Auto update compliance register
When we receive an invoice updating compliance, have a tick box (like the one we use to close maintenance) to update the date that the compliance is due.

Automated Key Return Reminder
It would be great if there was a way to have an automated message sent to individuals that have logged keys out as a reminder to return them. Something similar to the below (both text and email would be great)

This is a courtesy email confirming the keys collected are now past their due back date.

Reply button for emails within communications tab in tenant/owner profile
To reply to emails within the communications tab without having to go into the communications page and searching for previous emails. Currently can only print emails from the tenant/owner profile and not reply to any emails.

Show arrears and invoicing owing on receipts
Have the total arrears display on the receipt. On the receipt screen once entered it shows the arrears for rent, this should come through to the printed/emailed receipt. Same for invoices - it doesn't currently show the outstanding amount, only what has been paid (it doesn't even show what the original invoice amount was)

Ability to add owner's compliance status to monthly ownership statement email
Ability to add the status of the owner's compliance on their ownership statement, so they are aware if their landlord insurance, smoke alarms compliance is up to date for each property.

Creditor current bsb and account to show when loading invoice
Creditor current banking details to show when loading invoices.
It is too easy for a creditor to change bank accounts and not advise in writing separately.
Just changing their details on an invoice seems to be the new norm.
We need to see the banking bsb and account details to check when loading invoices.

Option to send job progress email.
After a work order has been sent, the only options currently are "Re-send work order" and "download work order". It would be very helpful if there is an option for "send a request for job progress". This way we can conveniently follow up with the creditor.

Once a note is entered against a maintenance job it would be good if there could be an indication that there is a note in there such as the same where it lists the number of pictures against the same maintenance job

New Tenant Water Invoice
Add a Water invoice for tenants where we can add a water reading into the tenancy invoice and have that new water reading update against the reading information stored on the tenant profile. This information should then populate against the new water invoice that is entered against this tenant

Pop up on rent increase if dated within 12 months of last increase
With the new legislation coming into effect, is it possible to have an alert when entering a new rent schedule that the last rent change was within the last 12 months? The user then has the option to continue with the new rent schedule or cancel. thanks

follow up inspection option
It would be great to have another inspection type 'follow-up inspection' we can use for return inspections. The reason being, it would then be able to be scheduled without taking the next scheduled routine out of the system which unfortunately can result in an error putting it back in after the follow-up is complete. The follow up should be it's own separate type and schedule. That way it can be scheduled after a routine without affecting the next routine.

Smoke alarm compliance
The old smoke alarm display had better information at a glance. It showed the date the smoke alarm was last serviced and the type of smoke alarm.
Could that please be included in the Register so it can be seen at a glance and not having to go via the pencil.32 votes -

Workflows - ability to have a workflow that does not need to be attached to a property/owner, etc.
Workflows - ability to have a workflow that does not need to be attached to a property/owner, etc. New managements for example, being able to have the workflow from when you receive a new management agreement - so from the set up of the owner/property, etc. Obviously we don't have the owner/property in the system. The workflow template currently starts at saving the management agreement under the owner, and those final bits. Owner fees for new tenancies should only be charged after the lease commencement date.

Additional Sales Merge Fields
There is no option for a merge field for commission, the commission amount needs to be on the Sales Advice & Tax Invoice to Vendor, not being able to merge this information directly onto the Sales Advice & Tax Invoice leaves alot of room for human error, especially when entering multiple sales. There are also no merge fields for Vendor & Purchaser Conveyancer contact details (phone numbers, emails etc) also important to be noted on the Sales Advice

Automated Invoice Reminders
You can only send an automated reminder for invoices once it's in arrears, suggest having a days' before option so 7 days before it's due, tenant gets an email reminder.
