Property Tree Application - Access more functionality from mobile
It would be great to have PropertyTree on an application, not just the "Property Contacts" application where it's contacts only. It's critical to be able to record phone calls/sms's/notes when out on the road and also be able to just click on owners/tenants phone numbers from the site; so really combine PT Contacts app with the Propertytree website

Filter outstanding commercial rent invoices from overdue invoices list
Add a filter to exclude commercial rent invoices from the list of overdue tenancy invoices. Commercial invoices are sent to tenants 14 days before they are due so they end up showing as overdue when we want to just check on overdue water usgae or outgoings invoices

See tenant paid to dates and arrears while receipting
When you entered a receipt into Rest, you could see where the tenants would now be paid to and also what remaining arrears there were left to pay. In PropertyTree you can't see this unless you open the receipt again after it's confirmed.

Ability to filter owner automatic communications for routine inspections
At the moment we can only turn on or off automatic communications to all owners. There is no option to have it only for select owners.
We only have a handful of owners wanting to be invited to routine inspections and having the ability to turn on the automatic communications just for those owners would be ideal and save a long and tedious manual process of filtering the database to find those owners then send them an email.

Lease only option when don't manage it for commercial
Suggest a lease only option when don't manage it for commercial properties but need to receive first months rent to cover lease fee - and system to be correct as not vacating the property either. Alot of work to enter and setup a tenant that not managing a second option for commercial lease only properties.

Could we have the option to colour code tabs for tenant, property and owner cards?
We could set for example:
Owner tab with a colour for GST registered and another for NON-GST registered
Tenant tab with a colour when it is a Retail LeaseThat could save having to search for the information especially when someone on leave or handing over the portfolio to someone else.

See easily if maintenance/work order has been sent
When you are doing work order, it would be really handy to be able to see if you have created a work order but not actually sent the work or quote order. At the moment it says it's open but you can't see until you go into each work order if it has been sent to not. we have had a couple of issues lately where they have not been sent and we think they have.

Contact Name Display on Caller ID for Property Tree Contacts App
Presently the Caller ID on the contacts app displays the Contacts First Name and the Initial of the Surname. It would be more useful if the caller ID could display the Contacts Full Surname .

Ability to record on ledger if a tenant is removed from the lease
It would be great to have the ability to record when a tenant has been removed from a tenancy without having to create a whole new tenant card or simply delete the outgoings tenants details.
Deleting the tenants details and changing the profile name just erases the tenant and makes it hard to provide a reference for them in future.
Creating a new tenancy card means having to download and re-upload all files from the old card to the new and prevents the display of their previous history when generating a ledger.

Have arrears reminder sent to "accounts" contact instead of "tenant"
Being able to have the ability to send all invoices and reminders to the "accounts" contact and not the "tenant" contact. When the contact type "tenant" has unticked to auto send invoices, they do not get the invoices emailed to them. The contact that is ticked "Send auto invoice" gets the invoices but this contact does not get the reminders because their contact type is not "tenant" the "tenant" contact gets the reminder even though they didnt get the invoice.

Rent Credit Type report
Currently you are able to create different rent 'credit types' eg deferral, abatement, rent free period etc however there is no report that surfaces the 'rent credit types' or reason for credits (the find transactions report displays credit type as 'Credit - Tenancy' only)
Can we add in a Report for Tenancy Credits which displays the fields Credit Type, Reason, Amount, etc or add this information to the existing 'Find Transactions' report?

create the ability to change commercial tenant invoice due dates
because commercial tenancy agreements are all different (unlike residential tenancy agreements), there needs to be more options when entering a commercial tenant and their rent invoice specifics. i.e. options to select when a rent and budgeted outgoings invoice should be due (e.g. 14 days before rent cycle) without changing their payment cycle.

Owners on hold to withhold payment to creditors
When an owner is put on hold then there should be an option to either withhold everything (including paying creditor invoices) or withhold only payment to the owner but pay the creditors.

Add a Business Role filter to anywhere there is a filter for Portfolio
Add a 'Business Role' filter to anywhere there is a filter for Portfolio.
Including Find Pages, Reporting and all Dashboards
This will assist immensely when reporting or searching for anything by Portfolio to define the results by a specific Business' Role.
As an example, currently in Find Profile > You cannot find a simple list of properties that are UNASSIGNED for the Business Role 'Property Manager'.

Have owners name/invoice details in the work order (not just the email)
Owners details (NAME) are not appearing on work orders via link.
Tax invoices should be addressed to the owner care of the estate agents address.
There is no mention of the owners detail at all on the work order link.
We have it set up so they get the owners details in the original email. However when work orders are going through to the contractors accounts department they are not receiving the owners details. We would like a field included on the work order to include owners details so invoices are received correctly.22 votes -

Include a pop up when entering in a vacate date of whether the agent would like to remove an upcoming routine inspection or not.

Ability to Delete a Note
It would be good to have the ability to delete a note on an owner or tenancy file. Currently if I accidentally create a note to the wrong file I can't delete it, only edit it to say note created in error

Being able to block out dates for public holiday or leave
When scheduling inspections into the future it would be handy to have the ability to put a note on certain dates to remind you that date should not have inspections added
