  1. There should be a way to pay someone from owner funds as a quick disbursement without having to create them as a creditor, create an invoice and then pay 1 invoice only to have to archive them as a creditor?

  5. The ability to have an agency ledger that groups the fees. So you can clearly see how the end of month figures have been arrived at to enable you to balance. At the moment it is just in date order

  6. Our office procedure for outgoings (water use etc) is Owners are to initially pay creditors invoice and then are reimbursed from tenants when they pay their invoice. Can the tenant invoice show on the monthly Owner Statement even if it has not been paid? I have had a few Owners call me wanting to know why the tenant hadn't been charged (they had, but had not paid by EOM.) This used to show on REST statements and at least the Owners could see that the funds were coming. Thanks.

  7. Could the attachment be in the body - currently it can be there or all the way at the bottom so is easily missed.

    Any attachment that is added in addition to those included in the template will appear outside the body of the email. If a banner is included however, then the attachments will appear after the banner as the banner is pulled as part of the body of the email.

  8. I understand that companies with large portfolios and who use an offshore team use Airtable to assist with with managing workflows so it would be fantastic to have some integration to minimize the manual data and workflow entries.

  9. When cancelling a fee there are limited options and often we cancel fees in order to pay an owners outgoings then re-enter the fee afterwards. Can you add a new option 'delay'?

  10. Ability to filter reports by Suburb/Street Name, Bed/Bath/Car (on Find Profile, Rent Reviews, Tenancy Leases). Tags are good but we end up duplicate this information that is already in the profiles

  12. Flag whether the tenant is set to charge for water usage when creating a tenancy invoice and oncharging tenant via creditor invoice (currently only does within Invoice Genius so is not consistent)

  15. Automated Tasks please:

    1. when the rent is due for review
    2. when the lease is due to expire
    3. when a vacate date is entered
    4. when a new tenancy is entered
    5. when compliance is due to expire

  16. Ability to create your own customised reports using data already recorded and export the data into Excel. This is extremely helpful when providing Landlords tenancy schedules or others personalised information.

  17. Currently if a Rental property is in your system, you have to manually input all the same data to make a new Sales listing. It seems like a waste of time when software could automatically load data like property address and current owner and contact information. It seems so simple to copy data from an existing entity like that and use it to create a new entity.

  18. When entering in bond information, we should be able to send a bond invoice, like a rental invoice.
    if not paid, it should also be noted on the invoices sent out to the tenant that it is due/overdue

The option also to split a creditor invoice example – rates might be under one “property” but needs to be charged across three other tenancies and property addresses (this is abit more technical but does happen) and then mean manually need to invoice each tenant but a flag or pop up at the time would be great

  20. When running the ‘Bonds & Deposit Summary’ report to check for the Status ‘NO BOND’, and if you have a multiple bond accounts, it shows the tenancies that don’t have that selected account.

    For example, if searching for NO BOND on Commercial Bond, it will list ALL Residential Tenancies (simply because they don't have the Commercial Bond setup on their profile).

    However, Residential Tenancies will never need a Commercial Bond. So, they should not be on that Search Result.

    An additional Filter Option for the Management Type: Residential / Commercial might also help with this.
