  1. In the event a Commercial/retail tenant has a rent-free period, if a credit is applied to an existing rent invoice, this is not recorded or reflected in the tenant ledger effectively. If a new employee was to take over, the ledger is extremely difficult to see if there was ever a credit applied, it just shows a lot of cancelled invoices and replacement invoices. A reason for the rent credit is requested when entering but is not noted down on the ledger once entered. The reason is only recorded on residential ledgers not commercial.

  2. I noticed that if there are multiple properties under one ownership, then the owner ledger shows all properties records together, it is hard for us to find a record of one single property, hope you can a function allowing user to check owner records of one single property.

  3. Can you re-open an email that you have sent via the email icon on a profile to continue to thread? ie. you want to follow up on prior email sent as no response without starting a new chain.

    I cannot see an option for this only an option to reopen if you specifically sent it from the communication platform via "compose" message and go via filtered complete items.

  4. Routine inspection integration with apple calendar and Microsoft calendar. (So when you setup a routine inspection date and time it automatically goes into your calendar). This is a must have. PT own Eagle software and Eagle software already does this so it would be easy for PT to do this.

  5. Add a notes section to the compliance section so we can note in one area important compliance info (if the property doesn't have gas, if the owner has preferred trades, etc)

  6. When using Find Creditor Invoice SEARCH, we currently have the option to screen by: Due Date From > To We would find it very helpful to have the option of screening by: Paid Date From > To

    Currently we have a Creditor that is paid daily, and need to find the daily spend by Portfolio. This is quite manual.

    Would love this option to be added.

  7. Settlement Agents/Conveyancers are starting to use BPay facilities as it is a safer payment system and easier reconciliation for them. Currently PT is only set for cheque or EFT payments.

  9. Please add time based fee triggers for property transactions. Eg we require admin fees to be entered under the property for some of our managements and only for the common property for unit blocks owned by one ownership. Would be great if we can have this set up to trigger on a certain day of each month prior to end of month being run so they will appear on these owner statements.

  10. With the new legislation coming into effect, is it possible to have an alert when entering a new rent schedule that the last rent change was within the last 12 months? The user then has the option to continue with the new rent schedule or cancel. thanks

  14. Having to constantly save files onto the computer before being able to drag and drop into Property Tree and attaching PDF files to emails is time wasting.
    Being able to freely drag from Outlook or my desk top would be much better than constantly having to save into Documents

  15. The general notes in routine inspection, would be great if they rolled over to the next inspection when created. ie so can see owner likes to attend. It can appear in the inspection summary as well. Very helpful when a junior does an inspection

  18. It would significantly improve efficiency if the Property Manager was visible in the inbox view next to the Name and Address for email and SMS communications.

    This would allow users to quickly determine whether a message should remain assigned to the company or be reallocated to the correct Property Manager—without needing to open each property to check.

    For teams managing a high volume of communications, this small change would remove unnecessary steps and save considerable time across the day.
    This enhancement would streamline workflows, reduce friction, and improve response times.
