Workflows - ability to have a workflow that does not need to be attached to a property/owner, etc. New managements for example, being able to have the workflow from when you receive a new management agreement - so from the set up of the owner/property, etc. Obviously we don't have the owner/property in the system. The workflow template currently starts at saving the management agreement under the owner, and those final bits.   3. We would love the ability to choose the frequency of an owner statement dependent on our owner's requests. Eg. we have owners that only want 1 statement per month, but want a mid-month and end of month payment, so receive 2 statements, and other owners that are happy to receive 2 statements per month. This selection could be saved on the owner profile so when processing the owner payments, it would only need to be run once and Property Tree would know the owner preferences.

  4. When you have a lost management and this is ticked in the property, you should be able to archive the tenancy without putting in a vacate date as technically they have not vacated. This would be useful if the tenancy has a rent credit and the ownership has already received the funds.

  5. Level of authentication when updating different things in PT, should be configured by agency rather than a one rule for all accounts.
    Currently PM's have to authenticate when adding a new Owner to PT, some agencies do not want this & would like to have option to switch it on, or off

  7. When issuing a work order for a tradesperson, we should be able to select a due date that they need to have this completed by. If they don't complete it by this due date, we can then filter through overdue work orders and follow up from there.

  9. Currently, the owners need to download the ledger in order to view the tenants 'effective paid to date'. The ownership portal currently only shows when the tenants next due date is for rent, which is not reflective of when the tenants are actually paid to. It would be great if this could be changed to reflect the effective paid to date as it is a more accurate representation of the rental payments.

  10. We need to provide a final trust account summary of what a tenant owes when they vacate.
    The account summary must include tenant outstanding invoices, rent arrears, and credits so they are aware of what needs to be paid to finalise their vacate.

  11. It is currently not possible to see any PAID Tenancy Invoices from the Tenancy Profile > Financials tab.
    Any chance you can add a ‘View Invoices’ button to the Tenancy Profile > Financials tab > Outstanding Invoices section, which then takes you to the ‘Find Tenancy Invoice’ screen, with the filter for the individual Tenant already selected?
    It would work exactly like the already existing feature for ‘View Fees’, but in this case it’s for Tenancy Invoices.

    It might also be good to have that feature available for the Creditor Invoices on the Owner Profile.

  12. Can the storage limit please be increased as it is not large enough to save an entry report in the renters document section or any document section for that matter. We are resulting to saving them on Google Drive..

  13. We can view through the eye statements although it is not how they appear when being sent to an owner and too large to be able to check especially on a larger rent roll. Ability to send statements to agency like the Income and Expenditure Reports so we can accurately check statements prior to sending to the owners

  14. Would like a template field for Tenancy Overview to enable an overview to be included in a mail merge for rental arrears sent to the tenant by email. I think this would help the tenants understand the arrears and avoid PM's having to send 2x separate emails.

  15. Add a filter to exclude commercial rent invoices from the list of overdue tenancy invoices. Commercial invoices are sent to tenants 14 days before they are due so they end up showing as overdue when we want to just check on overdue water usgae or outgoings invoices

  16. When you entered a receipt into Rest, you could see where the tenants would now be paid to and also what remaining arrears there were left to pay. In PropertyTree you can't see this unless you open the receipt again after it's confirmed.

  17. Please add time based fee triggers for property transactions. Eg we require admin fees to be entered under the property for some of our managements and only for the common property for unit blocks owned by one ownership. Would be great if we can have this set up to trigger on a certain day of each month prior to end of month being run so they will appear on these owner statements.

  20. At the moment we can only turn on or off automatic communications to all owners. There is no option to have it only for select owners.

    We only have a handful of owners wanting to be invited to routine inspections and having the ability to turn on the automatic communications just for those owners would be ideal and save a long and tedious manual process of filtering the database to find those owners then send them an email.
