  3. Can we have the option to create multiple credits against a tenant? Only 1 credit can be created for future invoices at the moment which is tricky when it might apply to several different types of charges - ie Rent, Rates ,Insurance. The ability to recoup this from future ownership funds to refund to the tenant rather than have to process the refund as a creditor payment would also be better.

  4. Merge field for rent reviews – can we have the “Next Rent Review date” field that would pull from Lease, Rent & Outgoings as an option for a merge field? At present we can only use the “Rent Effective date” which is not always accurate if we have backdated CPI for example.

  7. It would be great if maintenance could have a due date on it so that it is only shown in the maintenance list if it is due, similar to a task? With the option to filter to see all maintenance as well. But at the moment when I look at my maintenance list I'm overwhelmed by what needs to be action, but often I'm waiting for quotes/approval and sometimes I don't need to action it for 2-3 weeks, so it would be great for it to be removed from the list until it is due to be actioned, so that…

All invoices paid or added to property tree or Invoice Automate automatically added to the owners portal under their own section so that you can give the owners auditor access to their portal to access all the invoices for reconciliation without having to request the information from the agents.

  10. Bpay creditors do not receive statement / remittance advise after payment. It will be good if we have the option of generating statement / advise to confirm the payment status. Real life example, we need to order a security key from Strata urgently, payment sent through bpay but Strata asked for a remittance advise which we are unable to provide.

Rather than having to go through a tenant's ledger with them, it would be handy for tenants to have the number of days and amount of arrears displayed on the tenancy ledger, also perfect for property managers processing tenancy applications with ledgers from other agents using Property Tree. No need to go through every transaction in the ledgers if these are displayed, makes life easier.

    Hi Supporters, we appreciate your feedback on this suggestion. As the current Tenancy Ledger holds so much important information, we are scoping out a new rent arrears ledger option that will give you the information required in a clear simple format, making it easy to see/explain rental payments and arrears. Rest assured, this suggestion is of importance to us.

  14. When entering future dated rent schedule increases into PT, it should record the person's initials whom added in the change.

  15. Have the option to make two Primary contacts, as mostly all the landlords want information and correspondence not just one. That way this speaks to inspection manager and routine inspection reports can be emailed to both landlords automatically instead of typing them in every time for properties.

  18. Be able to enter a permanent note on inspection reports ie Dangerous Dog @ Property. Also some form of automation for maintence so trades are aware. Especially helpful if staff do not usually attend the property. Even if it was a pinned note but instead of selecting the current options of PPty Note, Ppty receipt or Creditor/Tenancy it could be an inspection or maintenance pinned note.

  20. I wanted to provide some feedback on how Property Tree could improve, particularly for managing commercial properties.

    At present, the system does not allow us to filter which tenants receive specific types of notifications. For example, in many commercial tenancies, there is both an accounts team (who need to receive invoices and receipts) and on-site staff (who need to receive routine inspection notices and maintenance notifications). Currently, all parties receive everything, which creates confusion.

    It would be extremely beneficial if Property Tree allowed us to set preferences or filters for each tenancy contact, so that we can choose:
