Quicker way to see arrears and paid dates on ownership card
A quicker way to view tenant arrears and paid to dates of an owner that has multiple tenants. If something could be updated to view this straight from the ownership card. E.g. an owner has phoned and asked where all of their tenants are paid to or who is in arrears, it's not just right there for easy viewing

Rent Increase notices integration with REI Forms doesn't populate relevant fields
So when doing rent increases the system upgrade suggestions are as below.
- The system doesn’t populate the second and proceeding tenants.
- The system doesn’t populate the rent increase amount or date of increase even though the information is populated in PT
- The PT system names the file as Notice of Rent Increase11 Esher Street, BurwoodMaria Falguera & Leonardo Falguera_Ref-0045608940.p but wont allow you to save it in PT saying it includes invalid characters, then why doesn’t the system name it something compatible. They created the system.
So we have no choice but to save the notice to property…

Task Tile on Dashboard
Task assignment with due date. Can be attached to either property, tenant or owner. To be added to Dashboard, so PM will see what is due that day as soon as they logged in. Also has audit trail and can be assigned to another staff member, as required.

Information Audit Filters and Refinement
It would be extremely beneficial to be able to filter not only by date range and accounting period but also by Ownership ID, Property ID and Tenancy ID. This would help in understanding key data changes but to also then aid training should a process not be being followed correctly.

Recurring invoices - generate 14 days before due date, not on due date
Have a "Email On" Date or timeframe i.e. "14 days before" for recurring tenant invoices. At the moment the recurring invoice feature sends the invoice on the date it is created, but for rental invoices, our customers want to received them earlier to pay rent in advance.

An alert should come up when sending out an invoice via the create tenancy invoice to a tenant who does not have emails or it should print automatically. The button is "Create Invoice" so unless you look for the details you can think it has emailed, as it doesn't prompt to print.

Create a merge link that pulls only invoices in arrears, the current link "Tenancy_OutstandingInvoices" pulls amounts for all invoices, whether overdue or not.

Remove Revoked Users OR Read Only User from Communications Assignee List. This is making it very difficult to monitor emails when staff are away etc as alll users that have ever been entered into the system show in this list. It also shows us all of our read only agents etc. We cannot revoke access without reallocating any communications to the user anyway so would be great to have only active people show and maybe a revoked section if needed. Print or Save to PDF Option for Tenant Comments on Ingoing Reports
When tenants complete an electronic signing request for an Ingoing Report, including adding comments; the tenants amendments are unable to be Printed or Saved as PDF to have a separate record other than generating a complete Ingoing Report which is accepting the comments. A tenants comments are not always excepted so there needs to be an option to maintain a record of those comments outside of an Ingoing Report. If the comments are not accepted and the signing request is cancelled due to this there is no longer any record of those comments within MRI Inspect.

Remove Event Driven Ownership Statement/Payment Fees in Bulk
Having the ability on the Ownership Payment screen to waive any Fees in Bulk (e.g. Admin Fee), for any fees charged by an Event such as Ownership Statement / Ownership Payment.
That would for example allow to create Mid-Month and EOM Owner Statements, however only charging the one Fee amount in total at the EOM.
That will solve the issue of either having to split the fee amount (half at Mid-Month, half at EOM) or charge the total fee amount manually.

Better visibility of Recurring Invoices on Tenancy + Owner Profile
Invoices on Tenancy Profile:
- Ability to see the Recurring Tenancy Invoices on the Tenancy profile, on the Financials tab > Outstanding Invoices, without having to first click on ‘View Recurring Invoices’.
- Selecting ‘View Recurring Invoices’ then unnecessarily takes you out of the Tenancy profile, which is not ideal if you just want to view what’s currently setup against the tenancy.
- Also, even if the Recurring Tenancy Invoice is not yet outstanding, however there is one scheduled and due in the future, it would be great to have that information on the screen.

Send Rent Receipt to Tenants after Applying Held Funds to Rent
We've noticed that when held tenancy funds are applied to rent (e.g. after a bond claim), receipts are not sent to tenants, as they would be if it were a direct rent receipt.
It would be great if this could change so that it's more transparent about how the funds are being used.
