  4. have tenants pay creditor invoices still through the ownership so it shows on landlord statements, and so we can still charge GST. BUT have it linked so these are not paid out to creditor until the tenant has paid invoice.

  5. Currently when an ownership profile and bank details are set up, Property Tree does not allow for unusual percentage distributions to owners when there are multiple owners.

    For example, if there are 3 owners with equal ownership of the property and each has different bank account details.

    Currently Property Tree accommodates 2 decimal places.
    - Owner 1 - 33.33%
    - Owner 2 - 33.33%
    - Owner 3 - 33.34%
    Total 100%

    The problem with this is that certain Trust set ups do not allow for this inaccurate percentage distribution.

  6. In the tenant section the "Total Arrears" should only show the rent arrears & not invoices too, I suggest creating a section below that showing the total invoices owing.

  7. You can only send an automated reminder for invoices once it's in arrears, suggest having a days' before option so 7 days before it's due, tenant gets an email reminder.

  8. The property details section should have the option to include theatre/study so when looking at the property card for rent reviews/advertising, it is easy so see these additional features rather than just 4 beds, 2 baths, 2 cars.

  9. Be able to create creditor invoices in Property Tree that are able to be printed as separate documents.
    Rates instalments will differ from an invoice for the rates for council when instalment options are being taken.

  10. "Original Lease Start Date" NEEDS to be a mail merge field. There is no way to indicate how long the tenants have stayed at the property in the merge fields.

  12. With the new Scheduled Rent Change automated notifications it would be great if we are able to turn these notifications off for certain tenants.
    As we have a large amount of tenants utilising Centrepay the $$ amount listed under their rent schedule in their tenancy profile differs to what is described on their lease. We need to account for the $0.99 charged by Centrelink and should the tenants get the automated communications /reminders for their upcoming rent schedule change this could cause a great deal of confusion for the tenants.   13. It would be helpful if 3 months before a tenant's insurance policy is due to expire and email and sms could go out automatically to the tenant for the reminder.

  14. Please add additional trigger options for inspection fees!

    Currently we either have to manually charge fees for each entry and exit inspection, or have the fee trigger set as 'inspection closed', which means every time we do a routine inspection and close it off it triggers 3 fees, the routine inspection fee, an entry inspection fee and a final inspection fee, which we then have to manually delete the two we don't need.... so either way, we're manually processing things!

    Please consider adding extra triggers for the entry and final reports so that all fees can automate appropriately?

  20. Currently you can search for tenancies in arrears and days.
    For states outside Victoria who invoice tenants regularly (water etc.), we require a report function to advise arrears by days - that is not via Business Insights.
