  1. As a relative newbie to Property Tree, I discovered too late that income and expense codes are included in the drop down menu when invoicing tenants. This in turn has meant I already have errors in this financial year that the system will not allow me to correct. It would be at the very least preferable if the system would show the account number along with the description when invoicing - then at least you could ensure you are not making errors with selecting the correct account code.

  2. Change of ownerships should override invoices due and hold funds for old ownerships. And should be for property manager to instruct to settle invoices to complete for change over to ensure funds that are owed to new ownerships aren't paid to invoices.
    Its almost impossible to keep track of when you have a number settling and bills like water, rates and strata levies are ongoing.

The file document system in Property tree does not provide enough protection in regards to specific access to certain documents such as Tenancy applications and Management agreements with attached ID that are stored in the document system. Legislation requires our office to collect ID such us drivers' licence, passports etc these are then stored in Documents for everyone who has access to view PT currently there is no way to restrict access to these documents types by user. I believe this should be addressed as a matter of urgency the fines for not protecting this kind of information are huge.

  6. Client has requested that work orders be updated to include a issue date so that creditors have a clear record of what date they were given the job. And also, if this comes up at tribunal they will need to show when it was issued.

  7. We need a way to track Invoices through Invoice Genius. Once an invoice is sent there is no way to prompt a PM to approve or to flag that the invoice has already been entered into invoice genius. There is no record of notes for the activity pertaining to an invoice. Invoices need to be time stamped with status updates - Entered > approved > Processed > paid.

Rather than entering a tenant as a creditor to refund/reimburse/compensate them, it would be good to have an area in their existing profile to just enter EFT details and then an "action" under the 3 dots on their profile to disburse them funds from the owner. The current process does not reflect on the tenants ledger that the reimbursement took place at all, and by adding new creditors, we then have to go in and archive them all...

  9. Integrate with outlook so that emails sent from Property Tree can be responded to through Outlook AND autosave function where all communications to and from tenants and landlords email address through Outlook autosave to Property Tree communication or documents

  11. It would be beneficial to be able to set up a recurring credit against rent or outgoings. This would better handle landlord incentives such as covid concessions and allow them to be recorded rather than just netted off against rent. The alternative now is to manually enter the credit monthly or net it off against the rent, losing the audit trail to some extent. The ability to categorise the credit type, similar to the way residential can, would also be beneficial.

  12. Routine inspections should not be able to be closed in PT without first attaching the report.
    There should be a warning pop up telling you that you cannot close inspection until report is attached.
    This will help when staff leave that you know the reports are there and inspections have not just been closed without doing the inspections.
    Would also help in disputes/tribunals as evidence

    Note: Currently you can filter to just see "routine" inspections (excluding ingoings and outgoings), and the "in progress" Status, however this will exclude closed inspections from the report alongside cancelled.

  17. Ability to have water meter readings automatically updated on the property profile when processing water usage tenancy invoices through Invoice Genius.

    Invoice Genius can process water usage from eBills with the tenancy invoice description reflecting the meter readings. However, this does not currently feed through and update on the water usage section of the property profile. This should be automated where the meter readings are updated on the property profile once the water usage is invoiced.

  18. Keys - It would be great to be able to enter a note in the key field that shows up on the property screen when there is no key number allocated, eg, if the agency does not hold a key for whatever reason.

  20. Sometimes rent is receipted twice due admin error and tenants think they are well ahead therefore it is important for tenants to be notified of their new paid to date.
