  1. when we do the tenant Download, the system generates receipt and email to the tenant, the file name start with ""Receipt6462"" would be possible change the digits to the front of the file name like ""6465Receipt""

  2. An issue with entering Marketing & Sundries fees is there is no capability of entering further information pertaining to the individual charge .... ie, date expense incurred. This would be useful if you for example have multiple newpaper adverts over a period of so many months. The Sellers want to know exactly when these charges occured, not when the charge was disbursed in Property Tree.

  4. It would be great to have a check box under the inspections summary that indicates that a Tenant has/has not consented to photos being taken at routine inspections (and even better if it integrated with inspection manager)

  5. Please add the creditors business name on the quote request email. Sometimes we CC'ed ourselves on the quote to outlook email. Its impossible to search or find the particular quote sent especially if we sent a few quotes for the same property, unless we check PT.

  6. How hard would it be to add more merge fields into the automated emails?

    I have asked this before but we would like an option to merge the BPay reference number into the tenancy invoice cover email; and

    Our lease expiry emails outline the lease dates and the rent but there is no option for what payment period the rent is - it could be monthly, weekly or fortnightly. We have had clients complain about this and the only fix is leaving the rent completely out of the comms

  7. It would be great if there was an integration with tenancy services (MBIE) for when the new online bond lodgements become available at the end of November 2024 so we can bulk load bond lodgements

  9. We work across two states, so would love that REI ACT & REI NSW both integrate into the system together. It would also be good if it pulled up more data from Property Tree into the documents, then what it currently does (for instance when doing a new lease it only pulls up one owners name not both or the owners contact name, not necessarily the name of ownership)

    It would be great to have an integration where we enter termination details and then can pull the form pre populated as best as possible as well - just in general…

  11. The tasks is great, I love it but it could be so much better!

    I have seen a few suggestions and they are great but the below with some of those combined would make it perfect.

    • Having a tile on the dashboard for tasks
    • Be able to create general tasks that are not linked to a property for say but to a person/user
    • Automated tasks related to lease renewals, inspections, maintenance, new tenants, vacating tenants, new property etc
    • Maybe a task that can be created to attach with emails to follow up on
    • With the automated tasks, would be great…

  12. On Released and Cirus8 they provide the last quarter CPI figures and calculates your tenants new rental amount. This saves the PM significant time in searching for CPI figures and performing the calculations

Under Tenant/Lease & Rent Tab/Bond & Deposits section, we would appreciate being able to change the REQUIRED amount to be the same as the HELD BY AUTHORITY amount where there has been a rent decrease and partial bond refund back to the tenant paid by the Rental Bond Authority. At the moment all we can do is add the amount of the DIRECT REFUND and make notes in the DESCRIPTION but are unable to change the REQUIRED amount. In QLD where legislation now requires us to refund a partial bond amount if the bond held is more than 4 x…

  16. The Find Creditor Invoice page has links for #, CREDITOR and PROPERTY. Adding a CREATE INVOICE link will make creating an invoice with the same creditor and property quicker and easier. Please consider.

  17. Rent Calculator is useless, it does not allow to calculate the rent or tells what is the paid to date. Eg. Please refer to PropertyMe Rent Calculator, it does have much more features on the rent calculator than PropertyTree.

  19. The ability to restrict users from being able to edit ownership details without prohibiting them from being able to upload documents against owner profiles. The two security measures are currently linked under the one option in the security configuration.

    In addition being able to restrict access from users being able to delete documents without prohibiting them from being able to upload documents.

    Overall an overhaul of the security provisions is required to be able to allow better supervision over changes in Property Tree.

  20. If there is an option to put all bills processed into a 'pending approval' area then anyone ie assistant/receiptionist/accountant etc can enter the bills and the PM can just glance over them to check accuracy and that the work has been okayed by the owner and click approve. It would also mean that invoiced get a second look before being paid which would avoid a lot of mistakes and double ups.
