  2. We need more information in the Property Details section:
    - a section to enter the location of the car space(s)
    - a field for number of storage cages and their location
    - tick boxes for whether property has embedded electricity, gas, hot water, internet etc.
    - a section for material facts

All invoices paid or added to property tree or Invoice Automate automatically added to the owners portal under their own section so that you can give the owners auditor access to their portal to access all the invoices for reconciliation without having to request the information from the agents.

  4. Currently, property address is only displayed when task is created under a property profile. I’d like to suggest including the property address in task notifications when tasks are created under owner or tenant cards too. This would make it much easier to quickly identify which property each task relates to.

  5. Requesting the ability to increase the size of the email template screen (similar to this option which is available in Notes by dragging down the triangle/dashes in the bottom right hand corner)

  6. Would love the ability to be able to be able to remove / cancel any withheld funds no longer required in an ownership account when completing a bulk disbursement via "Pay Ownership" rather than having to go into individual ownership profiles to remove it.

  9. Feature Request: Automated Owner Invoice Overdue Notifications

    Property Tree already offers strong automation for arrears, inspections and maintenance, but there’s a gap when it comes to ownership invoices.

    I’d like to propose an automated workflow that triggers when an ownership invoice becomes overdue, with the ability to send a branded email reminder to the rental provider. This would be particularly useful for items like landlord insurance renewals, smoke alarm subscriptions, compliance services and other owner-funded invoices that require timely payment to avoid lapses in coverage.

  12. Create a merge link that pulls only invoices in arrears, the current link "Tenancy_OutstandingInvoices" pulls amounts for all invoices, whether overdue or not.

  14. Can we have the option to create multiple credits against a tenant? Only 1 credit can be created for future invoices at the moment which is tricky when it might apply to several different types of charges - ie Rent, Rates ,Insurance. The ability to recoup this from future ownership funds to refund to the tenant rather than have to process the refund as a creditor payment would also be better.

  16. When a creditor gives a refund (credit) against his original invoice.
    It would be good to allow the credit to be entered against his previous invoice or on his ledger.
    Even if it leaves a credit balance on the creditor.

  17. I would like to suggest that documents are automatically deleted from the file if archived 7+ years - to be in alignment with privacy requirements
    OR
    Report to be generated showing files that have been archived for 7+ years so we can review and delete documents accordingly

  18. An enhancement to the MRI Owners Portal that would greatly improve compliance and reduce manual follow-up for property managers. Enable owners to upload their landlord insurance documents and update policy details (including expiry dates) directly in the portal. The system could update compliance on the owner card and if applicable automatically send reminders to owners when their insurance is due for renewal.

    Key Benefits:

    Owners can self-service updates, reducing admin workload.

    Automatic reminders (e.g. 60/30/7 days before expiry) help prevent lapses in coverage.

    PMs can view status at a glance and export reports for compliance.
