statements in property order
We need the ability to choose the order that properties are listed on owner EOM statements. I have an owner that would like them listed in numerical order.

Expand email screen size
Requesting the ability to increase the size of the email template screen (similar to this option which is available in Notes by dragging down the triangle/dashes in the bottom right hand corner)
Driving me mad not being able to see the entirety of my email when composing.

find Creditor invoice
When using Find Creditor Invoice SEARCH, we currently have the option to screen by: Due Date From > To We would find it very helpful to have the option of screening by: Paid Date From > To
Currently we have a Creditor that is paid daily, and need to find the daily spend by Portfolio. This is quite manual.
Would love this option to be added.

Bond Section
We have a few tenancies where they hold no bond (mostly as owner requested not to/family friend etc)
We cannot edit the bond REF section to say 'No Bond Required' and or add a description unless the amount is greater than '0'.
We do not want to enter an amount as then it will have those funds as outstanding and we would like the reporting to be accurate.
Can there be a way to have a section for 'no bond' and or be able to write into what's available with the amount being kept as $0.

Maintenance Inbox
When someone is on leave/sick we can view that portfolios messages but cannot respond to clients as not in the users name assisting.
Can it be the same as communications platform where you can review other messages an respond as the user when needed.

Owners having the ability to self update compliance details through portal
An enhancement to the MRI Owners Portal that would greatly improve compliance and reduce manual follow-up for property managers. Enable owners to upload their landlord insurance documents and update policy details (including expiry dates) directly in the portal. The system could update compliance on the owner card and if applicable automatically send reminders to owners when their insurance is due for renewal.
Key Benefits:
Owners can self-service updates, reducing admin workload.
Automatic reminders (e.g. 60/30/7 days before expiry) help prevent lapses in coverage.
PMs can view status at a glance and export reports for compliance.

Pay Ownership - Last Statement Date Column Option
Would be great to have the Ownership last Statement date available when paying Owners.
This would enable us to ensure an Owner will get a Statement each month, regardless of whether funds are available (such as when invoices have consumed the funds for the month).

Most agencies use Agentbox, can propertytree please link to Agentbox and upload all current and new owners every 24hrs like mailchimp.

Star ratings for energy efficiencies - Documentation location
With the new laws coming in for energy efficient ratings for properties in 2026. We need to keep a list of appliances ie a/c, hws, solar etc for each property and their ratings. As this will be a requirement for marketing and advertising purposes. Where can this be kept, compliance tab? We need to be able to create reoccurring monthly invoices for residential rent for companies paying for staff.
We have multiple tenancies were companies are paying the rent for staff and require invoices - can this option be added to the residential side where rent and dates can be carried forward without the deletion of manual invoices.

Multiple property access for tenants in portal
If a tenant vacates from one property and moves into a new property also with property tree, They can not access the new tenancy until the previous one is archived which sometimes can take time when finalising. They should be able to view both properties.

I’d like to propose an automated workflow that triggers when an ownership invoice becomes overdue, with the ability to send a branded email reminder to the rental provider. Bulk Download Documents In Communication Platform
Feedback:
Currently, when a client uploads documents via email and sends them through our communications platform, we need to download each file individually. Each document opens in a new web page, and then we have to click “download” again to save it to the computer.
As part of our annual tenancy reassessments, clients are required to submit multiple documents, which makes this process quite time-consuming and inefficient.Suggestion:

holiday accomadation
In Jurien Bay we have 19 Holiday properties, simply I think it would be more efficient and less time consuming to type the name they have given their properties then the whole address.
As what is advertised on the website sometimes gives a different address or causes confusion for the guests, I think for both the office and holiday goers it would speed up process and make our workflow a lot easier.
