Have templates saved with signatures so for example when receipts are issued, they are signed.

Cancelled creditor payments - statements still sent to creditor
Creditors are sent the statement when the invoice is paid, not when the ABA file is created. If you cancel a creditor payment before creating the ABA file, the creditor is not notified the payment has been cancelled. Is it possible to send the creditor an automated 'cancelled' statement if a payment is cancelled.

Rent Increase notices integration with REI Forms doesn't populate relevant fields
So when doing rent increases the system upgrade suggestions are as below.
- The system doesn’t populate the second and proceeding tenants.
- The system doesn’t populate the rent increase amount or date of increase even though the information is populated in PT
- The PT system names the file as Notice of Rent Increase11 Esher Street, BurwoodMaria Falguera & Leonardo Falguera_Ref-0045608940.p but wont allow you to save it in PT saying it includes invalid characters, then why doesn’t the system name it something compatible. They created the system.
So we have no choice but to save the notice to property…

Smoke alarm compliance
The old smoke alarm display had better information at a glance. It showed the date the smoke alarm was last serviced and the type of smoke alarm.
Could that please be included in the Register so it can be seen at a glance and not having to go via the pencil.32 votes -

When creating a text message it would be great to have that as a 'floating' pop up window to enable the information ie arrears amount when inputting the SMS to be viewed while creating the text.

Increase size limit for document via API
Documents coming back from inspections currently capped at 30MG, this is not working for many large homes, pools etc.
Can this be increased? It is causing manual work currently that could be avoided.

Ability to apply held tenancy funds during receipt
When receipting to a tenancy, it would be helpful to be able to see what held funds the tenancy has available and also have the option to apply some or all of these held funds to their rent and/or invoices during the receipt process. This would save having to go back to the tenant later and doing a separate step to allocate tenancy funds.

Vacate Credit Owed to prioritise over Creditor Invoices
When an ownership owes a vacate credit, outstanding creditor invoices can still be paid. Vacate credits owed to tenancies should prioritse over creditor invoices and not be able to be paid until the vacate credit is processed as the funds are owed to the tenancy and is not techincally the ownerships available funds.

Inspection provider automatically close job in Property Tree
This will be a a significant time saver and reduction of ‘10’+ extra clicks along with the sync time delay.
Currently having to complete in both inspection provider and PT.
The ability if the Inspection API and PT speak would mean, ‘Finalised’ in inspection provider updates the inspection status in PT to ‘closed’ - saving PM's and teams non required clicks/time.

Having the automatic ability that once an owner is set up on portal, their historic statements show from before they signed up to the portal.

Property Manager Version of PropertyTree weekly agency overview
A weekly generated email to the Property Managers, similar to that of the PT weekly agency overview would be great.
Provide a view to each property manager and their portfolio on a Monday morning would be extremely beneficial in setting their week up for success.

Allow Automated communications trigger off vacate date & add merge fields
Add Automated Communications Trigger for X Days to Vacate Date.
The current system allows you to send automated communications X days from the lease end date. However if a vacate date is entered for the tenant this blocks the communications from going out. We would like to send reminders to tenants that their lease end date is x days away as well as advise them of the rent owed to vacate. Ability to customise User Access to a specific Trust Account within the same PT database.
For example, there is more than 1 trust account configured (e.g. multiple Rental Trusts, or separate Rental and Sales), however, users should only have access to the data of one/some Trusts within PT, but not all.15 votes -

It would be helpful under the financials tab in the tenants under outstanding invoices to have another area where it shows all past invoices paid a lot easier to access then to pull a ledger report each time to find the past invoices when needed.

Increase Sales Commission Percentage Field to 3 Decimal Places
We have many instances where the sales commission is for example 2.75% + GST = 3.025%. Property Tree cannot handle this and can only record 3.02% or 3.03%, both of which are incorrect. It should be a simple fix to increase the field to 3 decimal places
