  1. When an ownership owes a vacate credit, outstanding creditor invoices can still be paid. Vacate credits owed to tenancies should prioritse over creditor invoices and not be able to be paid until the vacate credit is processed as the funds are owed to the tenancy and is not techincally the ownerships available funds.

  2. Having the automatic ability that once an owner is set up on portal, their historic statements show from before they signed up to the portal.

  5. It would be very useful to be able to see each page in preview form of the documents uploaded into the property/owner/tenant card so we do not have to download each document to view it.

  6. Being able to have a portfolio check of all tasks for the day/week. A checklist that can be used/printed off that shows the daily arrears, vacates, expired leased etc.

  9. We need a way to track Invoices through Invoice Genius. Once an invoice is sent there is no way to prompt a PM to approve or to flag that the invoice has already been entered into invoice genius. There is no record of notes for the activity pertaining to an invoice. Invoices need to be time stamped with status updates - Entered > approved > Processed > paid.

  10. It would be great to be able to update a Work Order status back to a Quote Request. (Scenario where a creditor was sent out to complete a repair for example, and a replacement was required, so a quote was submitted)

  12. We are required to have a water meter read on the Ingoing Property Condition Report though there is no where for this information to be carried over into PT.
    We will need to check invoices prior to the auto processing incase a property has been sitting for a few days and retic has been on / property has settled / water leak. We need to be able to clarify which has always been a great audit feature when you can put the KL used with the dates. Didn't need to go back and look through invoices and clarify as you…

  13. The Rent Summary Report within the Tenancy Tribunal report is a very difficult report to explain at tribunal when an explanation is required eg to a judge and or tenant

    It would provide alot more clarity if the Date Paid column also included the paid to date of the rent paid at that date. This would explain the Arrears Amount column as well.

  15. Some tenants need reminding that rent has just dropped into arrears sooner than others, like repeat offenders, on the tenancy profile, where you can turn on or off rent arrears notices, it would be great to be able to quickly click a button that would send a rent arrears notice via email or text to only that tenant.

  16. We want to be able to flag when an invoice has been sent to the owner for payment, it's confusing when looking at closed maintenance where no invoice is linked or entered as a disbursement so a tickbox "Invoice Sent to Owner" when completing the job would be helpful

  18. The tasks is great, I love it but it could be so much better!

    I have seen a few suggestions and they are great but the below with some of those combined would make it perfect.

    • Having a tile on the dashboard for tasks
    • Be able to create general tasks that are not linked to a property for say but to a person/user
    • Automated tasks related to lease renewals, inspections, maintenance, new tenants, vacating tenants, new property etc
    • Maybe a task that can be created to attach with emails to follow up on
    • With the automated tasks, would be great…

  19. There should be BCC option when sending emails through communication. It is imperative as at times, "To" recipient will not review the others whereas necessary for internal reference and communication.

  20. Ability to enter budgeted amounts in addition to recording actual amounts so a Variation Report can be created monthly. This allows the system to be functional in providing timely and correct information.
