  1. At the moment we can only turn on or off automatic communications to all owners. There is no option to have it only for select owners.

    We only have a handful of owners wanting to be invited to routine inspections and having the ability to turn on the automatic communications just for those owners would be ideal and save a long and tedious manual process of filtering the database to find those owners then send them an email.

  2. The need to create a meaningful tenancy summary that includes critical information is needed. The current summary does not include all information eg. Lease Commencement, Expiry, Term, Option details for every option, rent increases of all types, tenant name, trading name, Reported Sales, turnover thresholds, Net Rent, Outgoings total, Marketing Levy, next review date, first and last date to exercise option, the date by which a notice must be given and the like.

  3. It would be nice in automated Commercial lease renewals to differentiate between leases that are coming to the end of a lease and those with a further option within the lease. Different triggers and letters...

  4. If the tenants put the invoice number on their rent payment (instead of tenancy ID), then PT receipts the money to the correct tenant automatically.

  5. List the company name, p[hone and email address of the strata manager who is looking after the building in the event that works or reporting items that are on the common property

  9. Would love to see an option to prevent part payment of agency fees & instead hold funds until sufficient to pay the fee in full.
    Would stop owners questioning multiple payments toward letting fees etc.

  10. Currently if a Rental property is in your system, you have to manually input all the same data to make a new Sales listing. It seems like a waste of time when software could automatically load data like property address and current owner and contact information. It seems so simple to copy data from an existing entity like that and use it to create a new entity.

  11. Presently the Caller ID on the contacts app displays the Contacts First Name and the Initial of the Surname. It would be more useful if the caller ID could display the Contacts Full Surname .

  12. Rental Schedule - has a yellow square for you to pick the anniversary date of the next increase.

    Is there any way we could look into having a rental schedule from the last rental increase (12 months) that you could not issue a rental increase within that period. As NSW can only increase the rent once every 12 months.

  13. With the addition of the new Tasks feature, it would be great once a Task has been Done to also have the ability to Archive. I have noticed that although the task has been changed to Done, it still appears on the Task Tab against the Property, Tenant etc, and it gets confusing when you are working through tasks specific to that property, as the Tasks list looks long, when in fact it isn't.

  14. Please consider adding the option to select the property when paying selected creditors. It would make life easier as currently we need to go through all invoices entered although we only need to pay 3-4 (overdue) invoices for a specific creditor.

  15. Currently water invoices are only printable by manually printing each one - being able to print all invoices entered in a day for postage would make this job much quicker.

  17. Ability to add the status of the owner's compliance on their ownership statement, so they are aware if their landlord insurance, smoke alarms compliance is up to date for each property.

  19. Would like the ability to set the statement date rather than on the day the statement is created, so a full month statement can be created. Currently if month end falls on a weekend the report is dated for the day the statement is generated.

    As a example we would like to create an ownership statement for the 31st of the month so the statement period is from 1st - 31st of a month in line with accounting periods.
