  2. It would be great if an e-mailed remittance was generated & sent when refunding held funds rather than having to send a separate e-mail to advise the tenant or new Agent if we are transferring overpaid rent

  3. Task assignment with due date. Can be attached to either property, tenant or owner. To be added to Dashboard, so PM will see what is due that day as soon as they logged in. Also has audit trail and can be assigned to another staff member, as required.

  5. Could the attachment be in the body - currently it can be there or all the way at the bottom so is easily missed.

    Any attachment that is added in addition to those included in the template will appear outside the body of the email. If a banner is included however, then the attachments will appear after the banner as the banner is pulled as part of the body of the email.

  7. Currently, you can only disable the ability to view statements in general, not specifically disable user access to the Agency Statement. Like you can with the Agency Ledger. We need a separate user permission to separate the Agency Statement access.

  8. Include archived tenant vacancies in vacancy report to see historic data when required.

    IE. You want to know how many vacancies had in a block of 100 apartments within a 3 month period. - Currently cannot see this as report only shows active tenancies with a vacate date.

  10. Properties with multiple tenancies in the same street or building to show on separate Tenancy Schedules.

    EG. 1 Property Street to show separately to 6 Property Street as they have separate owners.

    Would be helpful to be able to select an actual profile in the filters section.

  11. We have a problem with Arrears and Vacancies on the Dashboard not giving the true picture.

    The reason is largely due to Bond Claims pending action.

    To ensure Bond reconciliations are accurate, we have a policy that tenancies are not archived until the bond is settled. Otherwise, the bonds will not reconcile with the RTBA’s list for our Office/Agency (Victorian Bond Authority).

    As a result, the Vacancies and Arrears data is skewed by these “active” tenancies.

    I was wondering if we could have an alternative to “archive” for these tenancies?

    We want the bond to come up on the PT…

  12. When sending an email, or maintenance job it would be great to be able to have a list of known contacts appear that can be copied into the email. So if this was maintenance for a property you could chose to copy in the owner and/or tenant (and their email would appear to select), also any company contact, so the Property Manager could be copied into the email too.

  13. Please have the outgoings reconciliation due date as a field for commercial tenants.

    That way I can easily track what outgoings reconciliations need to be done - like rent review dates.

  14. Please look at putting in the ability to create your own wording for a type of increase. We have a several tenancies which just don't quite fit into the standard "fixed, CPI, market" category.

  16. When entering in bond information, we should be able to send a bond invoice, like a rental invoice.
    if not paid, it should also be noted on the invoices sent out to the tenant that it is due/overdue

  17. Regarding the Income and Expenditure Statement, the owner listed the items required by the ATO. They would prefer to not have the statement show information that would come from another party (ie bank/broker).

    Example - Total capital allowances & Total legal fees

    They suggest that PT produce subheadings that align with the ATO fields and group the expenses into the subheadings. For example;

    Total Repairs
    - Air Conditioning
    - Fire Protection
    - General Repairs and Maintenance

    Total Agent Fees
    - Income and Expenditure Fee
    - Residential Management Fee
    - Administration Fee

    Total Body Corporate Fees
    - Strata - Admin /…

  18. It would be much easier for tenants to understand their receipts and ledgers if rent was calculated to the day.

    It would reduce large part payments and the confusion that most tenants have regarding this especially when looking at their receipts.

  20. We've noticed that when held tenancy funds are applied to rent (e.g. after a bond claim), receipts are not sent to tenants, as they would be if it were a direct rent receipt.

    It would be great if this could change so that it's more transparent about how the funds are being used.
