  1. Add two more sections to the owner payment information that lets more Users to add more context to the reference section of payments to Owners. Currently there are three section to the refereces, one has the company name (but cant be changed), one is the editable section, and one is blank. Please let us edit the first section and add more for the last.
    This is helpful for the owners who have multiple properties or the owners request other information alongside their payments.
    Would also be great if they could have Merge Fields that could pull information automatically from information…

  2. Currently when a quote request is sent, the quote comes back, you attach it to the request. If it is decided not to go ahead with that quote, you press the "complete Job" button on the quote request, but it does not complete it, it cancels it and automatically sends the cancellation to the contractor. Then I get phone calls from the contractors saying they have already been to the job and quoted. Its very frustrating. We just need to be able to complete it off from the maintenance list without cancelling or emailing the contractors.

  3. There should be a way to pay someone from owner funds as a quick disbursement without having to create them as a creditor, create an invoice and then pay 1 invoice only to have to archive them as a creditor?

If we had an Insurance Tab similar to the compliance tab we would be able to do a health check on our portfolios to ensure and encourage all rental providers have their landlord insurance policies in place. this would help identify rental providers with no insurance and mitigate risk to office and rental providers. From a business perspective this would ensure the health of our rent roll and provide value and service to our rental providers

It would be useful to be able to forward an email thread from your Outlook Inbox to the PT email address, and from there select a profile to archive it against - as a new user to Communications most of our correspondence is still coming via Outlook so to be able to keep record of these in the owner or tenant profile would be great. At present there is only the option to Select a Profile where it recognises the email address, but if you could select any profile this would greatly improve this function.

  7. We have a fair few homes that have a standard water meter reading and also a recycled water meter reading that is charged as water consumption. It would be great to have a space to put dual water readings in the water usage section.

  8. As you did for the renewal fee to automatically charge when lease renewal dates are changed (as an event) could the same principles be applied for Advertising Fees one a prospect tenant has been converted to a current tenant

  9. Trades to receive automatic reminders following up outstanding work orders in the system. It would be great if this was setup and sent to the trade first thing in the morning on a weekly basis until work has been completed and job has been closed off.

  10. Ability for the system to auto credit from our general account.
    E.g the 95 cents transaction fee that will be payable through NAB easy rent

    If you are acquiring a Rent Roll and offsetting this cost for new managements, doing this manually can become quite time consuming

  13. Once a lease has expired and rolled into a periodic lease we don't want the tenant to appear on the expired leases. We want to mark the tenancy lease as periodic and keep the lease end date entered as a record that there was a fixed term lease previously.

  16. Can the Create Receipt screen be improved so that the New Rent amount is reflected in the "Allocate Funds To" section (in addition to where it's currently showing at the top of the screen)?

    Suppose the Rent Increase has been added into the Rent Schedule already a few months back and the New Rent amount was $400/week effective from 16/03/2023. Now let's say for example the tenant's Paid to Date is 15/03/2023 with $0 Part Payment and their previous old rate of rent was $360/week.
    So when you go to the Create Receipt screen and enter the next rent payment…

  17. It would be great if an e-mailed remittance was generated & sent when refunding held funds rather than having to send a separate e-mail to advise the tenant or new Agent if we are transferring overpaid rent

  18. We need user ID added to documents added directly into Tenant/Property/Owner document management so we can Identify the staff who have added documents if follow up is required.

    User ID is currently added to the notes section, so this seems a simple process of including this field into the document management section.

  19. A log is required for critical date changes. This includes lease, management and rent review dates. Extremely important especially if there is a PM with a beef and is leaving who loses the care factor. It makes people more accountable.

  20. It would be highly beneficial for commercial tenancy ledgers to show a notation whenever credits are added to a tenancy via replacement invoice. At present, the only notation available is the replacement invoice and the reason does not show in the same way that it does on a residential ledger. Whilst the reason is visible within Property Tree on the receipting screen, this is not helpful when providing a ledger to a tenancy or reviewing a ledger in general.
