  1. Have the ability to delete and add document in compliance history. The correct document is sometimes not attached and we need to change it.

  2. Have a ledger for each property and not just for ownership. Difficult to find transactions on large owner portfolios when grouped on one ledger. Understand that we can search this report although not ideal and easy to miss.

  3. An alert should come up when sending out an invoice via the create tenancy invoice to a tenant who does not have emails or it should print automatically. The button is "Create Invoice" so unless you look for the details you can think it has emailed, as it doesn't prompt to print.

  4. Ability to live chat with owners and tenants, and have that conversation recorded in PropertyTree. Be able to select when in office, away or busy with option to suggest response/quick response to common queries

  6. We want to have the option on what we want to include in the report when generating. Don't want owner contact details, owner notes and owner portal communications on a tenancy report. Others may want/not want other things

  10. Currently you can search for tenancies in arrears and days.
    For states outside Victoria who invoice tenants regularly (water etc.), we require a report function to advise arrears by days - that is not via Business Insights.

  11. Adding routine inspections of a particular date to the map journey planner in property tree to plan your inspections. Or be able to see all your routine inspections in a list and be able to select them and have the map journey planner check the best route to see if I would like to book those inspections for those properties.

  12. To have the option to remove the one time code on login - it is very inconvenient for our reception computer when different staff require documents or information and cannot gain access. Or if the program did not time out after a certain period and require another login.

  13. Can you please add DATE Driven Fees to Property Tree, so a specific date/frequency can be selected instead of an Event.
    • Mainly for Owner and Property Fees (mostly Flat Fees)
    • Examples: Admin/Statement (monthly), Lease Renewal (charging on a specific date when then new lease kicks in, not when the lease date gets updated, which is often weeks/months prior the new lease)
    • Difference it will make: more flexibility (less manual bulk charges, not all events are suitable in PT, can create Mid-Month statement without fee, charge monthly fee in current not next month/period)

  14. When a tenancy sells their business and the lease is transferred I would like to be able to set up the new tenancy and have the correct dates from the original lease. At the current time, the lease dates cannot overlap with the previous tenant which forces us to enter in the incorrect dates and pin a note to the tenancy.

  15. Can the Create Receipt screen be improved so that the New Rent amount is reflected in the "Allocate Funds To" section (in addition to where it's currently showing at the top of the screen)?

    Suppose the Rent Increase has been added into the Rent Schedule already a few months back and the New Rent amount was $400/week effective from 16/03/2023. Now let's say for example the tenant's Paid to Date is 15/03/2023 with $0 Part Payment and their previous old rate of rent was $360/week.
    So when you go to the Create Receipt screen and enter the next rent payment…

  16. When creditor statements are sent out, the user who processed the payment is listed in the signature on the body of the email. Currently, there is no way to change the name, or remove it. It would be great to be able to edit this.

  17. Ability to customise User Access to a specific Trust Account within the same PT database.
    For example, there is more than 1 trust account configured (e.g. multiple Rental Trusts, or separate Rental and Sales), however, users should only have access to the data of one/some Trusts within PT, but not all.

  19. Can we please have a $ threshold in PT that we can set so tenants that are only a small amount (say $1) in arrears are not sent reminders. Also can we please have the ability to select 1 tenant to be the main contact re arrears messages.

  20. I understand that companies with large portfolios and who use an offshore team use Airtable to assist with with managing workflows so it would be fantastic to have some integration to minimize the manual data and workflow entries.
