To have auto reminder emails & sms for commercial tenants' insurance policy due
It would be helpful if 3 months before a tenant's insurance policy is due to expire and email and sms could go out automatically to the tenant for the reminder.

Being able to search by 'suburb' in global search bar
Currently when you search in the global search bar, you can only search for the number address. When you type the suburb, properties do not show up.
The functionality for the Global Search bar to pick up all properties by the suburb you are searching for would be amazing.14 votes -
Ability to overlap original lease start dates from previous tenant to new tenant
When a tenancy sells their business and the lease is transferred I would like to be able to set up the new tenancy and have the correct dates from the original lease. At the current time, the lease dates cannot overlap with the previous tenant which forces us to enter in the incorrect dates and pin a note to the tenancy.

Quick Disbursement
There should be a way to pay someone from owner funds as a quick disbursement without having to create them as a creditor, create an invoice and then pay 1 invoice only to have to archive them as a creditor?

Unpaid tenant invoices on Owner Statement
Our office procedure for outgoings (water use etc) is Owners are to initially pay creditors invoice and then are reimbursed from tenants when they pay their invoice. Can the tenant invoice show on the monthly Owner Statement even if it has not been paid? I have had a few Owners call me wanting to know why the tenant hadn't been charged (they had, but had not paid by EOM.) This used to show on REST statements and at least the Owners could see that the funds were coming. Thanks.

Mail Merge Attachments (where they are)
Could the attachment be in the body - currently it can be there or all the way at the bottom so is easily missed.
Any attachment that is added in addition to those included in the template will appear outside the body of the email. If a banner is included however, then the attachments will appear after the banner as the banner is pulled as part of the body of the email.

Integration with Airtable system
I understand that companies with large portfolios and who use an offshore team use Airtable to assist with with managing workflows so it would be fantastic to have some integration to minimize the manual data and workflow entries.

Add a new reason when cancelling a fee: "delay fee"
When cancelling a fee there are limited options and often we cancel fees in order to pay an owners outgoings then re-enter the fee afterwards. Can you add a new option 'delay'?

More filters when generating reports
Ability to filter reports by Suburb/Street Name, Bed/Bath/Car (on Find Profile, Rent Reviews, Tenancy Leases). Tags are good but we end up duplicate this information that is already in the profiles

Adding VCAT or Payment Plan to Vacate Tab
When viewing the arrears it would be beneficial to see not only the termination and vacating information but to see if a payment plan has been entered into or is pending a hearing with VCAT. By adding the categories in the vacate tab anyone can see at what stage the arrears are at and why.
