Income an Expense Report Specifics
It would be helpful if on expense reports it displayed all the transactions/invoices under each account for example
Repairs and Maintenance: $500
Invoice 281: Fixing Washing Machine - $300
Invoice 385: Tile Repairs - $200
This would help as it shows exactly what items are involved in a specific expense.
Also adding a search feature where you can search for an invoice by account rather then just creditor name/invoice number/property.5 votes -

Please allow agencies to edit information on invoices after they have been processed such as the description and the account as this would be helpful if changes need to e made in the future for accounting processes.

Tribunal report - statement for all the water rates charged throughout the tenancy
Tribunal Report should have the statement for all the water rates charged throughout the tenancy so it becomes easy for us to check for what tenants are charged so far.

Add a date of birth section in the tenants profile
In the tenant profiles can a section to add Date Of Birth please be added. When doing many tasks such as leases, bonds, connections etc. this information is required and it is quite annoying to not have it be with the rest of the tenants details. Thank you.

Be able to automatically charge management fee on property receipts
It will be great if we can add fee for property receipt by percentage.
We receive a lot of rental contributions from the property developer, these contributions are rent, and we need to charge fee the same way as receiving rent from tenant.

Compliance categories - Bulk update
Love the compliance register
Love that you can now search properties with no compliance
Hate that when you created the compliance register you migrated the existing smoke alarm compliance over calling it migrated smoke alarm and now we have two categories for the same thing and as a result no clear way of searching for properties with no smoke alarm compliance. Can you create a bulk update for compliance categories so we can transfer them one way or the other rather than having to individually update each property?8 votes -
Ability to have multi-line charges for Residential Tenancies (not invoiced)
In Rest we had the ability to set up 3 different rental columns for Residential Tenancies that could be set to weekly/fortnightly/monthly which was great for the likes of Rent + Carpark or Boarding Houses with regular charges. This way handled these types of tenancies better than recurring invoices

Improve Sale Statement Tax Invoice
Sale Statement Tax Invoice - very simply please add in a total owed figure.
The current statement shows money in and expenses incurred but not the final figure owed by the Seller. Or also in the instance the Agency needs to return unused funds. Also why can't we include our trust account details on the statement ?6 votes -
Date Driven Fees
Can you please add DATE Driven Fees to Property Tree, so a specific date/frequency can be selected instead of an Event.
• Mainly for Owner and Property Fees (mostly Flat Fees)
• Examples: Admin/Statement (monthly), Lease Renewal (charging on a specific date when then new lease kicks in, not when the lease date gets updated, which is often weeks/months prior the new lease)
• Difference it will make: more flexibility (less manual bulk charges, not all events are suitable in PT, can create Mid-Month statement without fee, charge monthly fee in current not next month/period)13 votes -
Add Appliance Tab/Section Under Property File
Would like to be able to keep file of the type and brand of appliances, heating, cooling under the property profile e.g. in cases of hydronic heating, electrical HWS, refrigerated cooling. Would make it quick and easy to send out the correct trades/companies without needing to sift through previous maintenance or property photos (and where people will automatically look for this information).

Default Tenancy Expense Account Group & Code
Can you please add a default Tenancy Expense Account Group & Code to the Configuration > Accounts (like other Account Groups/Codes are setup), so Users don’t have to create it, however can customize if necessary.
Unless the Tenancy Expense Account is used or displayed on any reports, the name for the Account Group & Code can be very generic.11 votes -

At the moment the portal communications are only accessible via the envelope tab. It would be very helpful to have the comms saved in several locations in Property Tree, i.e. under the tenant/ owner tab

Invoice Genius - Provide the ability to complete multiple jobs with a single invoice.
When submitting an invoice for payment, it is common for multiple maintenance jobs to be assigned to the same creditor. At present, however, we are only able to indicate one job as being complete. It would be highly advantageous if we could have the capability to mark multiple jobs as completed with the one invoice.

internal communication
Have an area in communications for staff to communicate important information regarding the property/tenant so everyone can see what is happening, eg "advised plumber that the owner authorised replacement of hwu". Everyone can see that it has been actioned.

Have bank accounts against property(s), not ownership
The program would be better if the funds for each property could go to separate banks not tied to the ownership because lots of owners have multiple properties with different mortgages. NOT just a percentage of the total or a flat fee

Be able to add a second purchaser to a sale (without having to rescind a buyer).
Please enable a feature to be able to add a second buyer to a property. We often have multiple buyers on a property and a contract not rescinded until the other exchanges, so it would be good to have all deposits held under one property instead of having to recreate the property as a separate entry.
