Sale Statements- More options for info
The Sale Statement Tax Invoices are pretty basic, and there are a few things that are either not an option, or should be amended:
1- When sending a sale statement for the solicitor, it should read with the vendor name, then c/o- and the solicitor name after. Currently it only reads with the solicitor name, which I don't believe it should seeing as the agency agreement is with the property owner- not the solicitor.
2- When disbursing held funds at settlement, there should be an automatic or at least optional description field on the invoice for the vendor payment such as "balance of deposit paid to vendor". Currently there is a description for sale commission, but only a blank space for the vendor payment. REST had a description, as well as a notation on the bottom of the tax invoice confirming the account details payment was made to. I think that should be on there to in order to identify any errors early.
3- There is plenty of space on the tax invoice for additional fields. There should be an option to add any advertising expenses and relevant descriptions to the tax invoice, rather than having to generate a second invoice statement through the marketing & sundries. Unless you have an arms length of advertising to recoup, and funds contributed specifically from the vendor you want to keep separate from the deposit on purchase, you should be able to have everything on x1 easy to read tax invoice for vendors & solicitors, and payable to creditors or agency from deposit on purchase if it's been authorised.
