  1. Include archived tenant vacancies in vacancy report to see historic data when required.

    IE. You want to know how many vacancies had in a block of 100 apartments within a 3 month period. - Currently cannot see this as report only shows active tenancies with a vacate date.

  2. Would be wonderful if we could produce a Statistics Report selected by Tag.

    This would allow us more flexibility in Reporting monthly data.

  3. Do we have a time frame yet when Property Tree is going to be more user friendly with holiday management? ie ability to only enter tenants as prospects?

  4. Remove the future bookings from the owner statements and only list the bookings that are being paid. Some properties have a large number of future bookings and it's very distracting for the owner when looking at their statement. They are only interested in what they have been paid and what expenses they have incurred

  5. It would be extremely beneficial when exporting the data from the Rent Review section in BI to have the Portfolio Manager as a separate column in this report.

  7. Have a section to search only open work orders and quotes.
    When currently putting in dates, it caps off at 2000 because it shows all completed jobs.
    Maintenance Request Summary does show all jobs, but not the creditor.

  8. It would be good to have a separate option to switch off the creation of an Income & Expenditure report for an ownership, if possible. Currently, the only option is to switch off Statements and Income & Expenditure Reports

  10. Creditor current banking details to show when loading invoices.
    It is too easy for a creditor to change bank accounts and not advise in writing separately.

    Just changing their details on an invoice seems to be the new norm.

    We need to see the banking bsb and account details to check when loading invoices.
    Or the sale of a business and we are not advised.

  11. To reduce any Bank Rec issues because it hasn’t been done for a while, it might be good to get pop-up reminders, alerting Agents to take action.
    For PT users who are not required to do Bank Recs at all, it would be good to have a turn on/off option for such reminders (controlled by MRI on the Admin Portal, not accessible for users). Maybe get users to sign/agree on that.

  12. Can PT include documents marked as Owner Invoice when not being paid. For example we receive copies of water/council/strata when they are direct debited from the owner, but not included with the owner statements. Then when the owner is doing their tax the accountants want copies of the invoices. We then have to download and save them, then email them.

    The other option is to be able to select the invoices we want to send and be able to email them direct to the owner like we can do from File Smart

  13. Cancelled Creditor Invoices and Tenancy Invoices display a status of 'cancelled xx/xx/22' and the 'info' symbol displays cancelled reason.

    It would be helpful to also display the User who cancelled the invoice as this is not displayed at all

    Eg: when clicking on the 'info' symbol it displays 'reason' + 'User initials or short name'

  14. When you enter "Next Rent Review" date, you automatically get an alert reminder when that day has been reached, because currently you have to manually enter an alert under notes or pull a rent review report, an automatic reminder would be more simple and user friendly.

  15. After a work order has been sent, the only options currently are "Re-send work order" and "download work order". It would be very helpful if there is an option for "send a request for job progress". This way we can conveniently follow up with the creditor.

  18. It does not seem that you can add an invoice when creating a credit to a tenant. The owner just sees the credit applied on the statement but no invoice can be attached. Would be nice for an owner to have a document to support the tenant credit.

  19. Will Property Tree have the option of doing all inspections through Property Tree so we dont need to have another program for Ingoing, Outgoing and Routine inspections.

  20. PT is very hard to read when you put a email / note in the notes section and it makes it go into a paragraph. Not easy it this is needed to be printed for some reason. Would be good for it to save as it is put in there.
