  1. We are increasingly finding landlords budgets are tights. A few have asked if we could withhold funds on a monthly basis that carry over and accumulate. For instance if a clients has an expense they want to save for or quarterly bills they can withhold a set amount, say $100 for instance every month that would be held aside & accumulate for future use.
    At present we can only put a hold on 1 set amount.

  2. It would be great if there was an option to record both the first and the last day for a commercial/retail tenant to exercise their option to renew their Lease. This would allow us to identify tenancies with upcoming option periods and enable us to proactively engage with tenants before the options lapse. I understand there currently is an a option date available under Lease, Rent &Outgoings Tab, however no one can really explain which date to enter (different answers - Lease expiry date, first date to exercise option and last date to exercise option).

  3. Presently the Caller ID on the contacts app displays the Contacts First Name and the Initial of the Surname. It would be more useful if the caller ID could display the Contacts Full Surname .

  4. Add a 'Business Role' filter to anywhere there is a filter for Portfolio.

    Including Find Pages, Reporting and all Dashboards

    This will assist immensely when reporting or searching for anything by Portfolio to define the results by a specific Business' Role.

    As an example, currently in Find Profile > You cannot find a simple list of properties that are UNASSIGNED for the Business Role 'Property Manager'.

  6. Issue 1 - (Compliance – Current) - This does not accurately reflect if a property is compliant or not.

    Non-Compliant properties that have current compliance dates (This marks Compliance as Current in PT), however the actual reports are Non-Compliant due to Electrical/Gas/Smoke Alarm issues to be rectified.

    • For the property to show as Non-Compliant in PT – I must add in the Notes section: NON-COMPLIANT to help identify the Non-Compliant properties.

    • Could a Non-Compliant Tick Box be added to the Compliance Register and the Property Section to assist with clearly identifying the Non-Compliant Properties or Category even when…

  8. Owners details (NAME) are not appearing on work orders via link.
    Tax invoices should be addressed to the owner care of the estate agents address.
    There is no mention of the owners detail at all on the work order link.
    We have it set up so they get the owners details in the original email. However when work orders are going through to the contractors accounts department they are not receiving the owners details. We would like a field included on the work order to include owners details so invoices are received correctly.

  10. When a duplicate invoice is detected it should include the date it was last put into the system and/or paid, as service charges and levies are commonly the same amount, in intervals throughout the year. This stops us having to check it isn't currently in the system for payment.

  11. When searching for a property rather than the property ID number appearing next to the address can this be changed to show the property key number? I rarely need the property ID but need key numbers multiple times a day, this change would save having to click into the property to get the key number. Thanks

  13. To be able to generate a report of all bonds held by both PT and held by the bond authority. We need this to be able to easily cross reference with the Bond Authority report for audit purposes. This needs to be in PDF (for auditors) & excel (for reconciling) with totals at the end of the report. At the moment, we export to excel and add totals but this is not always sufficient for auditors to check the PT report against the bond authority report.
    The monthly report that is in Rest is great and perhaps could be used…

  15. Have a section to search only open work orders and quotes.
    When currently putting in dates, it caps off at 2000 because it shows all completed jobs.
    Maintenance Request Summary does show all jobs, but not the creditor.

  17. Show tenants current rent amount on the receipt. It shows on the receipt screen when entering and after it's been entered, but that does not pull through to the printed/emailed receipt

  18. You can search bond by type, however the filter is not functional when auditing to identify any missing bonds from your whole portfolio. For example, I have 4 bond types. Bank Guarantee, Owner Held, Term Deposit & Retail Bond Board. The filter does not allow me to search from all bond types if any of the tenancies are missing a recorded bond. I need to go through every tenancy to identify any that have no bond entered.

  19. At the moment the portal communications are only accessible via the envelope tab. It would be very helpful to have the comms saved in several locations in Property Tree, i.e. under the tenant/ owner tab
