  1. It would great if a report can be generated with just the TOTAL amount of fees charged for a particular period, by breakdown of each property.

  2. It would be ideal if Business Insights could provide an Average fee amounts in $. for a selected period as part of their Fees reporting. eg Average Letting Fee by $

  3. Ability to preview the Sales Statement without sending them to the Company Email. Currently, the only option is to send the Sales Statement to the Agent, which uses the Company Email. However, that causes an issue if the Salesperson doesn’t have access to the Company Email. If we can preview it before sending it, it allows us to double check the information.

  4. Just as tenants are emailed invoices, there should be an automated email when cancelling said invoice so there is no need to do extra emailing for notification of the reason for cancellation.

  5. Have the ability to pin/favourite files in document management so they always appear at the top of the list. Currently they all appear in the order they were saved, so when you have a property you've managed for a long time, the most important files can be the very first ones ever saved

  6. We have queries on the I&E statements and when going back to either the PM or owner it will be easier if they can see the account name instead of the account code on the ledger. There is no report to show you what has been used under a specific account code other that the ledger.

  7. Tenant invoices created through invoice genius should be able to be sent to all/multiple tenants not just the primary tenant (as this option is available when entering a single tenant invoice).

  8. Reports for inspections dont need to show the cancelled ones- we should be able to remove them from the report.

    Note: Currently you can filter to just see "routine" inspections (excluding ingoings and outgoings), and the "in progress" Status, however this will exclude closed inspections from the report alongside cancelled. 

  9. Keys - It would be great to be able to enter a note in the key field that shows up on the property screen when there is no key number allocated, eg, if the agency does not hold a key for whatever reason.

  10. PT is very hard to read when you put a email / note in the notes section and it makes it go into a paragraph. Not easy it this is needed to be printed for some reason. Would be good for it to save as it is put in there.

  11. Sometimes rent is receipted twice due admin error and tenants think they are well ahead therefore it is important for tenants to be notified of their new paid to date.

  14. We have had a lot of owners request for their EOFY statements to be sent to them as an excel file rather than a PDF file.

    It would be great to have this option to generate the statement as an excel file - if and when required.

  15. Change of ownerships should override invoices due and hold funds for old ownerships. And should be for property manager to instruct to settle invoices to complete for change over to ensure funds that are owed to new ownerships aren't paid to invoices.
    Its almost impossible to keep track of when you have a number settling and bills like water, rates and strata levies are ongoing.

  19. When creating a bulk mail merge to the ownership, an option up the top with 'filters' should be 'Scheduled Inspection'. Exactly like when you are sending a mail merge to the tenancy. My agency sends out Inspection notices out to the owners as well.

  20. It would be a good idea to have a space listing all your terminated properties on the vacancy dashboard so you can see not only your vacating but also your 90 day termos coming up etc.
