email banners for ad hoc emails
since change of system this week, the auto attachment of company banner is removed from emails sent from actions., you now have to remember to attach your banner to emails so your signature appears on emails sent to clients, this has only just been removed with update and needs to be reinstated urgently or we are sending emails and having to remember to attach banner.

We really need to be able to put journal entries through for accounts that may have been miscoded or correct a gst error on an invoice paid.

Property tree needs to be able to allow the input of budgets so we can keep track if we are on budget or not at a glance
Currently we cannot input budgets into property tree, we can only print out income an expense reports which means we have to manually do a spreadsheet to follow budget actual v projected.

Activity Log on Property / User Report
Would be handy to have an activity log not only just for user activity to monitor work efficiency, but also on a property page to see all maintenance / inspections / communication at a quick glance rather than digging through different tabs.

Change of ownership - Transfer documents and maintenance
when change of ownership is carried out, property documents and maintenance jobs need to transfer with it, the owner may change but the property issues and documents remain with the property always.

Have owners name/invoice details in the work order (not just the email)
Owners details (NAME) are not appearing on work orders via link.
Tax invoices should be addressed to the owner care of the estate agents address.
There is no mention of the owners detail at all on the work order link.
We have it set up so they get the owners details in the original email. However when work orders are going through to the contractors accounts department they are not receiving the owners details. We would like a field included on the work order to include owners details so invoices are received correctly.22 votes -
Property Tree Authentication Rules should be up to Agency
Level of authentication when updating different things in PT, should be configured by agency rather than a one rule for all accounts.
Currently PM's have to authenticate when adding a new Owner to PT, some agencies do not want this & would like to have option to switch it on, or off28 votes -

to have a search engine where you can search for expired compliance for properties on their own in case any have been missed when entering, and those that have no details for compliance at all.

Save EOFY statements against Owner profile for owners that receive by post
Owners that receive correspondence by post don't have their EOFY statements saved against the owner profile anywhere for easy reproduction/ viewing. It would be great if they auto save in communications or documents when being created at end of year.

Ability to filter owner automatic communications for routine inspections
At the moment we can only turn on or off automatic communications to all owners. There is no option to have it only for select owners.
We only have a handful of owners wanting to be invited to routine inspections and having the ability to turn on the automatic communications just for those owners would be ideal and save a long and tedious manual process of filtering the database to find those owners then send them an email.

Remove Authentication required for adding ownership & creditor profiles
The SSO update is intended to improve security and ease access; but, every time we add ownership or a creditor, we must input an OTP. Assume we add 10 ownerships/creditors per day, means we must also generate 10 OTPs.
Code takes too long to arrive at times and is quite time consuming. Instead of always entering OTP, I believe we should have the choice to verify once and trust a device without constantly inputting OTP.

Export CSV for Reconciled Items, Unreconciled Items & Adjustments
Having the ability to export CSV for 'Reconciled Items', 'Unreconciled Items' & 'Adjustments', from the Bank Reconciliation screen and also from the Trust & Reports screen, would make any troubleshooting for Bank Rec Variances a lot easier.

New Column on Tenancy Ledger to show Number of Days and Amount of Arrears
Rather than having to go through a tenant's ledger with them, it would be handy for tenants to have the number of days and amount of arrears displayed on the tenancy ledger, also perfect for property managers processing tenancy applications with ledgers from other agents using Property Tree. No need to go through every transaction in the ledgers if these are displayed, makes life easier.

tenant card show effective arrears
We would like the tenant card profile to show the effective arrears, not the arrears without part payment applied. The PM's go into the tenant card and see the red arrears amount and tell tenants they are in arrears, when the actually are not, as this is not effective arrears showing

Include a pop up when entering in a vacate date of whether the agent would like to remove an upcoming routine inspection or not.

Property Tree Portal inbox when Property Manager is on leave
When a tenant puts in maintenance or correspondence through the portal, the notifications pops up in the Property managers inbox at the top right. If that person is away and no one is login into their profile then no one lese knows about it.
It would be great if we can put an out of office or something in so the notification goes to someone so important maintenance doesn't get missed.5 votes -
All Close Period Reports ticked by Default
Have all report boxes ticked by default on the Close Period screen.
This should apply to all New and also all Existing Property Tree accounts, regardless of what selection was made in the previous accounting month.
This will not only save time having to manually tick each box for new Users or if someone deselected any by mistake, however, it’s also better for all agencies to have all reports generated and not needing them, instead of the other way around.7 votes
