  1. When recording email threads that have been sent through another platform, such as Gmail, there is limited room in the notes to paste/document this conversation which makes it difficult for record keeping.

  2. When entering rent increases, the auto payment date that is highlighted for payment cycles, to make it easier to identify the tenants rents cycles is only for the start of lease dates/cycles or original payment cycles, this is a glitch in the system that needs rectifying. it should be highlighted for the latest payment cycle agreed, we change many tenants ways of payments through their tenancy, it should replate to the latest one.

  4. After a change of ownership is completed there can be reasons why the old ownership can't be archived (ie, tenant invoices owing to old owner). If this is the case, we cannot enter a rent increase for the current tenant under the new owner - there should be no restriction as this rent increase has nothing to do with the old ownership. We have been told that we have to archive the old owner and then enter a new owner, property and tenant record to re-enter the tenant invoices owing.

  7. Would be great to have the integration with Inspection Manager immediate once the inspection is completed. Only certain staff have full access. Currently we have to log in and sync with PT once they have completed the inspection which pushes it though.

  8. Recently we entered a tenant in as a creditor and our trust accountant clicked on the 'use existing contact' not knowing that by doing this, it would affect his current profile. Our tenant then no longer had access to his portal and had to set it up again. Perhaps what would be helpful is a 'pop up' to advise the user that by clicking on this, may affect the current profile.

  9. When we save a file under document management under the tenant, we want to mark it visable to both the tenant and owner in the same screen. At the moment we have to tick on the tenant and then go to the owner and tick the box there for the owner portal.

  10. Flag every time a duplicate invoice is entered without it having a limit where it only looks back two months. With large rent rolls Property Managers do not always triple check these and this allows for duplicate payments to be made. Especially when the creditor is not reconciling on a regular basis.

  11. Would be wonderful if we could produce a Statistics Report selected by Tag.

    This would allow us more flexibility in Reporting monthly data.

  13. Column headings on all forms should be display on each page. For example, the owner ledger and tenancy rent summary have the headings displayed on the first page, however the information flows onto more pages and you cannot see the column heading on those pages.

  14. During a change of ownership, the vendors insurance information transfers to the new ownership and should not. Insurance policies relate to the owners not property.

  15. The completed messages in the Communications Centre is accessed through the filter icon at top. It would be great if this was moved to be sitting as 'Completed' on the left hand pane along with "My Inboxes" "Sent" and "Failed'

  16. The Sale Statement Tax Invoices are pretty basic, and there are a few things that are either not an option, or should be amended:

    1- When sending a sale statement for the solicitor, it should read with the vendor name, then c/o- and the solicitor name after. Currently it only reads with the solicitor name, which I don't believe it should seeing as the agency agreement is with the property owner- not the solicitor.

    2- When disbursing held funds at settlement, there should be an automatic or at least optional description field on the invoice for the vendor payment such…

  17. To be able to amend the text and add merge for property manager name and email for any queries. At this time many owner hit the auto reply and it goes to the person whom is running the office end of month. The first day of the month is quite often sorting and forwarding to property managers. e.g. owner will reply thanks, how is the lease renewal progressing?
