  1. We have found that strata companies and now many of trades will not click on links. This is causing us duplication of work as we resend the work order as an attachment.

  2. Under the property compliance tab, allow an option to create a task straight from that so you aren't in effect duplicating data by then creating a task.

  4. Regarding the Income and Expenditure Statement, the owner listed the items required by the ATO. They would prefer to not have the statement show information that would come from another party (ie bank/broker).

    Example - Total capital allowances & Total legal fees

    They suggest that PT produce subheadings that align with the ATO fields and group the expenses into the subheadings. For example;

    Total Repairs
    - Air Conditioning
    - Fire Protection
    - General Repairs and Maintenance

    Total Agent Fees
    - Income and Expenditure Fee
    - Residential Management Fee
    - Administration Fee

    Total Body Corporate Fees
    - Strata - Admin /…

  6. It would be much easier for tenants to understand their receipts and ledgers if rent was calculated to the day.

    It would reduce large part payments and the confusion that most tenants have regarding this especially when looking at their receipts.

  9. Have the ability to customize a tenant's receipt.
    Rent paid to and from dates on tenant receipts are confusing tenants, it should have rent paid from {date} to {date} with part payment {$amount} effective paid to {date} like the tenants ledgers.

  10. Sale Statement Tax Invoice - very simply please add in a total owed figure.

    The current statement shows money in and expenses incurred but not the final figure owed by the Seller. Or also in the instance the Agency needs to return unused funds. Also why can't we include our trust account details on the statement ?

  11. Can you please add a default Tenancy Expense Account Group & Code to the Configuration > Accounts (like other Account Groups/Codes are setup), so Users don’t have to create it, however can customize if necessary.
    Unless the Tenancy Expense Account is used or displayed on any reports, the name for the Account Group & Code can be very generic.

  12. It would be helpful under the financials tab in the tenants under outstanding invoices to have another area where it shows all past invoices paid a lot easier to access then to pull a ledger report each time to find the past invoices when needed.

  13. Summaries a user's daily activity not just login date and time.

    It would be very useful for the administrators to monitor the user activity in Property Tree and assess the user's work efficiency using Property Tree and identify areas that users do not use often and need training on.

  14. Have two vertical scroll bars in Invoice Genius.
    One for the scanned invoice, an one for the detail panels. Margin for error when having to enter details on the 2nd page of an invoice, as you can't copy and paste which leaves a margin of error if having to enter for a example a BPAY reference number contained on the 2nd page to the Invoice details.

  15. I have owners who pay their own accounts and don't want them deducted from rents, just pinning a 'note' to the profile is not enough of an alert stopping me from accidentally entering the invoice. Would love an ALERT to pop up when entering invoice to stop me from making this mistake.

  16. It would be extremely useful for Management if we were able to see who has entered/deleted information from the system for auditing and error processing. Just like receipting you can identify who has receipted funds.

  17. We have a owner who does not want a certain creditor to do any more maintenance on her properties.
    Currently the only way is to pin a note to the property profile and hope the note is checked before creating the maintenance request. The information on the note is not access able once you are in the maintenance request screen
    We would love it to add or removing creditors to the owner or properties so the creditors not allowed don't even appear as an option when creating the request

  18. It would be great to be able to update a Work Order status back to a Quote Request. (Scenario where a creditor was sent out to complete a repair for example, and a replacement was required, so a quote was submitted)

  19. The Rent Summary Report within the Tenancy Tribunal report is a very difficult report to explain at tribunal when an explanation is required eg to a judge and or tenant

    It would provide alot more clarity if the Date Paid column also included the paid to date of the rent paid at that date. This would explain the Arrears Amount column as well.
