  1. To have the option to remove the one time code on login - it is very inconvenient for our reception computer when different staff require documents or information and cannot gain access. Or if the program did not time out after a certain period and require another login.

  2. Can you please add DATE Driven Fees to Property Tree, so a specific date/frequency can be selected instead of an Event.
    • Mainly for Owner and Property Fees (mostly Flat Fees)
    • Examples: Admin/Statement (monthly), Lease Renewal (charging on a specific date when then new lease kicks in, not when the lease date gets updated, which is often weeks/months prior the new lease)
    • Difference it will make: more flexibility (less manual bulk charges, not all events are suitable in PT, can create Mid-Month statement without fee, charge monthly fee in current not next month/period)

  3. When a tenancy sells their business and the lease is transferred I would like to be able to set up the new tenancy and have the correct dates from the original lease. At the current time, the lease dates cannot overlap with the previous tenant which forces us to enter in the incorrect dates and pin a note to the tenancy.

  5. There should be a way to pay someone from owner funds as a quick disbursement without having to create them as a creditor, create an invoice and then pay 1 invoice only to have to archive them as a creditor?

  6. Can the Create Receipt screen be improved so that the New Rent amount is reflected in the "Allocate Funds To" section (in addition to where it's currently showing at the top of the screen)?

    Suppose the Rent Increase has been added into the Rent Schedule already a few months back and the New Rent amount was $400/week effective from 16/03/2023. Now let's say for example the tenant's Paid to Date is 15/03/2023 with $0 Part Payment and their previous old rate of rent was $360/week.
    So when you go to the Create Receipt screen and enter the next rent payment…

  7. Within the Water Usage section have notes appearing or a tick box to include -
    - properties where only fixed charges are charged
    - properties where owner does not wish to charge water
    - properties that are not separately metered
    - Owner supplies water notice

  8. Can we please have a $ threshold in PT that we can set so tenants that are only a small amount (say $1) in arrears are not sent reminders. Also can we please have the ability to select 1 tenant to be the main contact re arrears messages.

  9. Our office procedure for outgoings (water use etc) is Owners are to initially pay creditors invoice and then are reimbursed from tenants when they pay their invoice. Can the tenant invoice show on the monthly Owner Statement even if it has not been paid? I have had a few Owners call me wanting to know why the tenant hadn't been charged (they had, but had not paid by EOM.) This used to show on REST statements and at least the Owners could see that the funds were coming. Thanks.

  10. I understand that companies with large portfolios and who use an offshore team use Airtable to assist with with managing workflows so it would be fantastic to have some integration to minimize the manual data and workflow entries.

  11. Would like for PT to have a feature where it will flag or alert the Property Manager if a council or strata rate has not been paid when the owner has opted for this. Or, a report can be generated that will show properties where council/strata rates are to be paid by the agency.

With the changes to the Legislation coming into effect on 1 October 2022 with regards to Notice to Leaves without grounds, is there any way to enter a Notice to Leave for a Fixed Term Tenancy without having to put it in the Vacate section – basically, if we enter a NTL for every Tenant for the end of their tenancy, every tenant in the database will be classified as “Vacating” – is there someway around this?

    After discussions with a number of clients, feedback has been that the Termination date on the tenancy could be used to record this date, as this does not trigger the normal vacate activity. We will continue to review further feedback and votes towards any changes. Thanks, Ange - Product Team

  13. Remove the future bookings from the owner statements and only list the bookings that are being paid. Some properties have a large number of future bookings and it's very distracting for the owner when looking at their statement. They are only interested in what they have been paid and what expenses they have incurred

  15. It does not seem that you can add an invoice when creating a credit to a tenant. The owner just sees the credit applied on the statement but no invoice can be attached. Would be nice for an owner to have a document to support the tenant credit.

  16. Have a "Email On" Date or timeframe i.e. "14 days before" for recurring tenant invoices. At the moment the recurring invoice feature sends the invoice on the date it is created, but for rental invoices, our customers want to received them earlier to pay rent in advance.

  18. Have just run the key register and it has properties that have been archived still in the list even though the key number has been removed.

    There is no reason for them to be on the list. It would be good if they could be removed or filter so they do not appear in report eg active properties

  19. Would be efficient to be able to attach multiple trades to the one work order after the quote request stage rather than creating a new work order to each - for example, once you set the status to work order, and then find this creditor cannot complete the work, you have to cancel the job and add a new job with a new creditor. Would be much easier to be able to change the creditor and resend the current work order information.

  20. When cancelling a fee there are limited options and often we cancel fees in order to pay an owners outgoings then re-enter the fee afterwards. Can you add a new option 'delay'?
