  3. For Ownerships that have multiple properties on one statement, the properties should be sorted in a logical order. At the moment, they are not in numerical order by way of Unit number. There should be an ability to set the order by Unit Number or an order of your choosing.

  4. Documents coming back from inspections currently capped at 30MG, this is not working for many large homes, pools etc.

    Can this be increased? It is causing manual work currently that could be avoided.

  5. When receipting to a tenancy, it would be helpful to be able to see what held funds the tenancy has available and also have the option to apply some or all of these held funds to their rent and/or invoices during the receipt process. This would save having to go back to the tenant later and doing a separate step to allocate tenancy funds.

  6. When an ownership owes a vacate credit, outstanding creditor invoices can still be paid. Vacate credits owed to tenancies should prioritse over creditor invoices and not be able to be paid until the vacate credit is processed as the funds are owed to the tenancy and is not techincally the ownerships available funds.

  9. This will be a a significant time saver and reduction of ‘10’+ extra clicks along with the sync time delay.

    Currently having to complete in both inspection provider and PT.

    The ability if the Inspection API and PT speak would mean, ‘Finalised’ in inspection provider updates the inspection status in PT to ‘closed’ - saving PM's and teams non required clicks/time.

  11. A weekly generated email to the Property Managers, similar to that of the PT weekly agency overview would be great.

    Provide a view to each property manager and their portfolio on a Monday morning would be extremely beneficial in setting their week up for success.

  12. Add Automated Communications Trigger for X Days to Vacate Date.
    The current system allows you to send automated communications X days from the lease end date. However if a vacate date is entered for the tenant this blocks the communications from going out. We would like to send reminders to tenants that their lease end date is x days away as well as advise them of the rent owed to vacate. As such, we request to have the option to send automated communications based on vacate date or for the vacate date to not prevent communications triggered by the lease…

  13. Ability to customise User Access to a specific Trust Account within the same PT database.
    For example, there is more than 1 trust account configured (e.g. multiple Rental Trusts, or separate Rental and Sales), however, users should only have access to the data of one/some Trusts within PT, but not all.

  14. It would be helpful under the financials tab in the tenants under outstanding invoices to have another area where it shows all past invoices paid a lot easier to access then to pull a ledger report each time to find the past invoices when needed.

  15. We have many instances where the sales commission is for example 2.75% + GST = 3.025%. Property Tree cannot handle this and can only record 3.02% or 3.03%, both of which are incorrect. It should be a simple fix to increase the field to 3 decimal places

  17. When entering a tenant invoice, send this invoice individually without the statement of other outstanding invoices at the end. This allows for that invoice to be resent as required and makes it clear for the tenant.

    Then have the statement of outstanding invoices separate, so a statement can be sent at any time.

  18. I'd like to see a specific function which expands the current tags function that allows for ownership payments to be date specific on a monthly basis. For example a landlord requests that their rent be released to them on the 20th of the month to coincide with a mortgagee repayment. This function would be particularly helpful to ownerships with multiple properties rather than paying rents each time a tenant makes payment. The function should only allow for the release of funds on that date as a failsafe when paying other ownerships also.

  19. Current process (below) is quite manual. Hoping for a build that you can part pay on invoice payment screen, this would minimize a lot of workflow process time, in turn business time/hours. Even a way to part pay accounts such as being able to click pay invoice and whatever is available will go towards the invoice.

    1. Find the invoice in the property file.
    2. Edit the invoice with how much is available to pay.
    3. Pay the invoice.
    4. Then re enter the invoice for the remaining amount.

  20. I would love to see any changes to a tenancy rent schedule be stamped on the tenancy ledger (regardless of whether or not it effects the tenancy paid to date). It would also be great if all vacate dates also appeared.
