  1. Have the tenant lease start and end date appear when doing a create tenancy invoice (currently does when oncharging from the creditor invoice or invoice genius). Also show if a vacate date is entered

  3. We would love to see merge fields for the compliance dates so that they can be easily inserted into lease agreements and disclosure statements - in particular, the last serviced date

  4. There really needs to be receipting rules specific for commercial tenancies. We use the tenant download feature, and the receipting rules appear to be more relevant to residential receipting and causing issues for commercial tenancies and making their ledgers very untidy. Even if it could be possible for commercial tenant's payments being receipted to held funds then after the download/receipting is completed then you could run the held for tenancy report and ensure commercial funds are allocated correctly ie to the oldest rent invoice first!

  6. I have an owner with multiple properties over two agencies.
    He wants to be able to sort or filter his documents in the 'my documents' section.
    There is no option to do this and order the current order seems be be a bit random.
    Would be nice to be able to select a property and only have its supporting documents available on the screen.

  7. • ability to charge Commercial Tenants any Fees, such as Management Fees that are 100% payable by tenants
    • and have those fees recorded on Agency Income reports and stats
    • the invoice date & due date are also very important, with a proper Tenancy Invoice Due Date, NOT “Tenancy Invoice Due Date ## Days” after issue – this formula does not work – not even with the current PT Recurring Creditor Invoice

    Currently,
    • to charge such fees we need to create one-off invoices (because recurring invoices doesn’t work for this scenario). However, this is still not a solution,…

  8. It would be great to have PropertyTree on an application, not just the "Property Contacts" application where it's contacts only. It's critical to be able to record phone calls/sms's/notes when out on the road and also be able to just click on owners/tenants phone numbers from the site; so really combine PT Contacts app with the Propertytree website

  10. Improvement Suggestion: Streamline Routine Inspection Scheduling

    Is anyone actually using Property Tree for scheduling routine inspections? I am trying and finding the current system is clunky, clumsy, and lacks essential features.

    Key Pain Points:

    Missed Properties: No way to track if a property has been missed for scheduling

    Holiday Scheduling: No block-out periods for holidays, inspectors' leave, or public holidays.

    Route Planning: No effective route planner within the scheduler, making it difficult to schedule and navigate multiple properties.

    Current route planner only allows for 7 properties, which is insufficient for our needs (up to 15 inspections per day).

  11. There should be BCC option when sending emails through communication. It is imperative as at times, "To" recipient will not review the others whereas necessary for internal reference and communication.

  12. Similar to a change of ownership, it would be great if there was a change of tenancy option. This would be used when there are multiple tenants on a lease/in a property and one/some of them were to move out and others moved in. The change of tenancy option would allow for a record to be kept of the original tenants, the change over and all the details associated whilst also not having to delete any names or create entire new profiles and manage rent dates etc.

  13. I noticed that if there are multiple properties under one ownership, then the owner ledger shows all properties records together, it is hard for us to find a record of one single property, hope you can a function allowing user to check owner records of one single property.

Currently when adding a creditor to the quote request there is a "X" next to them but once the quote request has been sent you can not clear this creditor without cancelling the whole job or approving another quote. I have an instance where multplie contractors are not able to attend to quote on a job and I can clear them off the quote request which now has 7 creditors attached to it. If the creditor advises they can not quote on the job there should be an option to cancel that creditor off the job.

  19. When we assign a trade and send a work order to a trade, it would be handy to have the option to unassign and re-assign a new trade to the same without having to delete and re-create the job.
    So often we have the tradie ring and say they're to able to attend, so it would be good to just remove them and send to someone else, rather than cancelling and re-sending.

    This is often different to the Company name (Lease name)
