  1. On Released and Cirus8 they provide the last quarter CPI figures and calculates your tenants new rental amount. This saves the PM significant time in searching for CPI figures and performing the calculations

  2. Please have the outgoings reconciliation due date as a field for commercial tenants.

    That way I can easily track what outgoings reconciliations need to be done - like rent review dates.

  3. Please look at putting in the ability to create your own wording for a type of increase. We have a several tenancies which just don't quite fit into the standard "fixed, CPI, market" category.

  5. Would be great if you could add a swimming pool icon next to bed / bath / car on the property tab. Would help running reports on property features etc

  6. On the dashboard have an inspection summary.

    Show stats like:
    Inspections Overdue (Confirmed and passed their inspection date)
    Inspections incomplete (Tentative and passed tentative date)
    Inspections confirmed for the next 30, 60 & 90 days;
    Inspections cancelled per month
    Properties with no inspections
    Number of days since last inspection closed

  8. Adding routine inspections of a particular date to the map journey planner in property tree to plan your inspections. Or be able to see all your routine inspections in a list and be able to select them and have the map journey planner check the best route to see if I would like to book those inspections for those properties.

  9. It would be great to be able to access the lease document easily without hunting through documents. Including any old leases. Similar to the Compliance tab would be great.

  10. A quicker way to view tenant arrears and paid to dates of an owner that has multiple tenants. If something could be updated to view this straight from the ownership card. E.g. an owner has phoned and asked where all of their tenants are paid to or who is in arrears, it's not just right there for easy viewing

  11. So when doing rent increases the system upgrade suggestions are as below.

    1. The system doesn’t populate the second and proceeding tenants.
    2. The system doesn’t populate the rent increase amount or date of increase even though the information is populated in PT
    3. The PT system names the file as Notice of Rent Increase11 Esher Street, BurwoodMaria Falguera & Leonardo Falguera_Ref-0045608940.p but wont allow you to save it in PT saying it includes invalid characters, then why doesn’t the system name it something compatible. They created the system.

    So we have no choice but to save the notice to property…

  12. It would be extremely beneficial to be able to filter not only by date range and accounting period but also by Ownership ID, Property ID and Tenancy ID. This would help in understanding key data changes but to also then aid training should a process not be being followed correctly.

  15. Have a "Email On" Date or timeframe i.e. "14 days before" for recurring tenant invoices. At the moment the recurring invoice feature sends the invoice on the date it is created, but for rental invoices, our customers want to received them earlier to pay rent in advance.

  17. On the creditor invoice breakdown screen, it would be good to see a traffic light system highlighted on the $ amount.
    Green = enough funds in owners account to pay it.
    Amber = enough funds in owner account however there are other priority bills to pay so there may not be enough money to pay this creditor now.
    Red = not enough funds in owner account to pay this bill now.

  18. An alert should come up when sending out an invoice via the create tenancy invoice to a tenant who does not have emails or it should print automatically. The button is "Create Invoice" so unless you look for the details you can think it has emailed, as it doesn't prompt to print.

  19. Create a merge link that pulls only invoices in arrears, the current link "Tenancy_OutstandingInvoices" pulls amounts for all invoices, whether overdue or not.

  20. Remove Revoked Users OR Read Only User from Communications Assignee List. This is making it very difficult to monitor emails when staff are away etc as alll users that have ever been entered into the system show in this list. It also shows us all of our read only agents etc. We cannot revoke access without reallocating any communications to the user anyway so would be great to have only active people show and maybe a revoked section if needed. OR at least have read only or revoked next to the users name and filter them to the bottom. We…
