  1. Can the Create Receipt screen be improved so that the New Rent amount is reflected in the "Allocate Funds To" section (in addition to where it's currently showing at the top of the screen)?

    Suppose the Rent Increase has been added into the Rent Schedule already a few months back and the New Rent amount was $400/week effective from 16/03/2023. Now let's say for example the tenant's Paid to Date is 15/03/2023 with $0 Part Payment and their previous old rate of rent was $360/week.
    So when you go to the Create Receipt screen and enter the next rent payment…

  2. It would be great if an e-mailed remittance was generated & sent when refunding held funds rather than having to send a separate e-mail to advise the tenant or new Agent if we are transferring overpaid rent

  3. We need user ID added to documents added directly into Tenant/Property/Owner document management so we can Identify the staff who have added documents if follow up is required.

    User ID is currently added to the notes section, so this seems a simple process of including this field into the document management section.

  4. A log is required for critical date changes. This includes lease, management and rent review dates. Extremely important especially if there is a PM with a beef and is leaving who loses the care factor. It makes people more accountable.

  5. It would be highly beneficial for commercial tenancy ledgers to show a notation whenever credits are added to a tenancy via replacement invoice. At present, the only notation available is the replacement invoice and the reason does not show in the same way that it does on a residential ledger. Whilst the reason is visible within Property Tree on the receipting screen, this is not helpful when providing a ledger to a tenancy or reviewing a ledger in general.

  6. The ability to specify the creditor/creditors for which the owner's held funds is for. So that when an amount is specifically held for a specific invoice, it doesn't allow that money to be used to pay other invoices that may be receive earlier than that specific invoice.

  8. Not sure why this has changed from date order to $ amount order. I believe it is because they wanted the Report (printed - not CSV) to match the order of the Transaction Credit Receipts in Tenant Download. I can't see how that would benefit anyone? Surely no-one wants to change/check the date for each transaction, one at a time? Easiest to keep the date for each day's transactions, complete that day/date, then move to the next day.

  11. It would be helpful if the creditor details, name and TELEPHONE number are included on the workorder so when you cc the tenants they have the ability to follow up the creditor and ensure the job is booked in. Only currently able to add name of creditor

Currently have the issue of assigning key numbers just to find a key on the hook with the same number (obviously not correctly handed off when management was lost/sold OR someone has accidently removed it on PT). Would love to have a key number history/report to see what other properties had the same key number and when it was removed.

  13. Can we please have a field to add the property managers/user email to a quote request? Without it, a creditor only has the propertytree@propertytree email address and doesn't know who to send the quote to within the agency.

  14. On the Inspection Summary report, add additional column options to show active Maintenance/Quote Requests.

    This would be useful for the Inspection Manager to know at time of inspection.

  15. Why doesn't the compliance expiry date update or advance like the compliance next service date when you close and create new?

  16. Currently there is no way of downloading a PD file/ list with open maintenance requests by creditor. At the moment you can only copy/paste into your own word file or "print screen". Would be fantastic to have this option- would make it easier with open jobs to follow up on.

  17. Remove date when rent received. This is unnecessary, as owner only need rent paid from and to dates.

    Some owners may react to tenant arrears if only be a few days from the actual due day,

  18. A way to enter payments onto a landlord statement / I&E Report that were made by them, direct eg. an owner has made payment for a replacement oven using a CC but I'd like to note that on file, for them

  19. When creditor statements are sent out, the user who processed the payment is listed in the signature on the body of the email. Currently, there is no way to change the name, or remove it. It would be great to be able to edit this.
