  2. Hi Supporters! We're looking at refreshing the Owner and Tenant Portals this year and invite you to comment below any feedback regarding this. What do you like or dislike about the current Portals? Is there additional information that you'd like to provide to your Owners and/or Tenants?   4. Owners details (NAME) are not appearing on work orders via link.
    Tax invoices should be addressed to the owner care of the estate agents address.
    There is no mention of the owners detail at all on the work order link.
    We have it set up so they get the owners details in the original email. However when work orders are going through to the contractors accounts department they are not receiving the owners details. We would like a field included on the work order to include owners details so invoices are received correctly.

  5. have tenants pay creditor invoices still through the ownership so it shows on landlord statements, and so we can still charge GST. BUT have it linked so these are not paid out to creditor until the tenant has paid invoice.

  7. Invoices on Tenancy Profile:
    - Ability to see the Recurring Tenancy Invoices on the Tenancy profile, on the Financials tab > Outstanding Invoices, without having to first click on ‘View Recurring Invoices’.
    - Selecting ‘View Recurring Invoices’ then unnecessarily takes you out of the Tenancy profile, which is not ideal if you just want to view what’s currently setup against the tenancy.
    - Also, even if the Recurring Tenancy Invoice is not yet outstanding, however there is one scheduled and due in the future, it would be great to have that information on the screen.

  8. With the addition of the new Tasks feature, it would be great once a Task has been Done to also have the ability to Archive. I have noticed that although the task has been changed to Done, it still appears on the Task Tab against the Property, Tenant etc, and it gets confusing when you are working through tasks specific to that property, as the Tasks list looks long, when in fact it isn't.

  9. You can search bond by type, however the filter is not functional when auditing to identify any missing bonds from your whole portfolio. For example, I have 4 bond types. Bank Guarantee, Owner Held, Term Deposit & Retail Bond Board. The filter does not allow me to search from all bond types if any of the tenancies are missing a recorded bond. I need to go through every tenancy to identify any that have no bond entered.

  12. Having the ability on the Ownership Payment screen to waive any Fees in Bulk (e.g. Admin Fee), for any fees charged by an Event such as Ownership Statement / Ownership Payment.

    That would for example allow to create Mid-Month and EOM Owner Statements, however only charging the one Fee amount in total at the EOM.

    That will solve the issue of either having to split the fee amount (half at Mid-Month, half at EOM) or charge the total fee amount manually.

  13. It would be great to have another inspection type 'follow-up inspection' we can use for return inspections. The reason being, it would then be able to be scheduled without taking the next scheduled routine out of the system which unfortunately can result in an error putting it back in after the follow-up is complete. The follow up should be it's own separate type and schedule. That way it can be scheduled after a routine without affecting the next routine.

  14. Owners that receive correspondence by post don't have their EOFY statements saved against the owner profile anywhere for easy reproduction/ viewing. It would be great if they auto save in communications or documents when being created at end of year.

  15. There needs to be a way to be able to put reference numbers/names into ABA file bank transfers. I have done several transfers to Solicitors/ NSW Trustee etc and the money has been unable to be identified. I understand that you can do a transfer straight from the bank, if this is the solution, why use property tree at all. We strongly rely on references, including to vendors.

  17. I'd like to see the bond arrears page improve. Currently there is a screen that shows how much arrears is outstanding, it doesn't however tell you when the arrears is due. For instance, rent increases (and therefore bond increases) are listed for future renewals = not yet in arrears. Then have to cross-reference and double handle. Needs an additional column or filter to show what's due and when.

    Show stats like:
    Inspections Overdue (Confirmed and passed their inspection date)
    Inspections incomplete (Tentative and passed tentative date)
    Inspections confirmed for the next 30, 60 & 90 days;
    Inspections cancelled per month
    Properties with no inspections
    Number of days since last inspection closed

  19. When entering in bond information, we should be able to send a bond invoice, like a rental invoice.
    if not paid, it should also be noted on the invoices sent out to the tenant that it is due/overdue
