  1. It would be much easier for tenants to understand their receipts and ledgers if rent was calculated to the day.

    It would reduce large part payments and the confusion that most tenants have regarding this especially when looking at their receipts.

  2. It would be great if there was an option to record both the first and the last day for a commercial/retail tenant to exercise their option to renew their Lease. This would allow us to identify tenancies with upcoming option periods and enable us to proactively engage with tenants before the options lapse. I understand there currently is an a option date available under Lease, Rent &Outgoings Tab, however no one can really explain which date to enter (different answers - Lease expiry date, first date to exercise option and last date to exercise option).

  4. Recently discovered that landlords and tenants with hotmail emails fail. Lots have hotmail. please fix so I don't need to contact them externally to property tree

  5. When creating a new Inspection for a tenant it would be great to be able to have Tenant Assisted Inspection as an option - currently it is only Routine, Ingoing and Outgoing. When looking at a tenant profile and an inspection is in the confirmed stage we can not tell if it is a Tenant Assisted Routine or an Agent Routine which is booked.

  6. Would love to see an option to prevent part payment of agency fees & instead hold funds until sufficient to pay the fee in full.
    Would stop owners questioning multiple payments toward letting fees etc.

  7. While the Bank Deposit page in Property Tree displays the individual receipts created (e.g. cash receipts), the Bank Deposit Sheet doesn’t. It only displays the total amount.

    The Bank Deposit Sheet (is often stamped by the bank and) is kept for record/audit purposes.

    Having individual receipts listed would provide transparency on each transaction.

  8. Regarding the Income and Expenditure Statement, the owner listed the items required by the ATO. They would prefer to not have the statement show information that would come from another party (ie bank/broker).

    Example - Total capital allowances & Total legal fees

    They suggest that PT produce subheadings that align with the ATO fields and group the expenses into the subheadings. For example;

    Total Repairs
    - Air Conditioning
    - Fire Protection
    - General Repairs and Maintenance

    Total Agent Fees
    - Income and Expenditure Fee
    - Residential Management Fee
    - Administration Fee

    Total Body Corporate Fees
    - Strata - Admin /…

  9. When a property manager / registerd PT user, requests a Income & Expenditure statement, it would be helpful if the email with the link to download the statement, goes to the person that requested it.

  10. Previously in REST when entering a rent increase that didn't line up with the tenant's existing payment cycle there would be an option to raise an invoice for the difference in the rent increase for the period between the rent increase effective date and the tenant's next payment cycle. This would mean the tenant's payment cycle isn't impacted and the owner doesn't have to wait till the next payment cycle for the increase to come into effect.

    So some tenants paying monthly it could mean the owner is having to wait an additional 30 days if the rent increase is…

  11. Since the tasks upgrade has happened we are finding we are having to double handle a lot of things. especially maintenance, to be able to follow up
    when entering maintenance we used to just put a note in with a follow up date, now we have to create a maintenance request, a task and a note which is creating a lot more work and becomes confusing when having to redirect to different pages to update dates and notes.

  12. It is currently not possible to see any PAID Tenancy Invoices from the Tenancy Profile > Financials tab.
    Any chance you can add a ‘View Invoices’ button to the Tenancy Profile > Financials tab > Outstanding Invoices section, which then takes you to the ‘Find Tenancy Invoice’ screen, with the filter for the individual Tenant already selected?
    It would work exactly like the already existing feature for ‘View Fees’, but in this case it’s for Tenancy Invoices.

    It might also be good to have that feature available for the Creditor Invoices on the Owner Profile.

  13. Having the ability to export CSV for 'Reconciled Items', 'Unreconciled Items' & 'Adjustments', from the Bank Reconciliation screen and also from the Trust & Reports screen, would make any troubleshooting for Bank Rec Variances a lot easier.

  14. It would be helpful if we could have the option for more than one bank account to be configured for direct debit payments. E.g. if a couple each want to pay half the rent from there own accounts via direct debit.

  20. Ability to enter an increase to bonds like we do when entering a rent increase to the rent schedule, and this would need a due date.

    The due date could trigger an auto comms to send that the bond top up of X is due to be paid, and auto comms could be set to send X days ahead.

    This way, the original bond details remain (what was required at the time of commencement) and would track all bond top ups as rents are increased during the tenancy.

    Hi Supporters, we're pleased to advise that this idea has been picked up by the Product Team and is currently being outlined for our developers. We'd really love your input into how this could work if you'd like to give us any feedback on the following flow...


    1. When entering your rent increase, include a checkbox for "Bond Top Up Required". When selected, you can enter the amount the bond needs to be topped up by and choose the Bond Type that it relates to (ie, Residential Bond).


    2. Once saved, the Bond Top Up amount would appear in the Scheduled Rent Change list for transparency of what has been entered (the increased rent amount and bond top up amount on the same line).


    3. The Bond Top Up Amount would be added to the Bond Required for the chosen Bond Type. This then creates an outstanding bond amount.
