  1. Add a notes section to the compliance section so we can note in one area important compliance info (if the property doesn't have gas, if the owner has preferred trades, etc)

  2. With the new legislation coming into effect, is it possible to have an alert when entering a new rent schedule that the last rent change was within the last 12 months? The user then has the option to continue with the new rent schedule or cancel. thanks

  3. Can you re-open an email that you have sent via the email icon on a profile to continue to thread? ie. you want to follow up on prior email sent as no response without starting a new chain.

    I cannot see an option for this only an option to reopen if you specifically sent it from the communication platform via "compose" message and go via filtered complete items.

  5. We get our management agency agreements updated and resigned when we increases fees or make changes. It would be good if under the property section, then the DETAILS TAB and under PROPERTY MANAGEMENT INFORMATION there was

    1. Original authority start date
    2. Current authority start date
    3. Management gained date
    4. Gained Reason

In the Property Tab it would be great if under property Details there was provision for STRATA property to be identified next to Property Type, number of bedrooms, number of bathroom , number of parking. There are so many new houses now which look like are free standing Torens Title BUT are Strata Title... which causes so much confusion because By Laws are not thought to be asked for. Please can this be considered to alert all us property managers about STRATA properties...

  10. Ability to add an Ad Hoc task to a Workflow - as we all know unexpected things crop up all the time, being able to add a one off task to a work flow would be very helpful

    I have a work around in the meantime - add a task called' Ad Hoc' to the Workflow when setting it up, then everything in it can be edited if it is required.

  12. Have ability to toggle "Workflow Bar" on screen at all times, regardless of if you are completing an action so that you do not need to navigate to and from the page to see Workflow. For example: at the moment, the workflow bar only appears if completing an "action" but there are only 4 actions available (being edit lease & rent, edit vacate, add rent & schedule, and send email) None of these actions relate to setting up a new management, therefore the workflow bar cannot be utilised when it would be great to have it on screen.   13. Improvement Suggestion: Streamline Routine Inspection Scheduling

    Is anyone actually using Property Tree for scheduling routine inspections? I am trying and finding the current system is clunky, clumsy, and lacks essential features.

    Key Pain Points:

    Missed Properties: No way to track if a property has been missed for scheduling

    Holiday Scheduling: No block-out periods for holidays, inspectors' leave, or public holidays.

    Route Planning: No effective route planner within the scheduler, making it difficult to schedule and navigate multiple properties.

    Current route planner only allows for 7 properties, which is insufficient for our needs (up to 15 inspections per day).

  14. It is very frustrating that the SEARCH in communication is VERY basic. We can't search via SENDER, or have too many words, or little words. The filter option is also very basic. Keyword is only what's on the Subject Line. It's very frustrating trying to search for old email and we potentially don't quite remember the title of the email, or the title of the email was something generic like Ownership Statement. If it can search Subject line, Sender line, email content, or combination of different areas.

  15. We have multiple tenancies were companies are paying the rent for staff and require invoices - can this option be added to the residential side where rent and dates can be carried forward without the deletion of manual invoices.

  18. Merge field for rent reviews – can we have the “Next Rent Review date” field that would pull from Lease, Rent & Outgoings as an option for a merge field? At present we can only use the “Rent Effective date” which is not always accurate if we have backdated CPI for example.

  20. e.g. If a rent is $1000pw we should be able to hold $200 (or 20%) for Council, then $250 (or 25%) to Strata, $100 (or 10%) to Water etc. or the named creditor the balance or % to the owner at the end of the month so when it comes time for invoice processing there will always be funds
