  2. New bond work flow updates are great, however to enable us to meet the requirements of the Act in providing the required notice for the Bond Top up in Automated Communication a Bond Top Due Date and the ability to set automation on the rent increase date not just prior would be required.

  4. Please look at putting in the ability to create your own wording for a type of increase. We have a several tenancies which just don't quite fit into the standard "fixed, CPI, market" category.

  5. Issue 1 - (Compliance – Current) - This does not accurately reflect if a property is compliant or not.

    Non-Compliant properties that have current compliance dates (This marks Compliance as Current in PT), however the actual reports are Non-Compliant due to Electrical/Gas/Smoke Alarm issues to be rectified.

    • For the property to show as Non-Compliant in PT – I must add in the Notes section: NON-COMPLIANT to help identify the Non-Compliant properties.

    • Could a Non-Compliant Tick Box be added to the Compliance Register and the Property Section to assist with clearly identifying the Non-Compliant Properties or Category even when…

  7. We would love to see a pop up come up when entering Tenant vacate information for specific information that needs to be done for that property - e.g. we have one property and if it's going to be empty for more that a week the gas pilot needs to be turned off by the body corp maintenance guy otherwise the owner gets hit with a large bill when it's vacant. The pinned notes are not obvious enough unless you consciously click on them to see what they are.

  9. Current statements do not include invoices, rather they are a separate document. Landlords have suggested to us that they would like to see their statements include invoices from creditors shown in the same pdf document as their month end statement.

  11. If the tenants put the invoice number on their rent payment (instead of tenancy ID), then PT receipts the money to the correct tenant automatically.

  12. We would love to be able to schedule an ingoing condition inspection without a tenancy profile. We often have staff completing inspections before we have leased a property, particularly with our current turnover rates here in Vic. It would be advantageous to have a manual add from the property profile.

  14. Ability to Archive Properties instead of Deleting

    If a landlord gives back a management of a property or access is required for an old report for a property, there is no ability to make a property/inspection active again without contacting support.

    Reports are not accessible on deleted properties.

    Archived properties should not be included in the active property count.

  15. It is annoying that when you edit a tenancy invoice for whatever reason that the system cancels the original and creates a new invoice. You should just be able to edit it and I don't understand why you can't.

  17. I would like the ability to be able to change the time that the automatic Tenant invoicing gets sent out to my tenants. They are receiving notifications at 3 am and feel this is extremely inconsiderate.

  19. It would be great if there was an option to record both the first and the last day for a commercial/retail tenant to exercise their option to renew their Lease. This would allow us to identify tenancies with upcoming option periods and enable us to proactively engage with tenants before the options lapse. I understand there currently is an a option date available under Lease, Rent &Outgoings Tab, however no one can really explain which date to enter (different answers - Lease expiry date, first date to exercise option and last date to exercise option).

  20. Level of authentication when updating different things in PT, should be configured by agency rather than a one rule for all accounts.
    Currently PM's have to authenticate when adding a new Owner to PT, some agencies do not want this & would like to have option to switch it on, or off
