  1. Be able to enter a permanent note on inspection reports ie Dangerous Dog @ Property. Also some form of automation for maintence so trades are aware. Especially helpful if staff do not usually attend the property. Even if it was a pinned note but instead of selecting the current options of PPty Note, Ppty receipt or Creditor/Tenancy it could be an inspection or maintenance pinned note.

  4. Improvement Suggestion: Streamline Routine Inspection Scheduling

    Is anyone actually using Property Tree for scheduling routine inspections? I am trying and finding the current system is clunky, clumsy, and lacks essential features.

    Key Pain Points:

    Missed Properties: No way to track if a property has been missed for scheduling

    Holiday Scheduling: No block-out periods for holidays, inspectors' leave, or public holidays.

    Route Planning: No effective route planner within the scheduler, making it difficult to schedule and navigate multiple properties.

    Current route planner only allows for 7 properties, which is insufficient for our needs (up to 15 inspections per day).

  5. Work orders should have "Status Updates" on work orders. Such as Quote Requested, Waiting on Approval, Work Order sent, Completed, Rejected, Hold, Owner Attending.

    This will make it easier when following up on work orders where the job is currently at.

  6. When sending a work order to a trade an automated email is generated to the renters advising them their request has been assigned and list the trade who will be in contact with them.

  7. Have a way to set routine inspections by PROPERTY not TENANT - it just links the current tenancy automatically. This way we can set up auto-reschedule for every 26 weeks and not have to edit the routine dates when a new tenant is locked in.

  8. When cancelling a routine inspection, Property Tree just cancels it. It does not regenerate it or put it back to the original date so you are aware it is overdue. This causes errors and properties being missed for a routine.

    Unless you go into every property individually to check last routine date, you cannot see it on a report. This is timely.

    Last routine date would be a life saver - even if it was in business insights?

  9. I'd love to be able to search maintenance jobs for key words like 'screen door' or 'pest control' so that I can see which trades we have sent for what jobs, and compare them.
    We often have owners say 'how much will that cost?' so it would be great to be able to search through jobs we've had done and see a list of all the jobs with those key words either in the title or the body of the work order.

  10. Please create a log with dates, times and recipients for maintenance jobs.

    At the moment the only info that is provided is the date the job was created. Nothing to show if/when it was sent and if you resend the job as a reminder and confirmation it was received. We also do not get notified if the email fails to send to the intended recipient.

  12. Allow for the automatic routine inspection scheduling to be without a set time, so it reallocates the next inspection for the same time frame as the last inspection when it is closed rather than looking at the default inspection configuration.

  13. Trades to receive automatic reminders following up outstanding work orders in the system. It would be great if this was setup and sent to the trade first thing in the morning on a weekly basis until work has been completed and job has been closed off.

  17. We would love to be able to schedule an ingoing condition inspection without a tenancy profile. We often have staff completing inspections before we have leased a property, particularly with our current turnover rates here in Vic. It would be advantageous to have a manual add from the property profile.

  20. Currently if you have a routine inspection fee in place but don't charge for ingoing or outgoing inspections you manually have to delete the fee it would be nice if you could match the fee to the individual inspection rather than it be applied to all routine, ingoings and outgoings.
