  2. Improvement Suggestion: Streamline Routine Inspection Scheduling

    Is anyone actually using Property Tree for scheduling routine inspections? I am trying and finding the current system is clunky, clumsy, and lacks essential features.

    Key Pain Points:

    Missed Properties: No way to track if a property has been missed for scheduling

    Holiday Scheduling: No block-out periods for holidays, inspectors' leave, or public holidays.

    Route Planning: No effective route planner within the scheduler, making it difficult to schedule and navigate multiple properties.

    Current route planner only allows for 7 properties, which is insufficient for our needs (up to 15 inspections per day).

  3. It would be great if a workflow could be started automatically based on a task. ie. we entered a vacate date, the Vacate Workflow starts, or we received an email about a lease break, the Workflow for Lease Break could trigger. Would be great to customise these to suit our business needs.

  4. It would be great to display on an active tenancy invoice if any fees are being charged, and the option to cancel / “X” the fee
    Similar to the display when the tenancy invocie is being created. Currently, you would have to cancel the invoice to correct it, or charge the manual fee.

  6. Create a merge link that pulls only invoices in arrears, the current link "Tenancy_OutstandingInvoices" pulls amounts for all invoices, whether overdue or not.

  7. When we assign a trade and send a work order to a trade, it would be handy to have the option to unassign and re-assign a new trade to the same without having to delete and re-create the job.
    So often we have the tradie ring and say they're to able to attend, so it would be good to just remove them and send to someone else, rather than cancelling and re-sending.

  8. Feature Request: Automated Owner Invoice Overdue Notifications

    Property Tree already offers strong automation for arrears, inspections and maintenance, but there’s a gap when it comes to ownership invoices.

    I’d like to propose an automated workflow that triggers when an ownership invoice becomes overdue, with the ability to send a branded email reminder to the rental provider. This would be particularly useful for items like landlord insurance renewals, smoke alarm subscriptions, compliance services and other owner-funded invoices that require timely payment to avoid lapses in coverage.

    The key elements that would make this feature valuable:

  9. The tasks is great, I love it but it could be so much better!

    I have seen a few suggestions and they are great but the below with some of those combined would make it perfect.

    • Having a tile on the dashboard for tasks
    • Be able to create general tasks that are not linked to a property for say but to a person/user
    • Automated tasks related to lease renewals, inspections, maintenance, new tenants, vacating tenants, new property etc
    • Maybe a task that can be created to attach with emails to follow up on
    • With the automated tasks, would be great…

  11. Can you please Move the Bond set up to the Lease & Rent Information. Or make the Bond set up a mandatory field when setting up a new tenancy. It can be easily missed how it is currently set up.

  16. Can we have the option to create multiple credits against a tenant? Only 1 credit can be created for future invoices at the moment which is tricky when it might apply to several different types of charges - ie Rent, Rates ,Insurance. The ability to recoup this from future ownership funds to refund to the tenant rather than have to process the refund as a creditor payment would also be better.

  17. Merge field for rent reviews – can we have the “Next Rent Review date” field that would pull from Lease, Rent & Outgoings as an option for a merge field? At present we can only use the “Rent Effective date” which is not always accurate if we have backdated CPI for example.

  20. It would be great if maintenance could have a due date on it so that it is only shown in the maintenance list if it is due, similar to a task? With the option to filter to see all maintenance as well. But at the moment when I look at my maintenance list I'm overwhelmed by what needs to be action, but often I'm waiting for quotes/approval and sometimes I don't need to action it for 2-3 weeks, so it would be great for it to be removed from the list until it is due to be actioned, so that…
