  1. When adding new property, please have a tab to select business role/property manager rather than having to select it after you have saved the property and tenancy. As this then makes it go to unassigned automatically and creates a lot of difficulty.

  2. Have the ability to delete and add document in compliance history. The correct document is sometimes not attached and we need to change it.

  3. On the creditor invoice breakdown screen, it would be good to see a traffic light system highlighted on the $ amount.
    Green = enough funds in owners account to pay it.
    Amber = enough funds in owner account however there are other priority bills to pay so there may not be enough money to pay this creditor now.
    Red = not enough funds in owner account to pay this bill now.

  4. When reporting on completed jobs have the date available for when the job complete tab was activiated in Property Tree, this will then give a timeline from job being created to being completed. This is important for those that use different system for invoicing the creditors etc.

  5. currently there is the ability to do a Property Journal or an Owner Journal.

    It would be very useful to also have journals for:

    • Tenancy Funds Journals: to allow journaling between tenancy funds where tenant may have different properties or moved from one property to another

    • Sales Journals: to allow journaling from Marketing & Sundries to Sales Deposit and vice versa

  6. It would be great if a workflow could be started automatically based on a task. ie. we entered a vacate date, the Vacate Workflow starts, or we received an email about a lease break, the Workflow for Lease Break could trigger. Would be great to customise these to suit our business needs.

    We are pleased to advise that we have released workflow automation for lease renewals and rent reviews today! Further automation development is currently in progress for vacating tenancies. We'll let you know once that has been released.

  7. Have an ability to attach copies of documents from within the document library when sending emails to property owners - rather than having to download the document, then attach it via searching. A one step attachment would be better from within the program.

  9. We have once again received a query from an Owner regarding the : STATEMENT HISTORY EXPENSES VS INCOME (6 MONTHS) PAYMENT HISTORY (6 MONTHS) Table and Graph.

    I would just like to reiterate my concerns with the wording/information on this report/table.

    I understand and have verified that the information is based on the Ownership Ledger dates.

    I believe, however, this is misleading for the Owner’s Statement, as this is not the information per “STATEMENT HISTORY”.

    My suggestion is to either change the Title or perferable change the information to correspond with the Ownership Statement dates.

  10. On Released and Cirus8 they provide the last quarter CPI figures and calculates your tenants new rental amount. This saves the PM significant time in searching for CPI figures and performing the calculations

  11. Please have the outgoings reconciliation due date as a field for commercial tenants.

    That way I can easily track what outgoings reconciliations need to be done - like rent review dates.

  12. Please look at putting in the ability to create your own wording for a type of increase. We have a several tenancies which just don't quite fit into the standard "fixed, CPI, market" category.

  13. Ability to Archive Properties instead of Deleting

    If a landlord gives back a management of a property or access is required for an old report for a property, there is no ability to make a property/inspection active again without contacting support.

    Reports are not accessible on deleted properties.

    Archived properties should not be included in the active property count.

  17. On the dashboard have an inspection summary.

    Show stats like:
    Inspections Overdue (Confirmed and passed their inspection date)
    Inspections incomplete (Tentative and passed tentative date)
    Inspections confirmed for the next 30, 60 & 90 days;
    Inspections cancelled per month
    Properties with no inspections
    Number of days since last inspection closed
