  1. At the moment it's only for the days after, once the rent is overdue, but it would be ideal to have one for before the due date as well. For example; "Rent Due Tomorrow" with the description inside as "Friendly Reminder, your rent is due tomorrow, please make sure payment is made to avoid arrears on your ledger!"

  2. There is no option for tenancy invoice amount merge field to be added to the tenancy invoice email template. please get this added so the amount appears in the email and tenants don't need to click the link.

  3. An alert should come up when sending out an invoice via the create tenancy invoice to a tenant who does not have emails or it should print automatically. The button is "Create Invoice" so unless you look for the details you can think it has emailed, as it doesn't prompt to print.

  5. currently there is the ability to do a Property Journal or an Owner Journal.

    It would be very useful to also have journals for:

    • Tenancy Funds Journals: to allow journaling between tenancy funds where tenant may have different properties or moved from one property to another

    • Sales Journals: to allow journaling from Marketing & Sundries to Sales Deposit and vice versa

  6. Would be good to have a merge field available for inspection type, so that the auto communications for notifying or sending the report can capture what type of inspection is being scheduled or has been done.

  7. Notify users when any emails, messages or SMS fail rather than having to go and check a list. Perhaps an alert at the top of the page which then produces a list of what needs to be checked. The impact of missing this information is huge, particularly with compliance.

    Update: Additional fields have been added to the ‘Status’ drop-down under Communications History to give you more details on email delivery status, this is available to you now. We are continuing to investigate other areas to better notify you of any sending failures.

  8. When an owner is put on hold then there should be an option to either withhold everything (including paying creditor invoices) or withhold only payment to the owner but pay the creditors.

  9. Recently we entered a tenant in as a creditor and our trust accountant clicked on the 'use existing contact' not knowing that by doing this, it would affect his current profile. Our tenant then no longer had access to his portal and had to set it up again. Perhaps what would be helpful is a 'pop up' to advise the user that by clicking on this, may affect the current profile.

  10. It would be great to have PropertyTree on an application, not just the "Property Contacts" application where it's contacts only. It's critical to be able to record phone calls/sms's/notes when out on the road and also be able to just click on owners/tenants phone numbers from the site; so really combine PT Contacts app with the Propertytree website

  12. We could set for example:
    Owner tab with a colour for GST registered and another for NON-GST registered
    Tenant tab with a colour when it is a Retail Lease

    That could save having to search for the information especially when someone on leave or handing over the portfolio to someone else.

  14. Ability to add a clickable link into the user banners i.e. QR code link to be clickable not just scannable in the image. Extend format of files from just PNG and JPEG to Other formats that include links.

  15. The Sale Statement Tax Invoices are pretty basic, and there are a few things that are either not an option, or should be amended:

    1- When sending a sale statement for the solicitor, it should read with the vendor name, then c/o- and the solicitor name after. Currently it only reads with the solicitor name, which I don't believe it should seeing as the agency agreement is with the property owner- not the solicitor.

    2- When disbursing held funds at settlement, there should be an automatic or at least optional description field on the invoice for the vendor payment such…

  16. Flag every time a duplicate invoice is entered without it having a limit where it only looks back two months. With large rent rolls Property Managers do not always triple check these and this allows for duplicate payments to be made. Especially when the creditor is not reconciling on a regular basis.

  17. Would be efficient to be able to attach multiple trades to the one work order after the quote request stage rather than creating a new work order to each - for example, once you set the status to work order, and then find this creditor cannot complete the work, you have to cancel the job and add a new job with a new creditor. Would be much easier to be able to change the creditor and resend the current work order information.

  19. Column headings on all forms should be display on each page. For example, the owner ledger and tenancy rent summary have the headings displayed on the first page, however the information flows onto more pages and you cannot see the column heading on those pages.

  20. When you are doing work order, it would be really handy to be able to see if you have created a work order but not actually sent the work or quote order. At the moment it says it's open but you can't see until you go into each work order if it has been sent to not. we have had a couple of issues lately where they have not been sent and we think they have.
