  2. Ability to filter reports by Suburb/Street Name, Bed/Bath/Car (on Find Profile, Rent Reviews, Tenancy Leases). Tags are good but we end up duplicate this information that is already in the profiles

  3. Flag whether the tenant is set to charge for water usage when creating a tenancy invoice and oncharging tenant via creditor invoice (currently only does within Invoice Genius so is not consistent)

  4. Tenant invoices should include the BPAY and DEFT reference number/tenancy ID number. I am getting complaints and requests from tenants for audit and compliance purposes and general ease of payment. Every invoice I receive has the payment details/options included on the invoice. Can you please advise if this is being looked at? Thanks

When tenants complete an electronic signing request for an Ingoing Report, including adding comments; the tenants amendments are unable to be Printed or Saved as PDF to have a separate record other than generating a complete Ingoing Report which is accepting the comments. A tenants comments are not always excepted so there needs to be an option to maintain a record of those comments outside of an Ingoing Report. If the comments are not accepted and the signing request is cancelled due to this there is no longer any record of those comments within MRI Inspect.

  6. We are always trying to improve the % of Receipts that process automatically (within defined parameters). Currently we use the Tenant Download report for manual receipts to identify these Renters/Payments and send an email to advise of the problem with their receipts. This email advises them of their Rent amount, Rent period and Rent ReferenceID and includes instructions to assist with where to put the reference. It would be amazing if we could somehow automatically send (where appropriate), these emails (and/or SMS) to these Renters. This would be a real time saver and improve receipting efficiencies down the track by…

  7. Currently when the automatic lease renewal fee is used the amount is calculated on whatever the rent is at the lease start date. This causes a problem when their is a rent increase but it doesn't commence until after the lease start date. This will be more of a problem with the legislation in QLD restricting rent increases to every 12 months. It needs to calculate off the upcoming rent increase.

  8. Adding routine inspections of a particular date to the map journey planner in property tree to plan your inspections. Or be able to see all your routine inspections in a list and be able to select them and have the map journey planner check the best route to see if I would like to book those inspections for those properties.

  9. On the Pay Ownership screen:
    It would be great to have the ability to sort the column of ‘PAY AMOUNT’ in order, so all the owner's with missing payment details (displayed as ‘No Payment Info’) are grouped together for easy identification.
    Currently, they are not always listed/sorted in order.
    It's not very user friendly having to export the grid as a CSV, set filters to sort and identify any missing payment info.

  10. Having an outbox that hold emails for individual previous before sending. At the moment we cant see the emails unless we send and then find them again under the tenant or owner communications. When setting up mail merges I have found i have had to send errored merges out until i could get it perfect.
    We need to be able to actually see what is going out.

  12. It would be great if an e-mailed remittance was generated & sent when refunding held funds rather than having to send a separate e-mail to advise the tenant or new Agent if we are transferring overpaid rent

  13. When creditor statements are sent out, the user who processed the payment is listed in the signature on the body of the email. Currently, there is no way to change the name, or remove it. It would be great to be able to edit this.

  14. Ability to customise User Access to a specific Trust Account within the same PT database.
    For example, there is more than 1 trust account configured (e.g. multiple Rental Trusts, or separate Rental and Sales), however, users should only have access to the data of one/some Trusts within PT, but not all.

  15. Task assignment with due date. Can be attached to either property, tenant or owner. To be added to Dashboard, so PM will see what is due that day as soon as they logged in. Also has audit trail and can be assigned to another staff member, as required.

  18. Could the attachment be in the body - currently it can be there or all the way at the bottom so is easily missed.

    Any attachment that is added in addition to those included in the template will appear outside the body of the email. If a banner is included however, then the attachments will appear after the banner as the banner is pulled as part of the body of the email.

  19. Currently, you can only disable the ability to view statements in general, not specifically disable user access to the Agency Statement. Like you can with the Agency Ledger. We need a separate user permission to separate the Agency Statement access.

  20. Include archived tenant vacancies in vacancy report to see historic data when required.

    IE. You want to know how many vacancies had in a block of 100 apartments within a 3 month period. - Currently cannot see this as report only shows active tenancies with a vacate date.
