  1. Can we please have a $ threshold in PT that we can set so tenants that are only a small amount (say $1) in arrears are not sent reminders. Also can we please have the ability to select 1 tenant to be the main contact re arrears messages.

  3. Make the action note pop up bigger.

  4. When creating a bulk mail merge to the ownership, an option up the top with 'filters' should be 'Scheduled Inspection'. Exactly like when you are sending a mail merge to the tenancy. My agency sends out Inspection notices out to the owners as well.

  5. It would be a good idea to have a space listing all your terminated properties on the vacancy dashboard so you can see not only your vacating but also your 90 day termos coming up etc.

  6. Currently, the owners need to download the ledger in order to view the tenants 'effective paid to date'. The ownership portal currently only shows when the tenants next due date is for rent, which is not reflective of when the tenants are actually paid to. It would be great if this could be changed to reflect the effective paid to date as it is a more accurate representation of the rental payments.

  7. I recommend adding a lease review reminder 3 months before a lease ends to avoid human error.

    This will give us le-way time to conduct a rental appraisal, negotiate with the owner etc.

    I want to avoid accidentally overlooking a lease renewal to avoid going periodic.

    With the new QLD tenancy laws this would be very handy as it could cause a problematic situation if it does go Periodic.

  8. When recording email threads that have been sent through another platform, such as Gmail, there is limited room in the notes to paste/document this conversation which makes it difficult for record keeping.

  10. The ability to have an agency ledger that groups the fees. So you can clearly see how the end of month figures have been arrived at to enable you to balance. At the moment it is just in date order

  11. Our office procedure for outgoings (water use etc) is Owners are to initially pay creditors invoice and then are reimbursed from tenants when they pay their invoice. Can the tenant invoice show on the monthly Owner Statement even if it has not been paid? I have had a few Owners call me wanting to know why the tenant hadn't been charged (they had, but had not paid by EOM.) This used to show on REST statements and at least the Owners could see that the funds were coming. Thanks.

  12. I have owners who pay their own accounts and don't want them deducted from rents, just pinning a 'note' to the profile is not enough of an alert stopping me from accidentally entering the invoice. Would love an ALERT to pop up when entering invoice to stop me from making this mistake.

  13. Add merge fields into the Tenancies in Arrears automated communications to include the ownership name and tenancy lease start date so that Notice to Remedy can be sent as an auto communication instead of bulk mail merge.

  16. Could the attachment be in the body - currently it can be there or all the way at the bottom so is easily missed.

    Any attachment that is added in addition to those included in the template will appear outside the body of the email. If a banner is included however, then the attachments will appear after the banner as the banner is pulled as part of the body of the email.

  17. I would like to be able to create a list of all sales in a date range and listed in chronological order. Currently if I try to create such a list, the only was is with a sales ledger which lists the details in order of the vendor's first name.

  19. It would be extremely useful for Management if we were able to see who has entered/deleted information from the system for auditing and error processing. Just like receipting you can identify who has receipted funds.
