  3. New bond work flow updates are great, however to enable us to meet the requirements of the Act in providing the required notice for the Bond Top up in Automated Communication a Bond Top Due Date and the ability to set automation on the rent increase date not just prior would be required.

  5. Please look at putting in the ability to create your own wording for a type of increase. We have a several tenancies which just don't quite fit into the standard "fixed, CPI, market" category.

  6. Issue 1 - (Compliance – Current) - This does not accurately reflect if a property is compliant or not.

    Non-Compliant properties that have current compliance dates (This marks Compliance as Current in PT), however the actual reports are Non-Compliant due to Electrical/Gas/Smoke Alarm issues to be rectified.

    • For the property to show as Non-Compliant in PT – I must add in the Notes section: NON-COMPLIANT to help identify the Non-Compliant properties.

    • Could a Non-Compliant Tick Box be added to the Compliance Register and the Property Section to assist with clearly identifying the Non-Compliant Properties or Category even when…

  8. We would love to see a pop up come up when entering Tenant vacate information for specific information that needs to be done for that property - e.g. we have one property and if it's going to be empty for more that a week the gas pilot needs to be turned off by the body corp maintenance guy otherwise the owner gets hit with a large bill when it's vacant. The pinned notes are not obvious enough unless you consciously click on them to see what they are.

  10. Current statements do not include invoices, rather they are a separate document. Landlords have suggested to us that they would like to see their statements include invoices from creditors shown in the same pdf document as their month end statement.

  13. If the tenants put the invoice number on their rent payment (instead of tenancy ID), then PT receipts the money to the correct tenant automatically.

  14. We would love to be able to schedule an ingoing condition inspection without a tenancy profile. We often have staff completing inspections before we have leased a property, particularly with our current turnover rates here in Vic. It would be advantageous to have a manual add from the property profile.

  16. Ability to Archive Properties instead of Deleting

    If a landlord gives back a management of a property or access is required for an old report for a property, there is no ability to make a property/inspection active again without contacting support.

    Reports are not accessible on deleted properties.

    Archived properties should not be included in the active property count.

  17. It is annoying that when you edit a tenancy invoice for whatever reason that the system cancels the original and creates a new invoice. You should just be able to edit it and I don't understand why you can't.

  18. Allow changes to the maintenance request email when going from Quote to Work Order in case there is some further information about the job. I often have to email the tradesman in a separate email to inform them of extra information. The Quote to Work Oder should also say QUOTE ACCEPTED when changing to a a work order as the current one often gets missed by my tradesmen.

  20. The matching of payment references to tenancies needs to be more intuitive. We need tenants to be able to put a descriptive word in their payment reference so that it is clear what the payment is intended for and there is no confusion where it should be allocated. Especially if the payment is for something other than rent, its important for them to be able to add a descriptive word in the payment reference such as "water" or "bond".
