  2. Just as tenants are emailed invoices, there should be an automated email when cancelling said invoice so there is no need to do extra emailing for notification of the reason for cancellation.

  3. Can you please add the Merge Field for {Text Field On Email Dialog} to the default Auto Communication template for 'Request Owner Approval of Maintenance Job Quote'.
    Reason, when selecting to send such a Request, the free text field makes a user believe any entered text will be shared with the Owner. But it won't unless a user adds that merge field to the Auto Comm prior .
    It makes the free text field misleading.
    Alternatively, add a comment to that free text field, informing a user to add the merge field to their Auto Comm should they want to…

  4. Our product team are currently discussing enhancements to how you can use the Global Search and we'd love your feedback. This includes

    • Ability to search for phone numbers and email addresses
    • Ability to search for separate contacts
    • Reordering search results, at the moment it the results order is: Tasks; Owner; Property; Tenant; Vendor; Buyer; Creditor however would this work better for you if Tenancy results appeared first, all Contact results, or Property results? Also whether it displays the first 10 matches only with the option to click "more" so that the results to scroll through for each category is shorter?

  6. Tenant invoices created through invoice genius should be able to be sent to all/multiple tenants not just the primary tenant (as this option is available when entering a single tenant invoice).

  7. Properties with multiple tenancies in the same street or building to show on separate Tenancy Schedules.

    EG. 1 Property Street to show separately to 6 Property Street as they have separate owners.

    Would be helpful to be able to select an actual profile in the filters section.

  8. We can view through the eye statements although it is not how they appear when being sent to an owner and too large to be able to check especially on a larger rent roll. Ability to send statements to agency like the Income and Expenditure Reports so we can accurately check statements prior to sending to the owners

  10. When completing the Bulk Portfolio Assignment from one Portfolio to another Portfolio, it would be great to be able to edit the list to remove any properties you do not wish to be assigned to the other portfolio. Also, if there was an option at this point to use tags to filter properties, and select between residential and commercial tenancies.

  11. When bulk updating routine inspections it would be good to have a filter field of the date of when the property was last inspected.

    It would also be good to have a stoplight system when completing the report/sending to owner to show how frequently the property needs to be inspected due to various issues i.e. green - 9 months for good tenants, amber - 6 months for average tenants, red - 3 months for below average tenants or buildings that require a higher level of monitoring.

  12. Have a "Email On" Date or timeframe i.e. "14 days before" for recurring tenant invoices. At the moment the recurring invoice feature sends the invoice on the date it is created, but for rental invoices, our customers want to received them earlier to pay rent in advance.

  13. Have the ability to enter more than one smoke alarm type. Some properties have two different smoke alarm eg Hardwired and Battery, at the moment we can only register one. This is relevant for both the Smoke Alarms and Compliance (only one can be entered to each)

  15. Have just run the key register and it has properties that have been archived still in the list even though the key number has been removed.

    There is no reason for them to be on the list. It would be good if they could be removed or filter so they do not appear in report eg active properties

  16. Have a ledger for each property and not just for ownership. Difficult to find transactions on large owner portfolios when grouped on one ledger. Understand that we can search this report although not ideal and easy to miss.

  17. When receiving multiple attachments in an email received in the Communication Platform, to be able to download all files in one function rather than one at a time. Also if there could be an option of saving the images to the Document Management or into a Maintenance request.

  18. After a change of ownership is completed there can be reasons why the old ownership can't be archived (ie, tenant invoices owing to old owner). If this is the case, we cannot enter a rent increase for the current tenant under the new owner - there should be no restriction as this rent increase has nothing to do with the old ownership. We have been told that we have to archive the old owner and then enter a new owner, property and tenant record to re-enter the tenant invoices owing.

  19. We have so many mail merge templates that when we use the dropdown to select the template we have a big list of them to go through (currently in alphabetical order). Would be great to have custom categories for our mail merge templates so that all the rent arrears templates displayed together, and then all the lease templates etc.

  20. On the creditor invoice breakdown screen, it would be good to see a traffic light system highlighted on the $ amount.
    Green = enough funds in owners account to pay it.
    Amber = enough funds in owner account however there are other priority bills to pay so there may not be enough money to pay this creditor now.
    Red = not enough funds in owner account to pay this bill now.
