  1. We have tenancies where it may be a leasehold, owners friend, family etc and a bond may not be payable but it will come up on the "no bond held" report.

    It would be good if you could enter in "No Bond Required" in reference or as a drop down option so it had it's own report for filtering.

  2. Addition of an option to have documents such as lease agreements & routine inspection reports completed in Inspection Express to not only auto-feed back into PropertyTree but for such documents to be auto-ticked to be 'visible on portal'.

  3. We should received a notification email to list out all of the quarterly invoices that we are missing on for quarterly invoices like Sydney water, strata levies and other quarterly invoices that we should entered. This is very important to alert us as agents that we should be receiving these missing bills on a quarterly basis and to avoid interest charge on the invoices.

  5. There as Strata Plans that are attached to a Community Scheme but there is no way to link the two in PT so if we have a pool certificate for a community and various stratas under the community there should be a way to link all the properties under the one community, not just for compliance reasons

  6. When selecting which owners to pay, it would be great to have a column which shows what the tenants actual rent amount is. The amount and pay cycle (EG $500 weekly or $1000 fortnightly etc).

  7. Having the option to lock individual users profiles so those users can only see information related to their own portfolio. EG a Property Manager would only be able to look up their own portfolios cards, rent arrears etc.

  8. To be able to enter management fees as a flat fee. - IE. we have stakeholders that pay their management fees quarterly and annually.

    We currently enter this in as a (manual) fee and then have to label each stakeholder whereas if it was an option to have a non-percentage flat fee this would also allow us to capture this in our fees reporting each month/year.

    Currently it is very manual to capture this for reporting purposes.

  9. We have an international commercial client, who have different departments in different parts of the planet paying different elements of their monthly invoices.

    If one department eg water bill is late or questions the amount the total monthly invoice is not paid on time

    It would be helpful for us split the monthly invoice into two
    one invoice for base rent and the other for all variable out goings.

    At the moment system won`t allow us to split rent and variables out going into two invoices,. instead we must provide separate invoice for each variable out going.

  11. The matching of payment references to tenancies needs to be more intuitive. We need tenants to be able to put a descriptive word in their payment reference so that it is clear what the payment is intended for and there is no confusion where it should be allocated. Especially if the payment is for something other than rent, its important for them to be able to add a descriptive word in the payment reference such as "water" or "bond".   12. We have this morning received two (2) separate holding deposits from buyers for the same property. As far as I can tell, two active buyers cannot be added to the same property, and I have needed to rescind one of the buyers after creating a receipt for them in order to add new buyers and create the second receipt. Hopefully I will be able to reinstate the first buyers if they do eventually become the buyers to enter into a contract!...

  13. BPAY Compatible Tenancy ID so when a new tenancy is creating, it allocates the BPAY number automatically rather than manually entering it. REST use to have that and it was a great

  14. To be able to run a strata plan report to show the linked properties.

    At the moment you have to look at each individual strata plan to find the properties.

    REST had such great reporting and it is the biggest let down of Property Tree.

  15. To be able to click on reply and select a template to use for your reply.

    This would save going into the template, copying and then pasting in your reply.

    A lot of replies to emails are template replies and having this feature would save time and make emails more professional. Thanks.

For example if I send an owner an email about their routine from PT and the response is received to my outlook emails, can I link the owners reply back to my email in PT so that way i can keep the same thread going amongst other things like lease renewal responses from tenants and owners etc.

  18. Improvement Suggestion: Streamline Routine Inspection Scheduling

    Is anyone actually using Property Tree for scheduling routine inspections? I am trying and finding the current system is clunky, clumsy, and lacks essential features.

    Key Pain Points:

    Missed Properties: No way to track if a property has been missed for scheduling

    Holiday Scheduling: No block-out periods for holidays, inspectors' leave, or public holidays.

    Route Planning: No effective route planner within the scheduler, making it difficult to schedule and navigate multiple properties.

    Current route planner only allows for 7 properties, which is insufficient for our needs (up to 15 inspections per day).

  19. Allow for the automatic routine inspection scheduling to be without a set time, so it reallocates the next inspection for the same time frame as the last inspection when it is closed rather than looking at the default inspection configuration.
