  1. We've noticed that when held tenancy funds are applied to rent (e.g. after a bond claim), receipts are not sent to tenants, as they would be if it were a direct rent receipt.

    It would be great if this could change so that it's more transparent about how the funds are being used.

  2. Currently you can search for tenancies in arrears and days.
    For states outside Victoria who invoice tenants regularly (water etc.), we require a report function to advise arrears by days - that is not via Business Insights.

  3. Information trail on who updates inspection times and reminders.
    Example - agent moves all to an incorrect date and communications go out - we have no trail on who did this - unless user voluntarily admits to action.

  4. It's possible to bulk edit inspections for each individual status, but not for the ones that have 'No Current Inspection' set.

    Having the bulk edit also for that status, would allow better efficiency in getting the inspections up to date.

  6. We would like to be able to set up sms templates, for example when requesting funds for outstanding accounts from owners we will not email our bank details and will send details via text, having a template option will assist in getting information out quickly and efficiently.

  7. Ability to customise User Access to a specific Trust Account within the same PT database.
    For example, there is more than 1 trust account configured (e.g. multiple Rental Trusts, or separate Rental and Sales), however, users should only have access to the data of one/some Trusts within PT, but not all.

  9. Hi, Following a recent rent roll sale we discovered that the compliance register information stored under the Property does not migrate. Part of due diligence when a seller sells a rent roll is to ensure all this information is up to date. ie Certificate of Titles, Landlord Insurance, Electrical Safety Certificate & Pest Inspections. This information not migrating is quite inconvenient and is something that should be prioritized for future rent roll sales. It was also noted that owner tags, ie mid month/end of month also didn't carry across.

  11. Capture more information in the information audit, such as changing dates (leases, vacating), bond details, charging fees, editing bank account details. Would be good to be able to have this accessible by profile too

  12. Ability to create your own customised reports using data already recorded and export the data into Excel. This is extremely helpful when providing Landlords tenancy schedules or others personalised information.

  13. If the tenants put the invoice number on their rent payment (instead of tenancy ID), then PT receipts the money to the correct tenant automatically.

  15. Currently if a Rental property is in your system, you have to manually input all the same data to make a new Sales listing. It seems like a waste of time when software could automatically load data like property address and current owner and contact information. It seems so simple to copy data from an existing entity like that and use it to create a new entity.

  16. Add PM email as an option to be cc'd into a mail merge email.

    As an admin person, I send all rent reviews and any other letters on behalf of PM's.

    It would be good to have the PM email address as an option to add in cc. when an email is sent so that I don't have to manually do it each time.

  17. since change of system this week, the auto attachment of company banner is removed from emails sent from actions., you now have to remember to attach your banner to emails so your signature appears on emails sent to clients, this has only just been removed with update and needs to be reinstated urgently or we are sending emails and having to remember to attach banner.

Have a feed or synch when entering a creditor invoice as you are invoicing the tenant it feeds if they pay gst and GST needs to be added on top of rate instalment (that does not include gst but we need to charge if LL is registered) we are having to manually check each time very time consuming

  19. Previously in REST when entering a rent increase that didn't line up with the tenant's existing payment cycle there would be an option to raise an invoice for the difference in the rent increase for the period between the rent increase effective date and the tenant's next payment cycle. This would mean the tenant's payment cycle isn't impacted and the owner doesn't have to wait till the next payment cycle for the increase to come into effect.

    So some tenants paying monthly it could mean the owner is having to wait an additional 30 days if the rent increase is…
