Notice to Leave for ending Fixed Term Tenancy after 1 October 2022
With the changes to the Legislation coming into effect on 1 October 2022 with regards to Notice to Leaves without grounds, is there any way to enter a Notice to Leave for a Fixed Term Tenancy without having to put it in the Vacate section – basically, if we enter a NTL for every Tenant for the end of their tenancy, every tenant in the database will be classified as “Vacating” – is there someway around this?
13 votesAfter discussions with a number of clients, feedback has been that the Termination date on the tenancy could be used to record this date, as this does not trigger the normal vacate activity. Improve Holiday Rental Owner Statements
Remove the future bookings from the owner statements and only list the bookings that are being paid. Some properties have a large number of future bookings and it's very distracting for the owner when looking at their statement. They are only interested in what they have been paid and what expenses they have incurred

It would be good if the base rent amount in the property card under financials updates with the rent in the tenancy card.

Attach invoice to create credit
It does not seem that you can add an invoice when creating a credit to a tenant. The owner just sees the credit applied on the statement but no invoice can be attached. Would be nice for an owner to have a document to support the tenant credit.

Recurring invoices - generate 14 days before due date, not on due date
Have a "Email On" Date or timeframe i.e. "14 days before" for recurring tenant invoices. At the moment the recurring invoice feature sends the invoice on the date it is created, but for rental invoices, our customers want to received them earlier to pay rent in advance.

Ability to remove archived properties from Key Register
Have just run the key register and it has properties that have been archived still in the list even though the key number has been removed.
There is no reason for them to be on the list. It would be good if they could be removed or filter so they do not appear in report eg active properties13 votes -
Creditor Invoice Breakdown Screen
On the creditor invoice breakdown screen, it would be good to see a traffic light system highlighted on the $ amount.
Green = enough funds in owners account to pay it.
Amber = enough funds in owner account however there are other priority bills to pay so there may not be enough money to pay this creditor now.
Red = not enough funds in owner account to pay this bill now.13 votes -
Attach multiple trades to one work order after quote request rather than creating a new work order for each
Would be efficient to be able to attach multiple trades to the one work order after the quote request stage rather than creating a new work order to each - for example, once you set the status to work order, and then find this creditor cannot complete the work, you have to cancel the job and add a new job with a new creditor. Would be much easier to be able to change the creditor and resend the current work order information.

Add a new reason when cancelling a fee: "delay fee"
When cancelling a fee there are limited options and often we cancel fees in order to pay an owners outgoings then re-enter the fee afterwards. Can you add a new option 'delay'?

More filters when generating reports
Ability to filter reports by Suburb/Street Name, Bed/Bath/Car (on Find Profile, Rent Reviews, Tenancy Leases). Tags are good but we end up duplicate this information that is already in the profiles

Flag whether the tenant is set to charge for water usage when creating a tenancy invoice and oncharging tenant via creditor invoice (currently only does within Invoice Genius so is not consistent)

Print or Save to PDF Option for Tenant Comments on Ingoing Reports
When tenants complete an electronic signing request for an Ingoing Report, including adding comments; the tenants amendments are unable to be Printed or Saved as PDF to have a separate record other than generating a complete Ingoing Report which is accepting the comments. A tenants comments are not always excepted so there needs to be an option to maintain a record of those comments outside of an Ingoing Report. If the comments are not accepted and the signing request is cancelled due to this there is no longer any record of those comments within MRI Inspect.

Communication - Manual receipt Transactions
We are always trying to improve the % of Receipts that process automatically (within defined parameters). Currently we use the Tenant Download report for manual receipts to identify these Renters/Payments and send an email to advise of the problem with their receipts. This email advises them of their Rent amount, Rent period and Rent ReferenceID and includes instructions to assist with where to put the reference. It would be amazing if we could somehow automatically send (where appropriate), these emails (and/or SMS) to these Renters. This would be a real time saver and improve receipting efficiencies down the track by…

An option on Rental properties to generate a Sale.
Currently if a Rental property is in your system, you have to manually input all the same data to make a new Sales listing. It seems like a waste of time when software could automatically load data like property address and current owner and contact information. It seems so simple to copy data from an existing entity like that and use it to create a new entity.

‘NO BOND’ report solely for Residential or Commercial (not combined)
When running the ‘Bonds & Deposit Summary’ report to check for the Status ‘NO BOND’, and if you have a multiple bond accounts, it shows the tenancies that don’t have that selected account.
For example, if searching for NO BOND on Commercial Bond, it will list ALL Residential Tenancies (simply because they don't have the Commercial Bond setup on their profile).
However, Residential Tenancies will never need a Commercial Bond. So, they should not be on that Search Result.
An additional Filter Option for the Management Type: Residential / Commercial might also help with this.

Rent Increases & Payment Cycles
Previously in REST when entering a rent increase that didn't line up with the tenant's existing payment cycle there would be an option to raise an invoice for the difference in the rent increase for the period between the rent increase effective date and the tenant's next payment cycle. This would mean the tenant's payment cycle isn't impacted and the owner doesn't have to wait till the next payment cycle for the increase to come into effect.
So some tenants paying monthly it could mean the owner is having to wait an additional 30 days if the rent increase is…

Sort ‘No Payment Info’ on Ownership Payment screen
On the Pay Ownership screen:
It would be great to have the ability to sort the column of ‘PAY AMOUNT’ in order, so all the owner's with missing payment details (displayed as ‘No Payment Info’) are grouped together for easy identification.
Currently, they are not always listed/sorted in order.
It's not very user friendly having to export the grid as a CSV, set filters to sort and identify any missing payment info.12 votes -
Email Outbox so we can preview bulk or merged emails before sending
Having an outbox that hold emails for individual previous before sending. At the moment we cant see the emails unless we send and then find them again under the tenant or owner communications. When setting up mail merges I have found i have had to send errored merges out until i could get it perfect.
