  1. Currently, you can only disable the ability to view statements in general, not specifically disable user access to the Agency Statement. Like you can with the Agency Ledger. We need a separate user permission to separate the Agency Statement access.

  2. We have so many mail merge templates that when we use the dropdown to select the template we have a big list of them to go through (currently in alphabetical order). Would be great to have custom categories for our mail merge templates so that all the rent arrears templates displayed together, and then all the lease templates etc.

  3. We have a problem with Arrears and Vacancies on the Dashboard not giving the true picture.

    The reason is largely due to Bond Claims pending action.

    To ensure Bond reconciliations are accurate, we have a policy that tenancies are not archived until the bond is settled. Otherwise, the bonds will not reconcile with the RTBA’s list for our Office/Agency (Victorian Bond Authority).

    As a result, the Vacancies and Arrears data is skewed by these “active” tenancies.

    I was wondering if we could have an alternative to “archive” for these tenancies?

  7. It would be great if maintenance could have a due date on it so that it is only shown in the maintenance list if it is due, similar to a task? With the option to filter to see all maintenance as well. But at the moment when I look at my maintenance list I'm overwhelmed by what needs to be action, but often I'm waiting for quotes/approval and sometimes I don't need to action it for 2-3 weeks, so it would be great for it to be removed from the list until it is due to be actioned, so that…

  11. We are always trying to improve the % of Receipts that process automatically (within defined parameters). Currently we use the Tenant Download report for manual receipts to identify these Renters/Payments and send an email to advise of the problem with their receipts. This email advises them of their Rent amount, Rent period and Rent ReferenceID and includes instructions to assist with where to put the reference. It would be amazing if we could somehow automatically send (where appropriate), these emails (and/or SMS) to these Renters. This would be a real time saver and improve receipting efficiencies down the track by…

  14. Regarding the Income and Expenditure Statement, the owner listed the items required by the ATO. They would prefer to not have the statement show information that would come from another party (ie bank/broker).

    Example - Total capital allowances & Total legal fees

    They suggest that PT produce subheadings that align with the ATO fields and group the expenses into the subheadings. For example;

    Total Repairs
    - Air Conditioning
    - Fire Protection
    - General Repairs and Maintenance

    Total Agent Fees
    - Income and Expenditure Fee
    - Residential Management Fee
    - Administration Fee

  16. It would be much easier for tenants to understand their receipts and ledgers if rent was calculated to the day.

  18. Have the ability to customize a tenant's receipt.
    Rent paid to and from dates on tenant receipts are confusing tenants, it should have rent paid from {date} to {date} with part payment {$amount} effective paid to {date} like the tenants ledgers.

  20. Sale Statement Tax Invoice - very simply please add in a total owed figure.

    The current statement shows money in and expenses incurred but not the final figure owed by the Seller. Or also in the instance the Agency needs to return unused funds. Also why can't we include our trust account details on the statement ?
