  1. We create & send invoices for bond top ups to tenants.

    There have been numerous times that when I upload my bank file to receipt rents, PT automatically allocates payment to a tenants bond top up invoice rather than prompt me to manually receipt & make the decision.

    I've just found out from PT that this is because the tenant has another outstanding invoice (IE for a utility); and if the tenant pays the exact total of those 2x invoices PT recognizes only those invoices, not the bond top up required.

    There have also been 2 instances where this occurred…

  2. Property listed for sale/settlement date.
    would be helpful in the vacate section of rent & Lease to have tab for sold, so can enter settlement date so rent is not paid past settlement.

  3. When completing the Bulk Portfolio Assignment from one Portfolio to another Portfolio, it would be great to be able to edit the list to remove any properties you do not wish to be assigned to the other portfolio. Also, if there was an option at this point to use tags to filter properties, and select between residential and commercial tenancies.

  4. Have the ability to enter more than one smoke alarm type. Some properties have two different smoke alarm eg Hardwired and Battery, at the moment we can only register one. This is relevant for both the Smoke Alarms and Compliance (only one can be entered to each)

  5. There is no option for tenancy invoice amount merge field to be added to the tenancy invoice email template. please get this added so the amount appears in the email and tenants don't need to click the link.

  8. Is this something you will be improving? it seems to be a system flaw and not practical at all that messages to your communications area cannot be posted/dropped into other areas of the system. For example a request for maintenance . I should be able to drag the message into the job request area. Or tenant queries etc into Notes for the tenant

  11. Right now, for ownerships who have multiple properties linked to their portal account, the order of properties is sorted by Property ID from lowest to highest. It would be great to have this order sorted by address line. For example, if you had an owner with 10 units in a block, by order of 1 to 10.

  12. When entering a tenant invoice, send this invoice individually without the statement of other outstanding invoices at the end. This allows for that invoice to be resent as required and makes it clear for the tenant.

    Then have the statement of outstanding invoices separate, so a statement can be sent at any time.

  14. Have separate Automated Communications for Tenancy Invoices and Commercial Rent & Budgeted Outgoings Invoices. Residential and Commercial often have different requirements/needs and hence users need to be able to customize those templates to those requirements

  16. It would be beneficial to be able to set up a recurring credit against rent or outgoings. This would better handle landlord incentives such as covid concessions and allow them to be recorded rather than just netted off against rent. The alternative now is to manually enter the credit monthly or net it off against the rent, losing the audit trail to some extent. The ability to categorise the credit type, similar to the way residential can, would also be beneficial.

  17. Can PT include documents marked as Owner Invoice when not being paid. For example we receive copies of water/council/strata when they are direct debited from the owner, but not included with the owner statements. Then when the owner is doing their tax the accountants want copies of the invoices. We then have to download and save them, then email them.

    The other option is to be able to select the invoices we want to send and be able to email them direct to the owner like we can do from File Smart

  18. Somewhere to put manuals for the property for easy access and able to add and delete manuals. So they don't get lost in document management
