditor order not property or…

  7. When we enter a rent adjustment, the system has updated to have the option to also add the bond adjustment, it would be great if there was a way to enter a date when the bond is due to be paid and only then have it set as payment required as we are unable to receipt funds for the bond until the rent adjustment date.

  8. A function enabling payment of all creditor invoices on an owner account in a single action, rather than requiring each invoice to be processed individually — particularly beneficial for owners with high volumes of invoices or making bulk payments to cover invoices.

  10. Being able to drop in photo's we can exactly what keys we are either holding as well what keys building managers are holding and what we have given out. This will be a great help.

  11. Owners are complaining they are not receiving a copy of their invoice for council rates instalments that we set up on a recurring basis . My suggestion is having the attachment included for each recurring invoice which would be beneficial, particularly when owners are requesting copies of invoices with their statements. This would save unnecessary emails having to send copies of these invoices separately and aggravation from owners.

  12. An elderly owner with multiple properties and multiple statements has requested the address for each statement be made more obvious (larger or highlighted or placed elsewhere in the statement) as they have vision problems and when doing their accounts they are struggling to find the address in each statement

  14. It would be great in BI to report on the unlabelled field that appears in the "Property Details" area on the "Details" tab of a property? If you edit this area, its the field to the right of "Property Type".

  15. To add a Compliance tab to creditor profiles to record insurances (e.g. Workers Compensation, Certificates of Currency) and trade licences.

    When adding or attaching documents, there should be an option to set an expiry date, with automatic reminders sent prior to expiry and linked directly to the document (not as a separate task).

    This would remove the need to track expiries manually or through other software, which can become messy and inconsistent. It would help keep all compliance information in one place and easier to manage.

  17. Having the option to not allow multiple properties to be attached the the one owner/s profile, keeping each property separate.

    When receipting rent or entering owner invoices to only be attached to the relevant property, keeping each income/expenses separate, with individual statements.

    My suggestion to improve Property Tree is by not allowing multiple properties to be attached to one owner profile.

  18. Would like to be able to re-order workflow templates around. We are working on templates and when some are published I would like to move to the bottom so that the ones I am still working on show up the top or vice versa as unpublished. Or be able to alphabetise.

  19. Settlement Agents/Conveyancers are starting to use BPay facilities as it is a safer payment system and easier reconciliation for them. Currently PT is only set for cheque or EFT payments.

  20. Australia is strengthening its Anti-Money Laundering and Counter-Terrorism Financing (AML/CTF) regime, with major reforms (Tranche 2) starting 1 July 2026. These laws, overseen by AUSTRAC, require businesses to identify, mitigate, and report risks of illicit funds. New industries, including lawyers, accountants, and real estate agents, must implement AML programs and report suspicious activity. I recommend Property Tree creating another TAB in sales for this purpose.
