  1. I would love to see any changes to a tenancy rent schedule be stamped on the tenancy ledger (regardless of whether or not it effects the tenancy paid to date). It would also be great if all vacate dates also appeared.

  2. We create & send invoices for bond top ups to tenants.

    There have been numerous times that when I upload my bank file to receipt rents, PT automatically allocates payment to a tenants bond top up invoice rather than prompt me to manually receipt & make the decision.

    I've just found out from PT that this is because the tenant has another outstanding invoice (IE for a utility); and if the tenant pays the exact total of those 2x invoices PT recognizes only those invoices, not the bond top up required.

    There have also been 2 instances where this occurred…

  3. Have the ability to enter more than one smoke alarm type. Some properties have two different smoke alarm eg Hardwired and Battery, at the moment we can only register one. This is relevant for both the Smoke Alarms and Compliance (only one can be entered to each)

  4. There is no option for tenancy invoice amount merge field to be added to the tenancy invoice email template. please get this added so the amount appears in the email and tenants don't need to click the link.

  5. Option to have the property managers name in all reports, so that when they are exported or printed this is known. As it is only a filter, it's not apparent unless still on that screen in PropertyTree as to who the agent is

  7. We get our management agency agreements updated and resigned when we increases fees or make changes. It would be good if under the property section, then the DETAILS TAB and under PROPERTY MANAGEMENT INFORMATION there was

    2. Current authority start date
    3. Management gained date
    4. Gained Reason

  8. On Released and Cirus8 they provide the last quarter CPI figures and calculates your tenants new rental amount. This saves the PM significant time in searching for CPI figures and performing the calculations

  11. Have separate Automated Communications for Tenancy Invoices and Commercial Rent & Budgeted Outgoings Invoices. Residential and Commercial often have different requirements/needs and hence users need to be able to customize those templates to those requirements

  14. Can PT include documents marked as Owner Invoice when not being paid. For example we receive copies of water/council/strata when they are direct debited from the owner, but not included with the owner statements. Then when the owner is doing their tax the accountants want copies of the invoices. We then have to download and save them, then email them.

    The other option is to be able to select the invoices we want to send and be able to email them direct to the owner like we can do from File Smart

  16. Currently when selecting profiles for bulk tags, you require to enter the profile ID number in the setup step. If you leave the field blank in this step, this will show all profiles relevant to previous filtering in the complete bulk update step. There is no way to remove the profiles from the complete bulk update screen. It would be great if there was a red x next to a profile where you can opt to remove it from the list. This would make bulk tagging so much easier without having to export a report to work out what reference…

When completing the Bulk Portfolio Assignment from one Portfolio to another Portfolio, it would be great to be able to edit the list to remove any properties you do not wish to be assigned to the other portfolio. Also, if there was an option at this point to use tags to filter properties, and select between residential and commercial tenancies.

It would be wonderful if we could nominate a particular Month to withhold funds, for example, owner insurance is due on 30th April each year, along with Council Rates, my owner has requested to hold funds for February & March preceding to enable there to be enough money to cover. If we could enable this on request (sometimes 6 months in advance) it would be easier to remember

  20. Please have the outgoings reconciliation due date as a field for commercial tenants.

    That way I can easily track what outgoings reconciliations need to be done - like rent review dates.
