  1. Would be great to have the Ownership last Statement date available when paying Owners.

    This would enable us to ensure an Owner will get a Statement each month, regardless of whether funds are available (such as when invoices have consumed the funds for the month).

  4. It would be great to be able to forward any email received in the communications tab not just the latest email as part of an email thread. This would enable you to forward previous correspondence that has attachments. Currently, any attachments previously received do not get forwarded as part of the email thread unless they are attached to the most recent email received.

  6. Ability to create your own customised reports using data already recorded and export the data into Excel. This is extremely helpful when providing Landlords tenancy schedules or others personalised information.

  7. If the tenants put the invoice number on their rent payment (instead of tenancy ID), then PT receipts the money to the correct tenant automatically.

  8. Currently if a Rental property is in your system, you have to manually input all the same data to make a new Sales listing. It seems like a waste of time when software could automatically load data like property address and current owner and contact information. It seems so simple to copy data from an existing entity like that and use it to create a new entity.

  9. When entering in bond information, we should be able to send a bond invoice, like a rental invoice.
    if not paid, it should also be noted on the invoices sent out to the tenant that it is due/overdue

The option also to split a creditor invoice example – rates might be under one “property” but needs to be charged across three other tenancies and property addresses (this is abit more technical but does happen) and then mean manually need to invoice each tenant but a flag or pop up at the time would be great

  11. When running the ‘Bonds & Deposit Summary’ report to check for the Status ‘NO BOND’, and if you have a multiple bond accounts, it shows the tenancies that don’t have that selected account.

    For example, if searching for NO BOND on Commercial Bond, it will list ALL Residential Tenancies (simply because they don't have the Commercial Bond setup on their profile).

    However, Residential Tenancies will never need a Commercial Bond. So, they should not be on that Search Result.

    An additional Filter Option for the Management Type: Residential / Commercial might also help with this.

Have a feed or synch when entering a creditor invoice as you are invoicing the tenant it feeds if they pay gst and GST needs to be added on top of rate instalment (that does not include gst but we need to charge if LL is registered) we are having to manually check each time very time consuming

Previously in REST when entering a rent increase that didn't line up with the tenant's existing payment cycle there would be an option to raise an invoice for the difference in the rent increase for the period between the rent increase effective date and the tenant's next payment cycle. This would mean the tenant's payment cycle isn't impacted and the owner doesn't have to wait till the next payment cycle for the increase to come into effect.

    So some tenants paying monthly it could mean the owner is having to wait an additional 30 days if the rent increase is…

  14. It would be great to see, Property Tree make all data fields availaible in Property Tree as merge fields in auto communications and e-mail/letter merge fields. Example being having the ability to show "Paid From" "Paid To" "Inhand Credit" "Effective Paid To" in the body of the auto receipt e-mail.

    Reasoning behind this is the tenants in QLD are shown an Effective date on their receipt that includes the In hand credit however this is not explained on the receipt and tenants get confused by this.

  15. Would be great to have integration with REA ignite, similar to Snug integration. This would allow approved tenants to be imported straight into property tree, cutting down data entry and saving any manual processing errors. Our REA rep advises that they are open and willing to begin working on an integration.

  16. We've noticed that when held tenancy funds are applied to rent (e.g. after a bond claim), receipts are not sent to tenants, as they would be if it were a direct rent receipt.

    It would be great if this could change so that it's more transparent about how the funds are being used.

  19. To have the option to remove the one time code on login - it is very inconvenient for our reception computer when different staff require documents or information and cannot gain access. Or if the program did not time out after a certain period and require another login.

  20. Can the Create Receipt screen be improved so that the New Rent amount is reflected in the "Allocate Funds To" section (in addition to where it's currently showing at the top of the screen)?

    Suppose the Rent Increase has been added into the Rent Schedule already a few months back and the New Rent amount was $400/week effective from 16/03/2023. Now let's say for example the tenant's Paid to Date is 15/03/2023 with $0 Part Payment and their previous old rate of rent was $360/week.
    So when you go to the Create Receipt screen and enter the next rent payment…
