  1. When we receive an invoice updating compliance, have a tick box (like the one we use to close maintenance) to update the date that the compliance is due.

  2. Could the attachment be in the body - currently it can be there or all the way at the bottom so is easily missed.

    Any attachment that is added in addition to those included in the template will appear outside the body of the email. If a banner is included however, then the attachments will appear after the banner as the banner is pulled as part of the body of the email.

  3. I would like to be able to create a list of all sales in a date range and listed in chronological order. Currently if I try to create such a list, the only was is with a sales ledger which lists the details in order of the vendor's first name.

  5. It would be extremely useful for Management if we were able to see who has entered/deleted information from the system for auditing and error processing. Just like receipting you can identify who has receipted funds.

  7. Property listed for sale/settlement date.
    would be helpful in the vacate section of rent & Lease to have tab for sold, so can enter settlement date so rent is not paid past settlement.

  8. Hi, Following a recent rent roll sale we discovered that the compliance register information stored under the Property does not migrate. Part of due diligence when a seller sells a rent roll is to ensure all this information is up to date. ie Certificate of Titles, Landlord Insurance, Electrical Safety Certificate & Pest Inspections. This information not migrating is quite inconvenient and is something that should be prioritized for future rent roll sales. It was also noted that owner tags, ie mid month/end of month also didn't carry across.

  9. The weekly summary report that comes through shows rent areas as period which is not a true reflection of the rent arrears. Would be good if this report was customizable for the company or if it shows rent arrears as effective or even both period and effective.

  10. I understand that companies with large portfolios and who use an offshore team use Airtable to assist with with managing workflows so it would be fantastic to have some integration to minimize the manual data and workflow entries.

  11. We have a owner who does not want a certain creditor to do any more maintenance on her properties.
    Currently the only way is to pin a note to the property profile and hope the note is checked before creating the maintenance request. The information on the note is not access able once you are in the maintenance request screen
    We would love it to add or removing creditors to the owner or properties so the creditors not allowed don't even appear as an option when creating the request

  12. Clients with more than one property are unable to view graphs and details for each property individually.
    Only work around is to have separate email addresses for each property with different portal log ins

  14. As a relative newbie to Property Tree, I discovered too late that income and expense codes are included in the drop down menu when invoicing tenants. This in turn has meant I already have errors in this financial year that the system will not allow me to correct. It would be at the very least preferable if the system would show the account number along with the description when invoicing - then at least you could ensure you are not making errors with selecting the correct account code.

  15. Change of ownerships should override invoices due and hold funds for old ownerships. And should be for property manager to instruct to settle invoices to complete for change over to ensure funds that are owed to new ownerships aren't paid to invoices.
    Its almost impossible to keep track of when you have a number settling and bills like water, rates and strata levies are ongoing.

  16. I would like to have a way to send automated communication to the tenants once a work order and a quote request is sent to a contractor. This way the tenants will be aware that the contractor will be in contact with them to arrange a time.

The file document system in Property tree does not provide enough protection in regards to specific access to certain documents such as Tenancy applications and Management agreements with attached ID that are stored in the document system. Legislation requires our office to collect ID such us drivers' licence, passports etc these are then stored in Documents for everyone who has access to view PT currently there is no way to restrict access to these documents types by user. I believe this should be addressed as a matter of urgency the fines for not protecting this kind of information are huge.

  20. Client has requested that work orders be updated to include a issue date so that creditors have a clear record of what date they were given the job. And also, if this comes up at tribunal they will need to show when it was issued.
