Status updates on Work Orders
Work orders should have "Status Updates" on work orders. Such as Quote Requested, Waiting on Approval, Work Order sent, Completed, Rejected, Hold, Owner Attending.

Tenant invoices into tenant documents from Invoice Genius
Can tenant invoices that are created through invoice genius be automatically included into Tenant & Property Documents? This will help with ensure that water usage invoices are issued to the Tenant at the same time as an Owner Invoice. Manually entered invoices appear, just need Invoice Genius ones as well. Thank you

When on a laptop or small screen - can't access or click on the icon for configuration. No scroll function to bring it onto screen.

Clarification Regarding Lease Renewal Option Dates
It would be great if there was an option to record both the first and the last day for a commercial/retail tenant to exercise their option to renew their Lease. This would allow us to identify tenancies with upcoming option periods and enable us to proactively engage with tenants before the options lapse. I understand there currently is an a option date available under Lease, Rent &Outgoings Tab, however no one can really explain which date to enter (different answers - Lease expiry date, first date to exercise option and last date to exercise option).

Would be great if you could add a swimming pool icon next to bed / bath / car on the property tab. Would help running reports on property features etc

Filter the Bond summary report by Tag
Have the ability to Filter the Bond summary report by Tag.
This is particularly useful after importing a Sale of Rent Roll to check the bond status of the imported tenancies only.

Tenancy Ledger to display total amount paid by the tenant
The Tenancy Ledger should be displaying the ‘total amount paid’ by the tenant (as per the bank statement), and then show the breakdown how it has been allocated (e.g. to rent, outgoings, gardening etc.)
REST ledgers show this, which makes it easier to read the ledger and compare transactions to the bank statement and/or the actual paid amount.

Inspection type to show option of Tenant Assisted Inspection
When creating a new Inspection for a tenant it would be great to be able to have Tenant Assisted Inspection as an option - currently it is only Routine, Ingoing and Outgoing. When looking at a tenant profile and an inspection is in the confirmed stage we can not tell if it is a Tenant Assisted Routine or an Agent Routine which is booked.

Managing Bond Arrears - Due dates
I'd like to see the bond arrears page improve. Currently there is a screen that shows how much arrears is outstanding, it doesn't however tell you when the arrears is due. For instance, rent increases (and therefore bond increases) are listed for future renewals = not yet in arrears. Then have to cross-reference and double handle. Needs an additional column or filter to show what's due and when.

Deactivating Bricks & Agents (Maintenance Plus) without having to close all jobs first
Bricks & Agents (Maintenance Plus) is a third party product that integrates into PT/MRI. We as PT/MRI Clients should be able to deactivate regardless of whether jobs are open or not in the maintenance tab section.
By PT/MRI not allowing this option it allows the third party application to hold us ransom to their product which we are no longer wishing to use.
Either -:
PT imports the job information in full form third party and allows deactivation without jobs requiring closure
PT allows deactivation without jobs requiring closure so that we can start using the property tree maintenance product…

Besides .PDF and .VCS offer to download summary inspections in .ICS so you can integrate to outlook calendar or any other calendar
Saving data and integrating it into your daily calendar would be very nice to have.

add a photo to the body of a mail merge email
we oversee entire complexes and sometimes we need to email all tenants regarding certain things that require a photo being sent - currently have to attach a photo to a Word doc and then add it as an attachment.
It would be great to be able to just paste it into the body of the email so I know it's easy to be seen by the recipient.1 vote -
accommodate for international bank transfers
In PT you can only edit the Owner's contact payment information to either EFT or Cheque.
The EFT method requires AU specific account details which for any Owner with an international account is impossible to provide.
As a workaround, our accounts team set the method to Cheque as it is the only alternative in this scenario, of course, they do not process the payment by Cheque.
Owners not happy with this as not accurate for their financials and reporting
