In Rest we had the ability to set up 3 different rental columns for Residential Tenancies that could be set to weekly/fortnightly/monthly which was great for the likes of Rent + Carpark or Boarding Houses with regular charges. This way handled these types of tenancies better than recurring invoices

  2. Sale Statement Tax Invoice - very simply please add in a total owed figure.

    The current statement shows money in and expenses incurred but not the final figure owed by the Seller. Or also in the instance the Agency needs to return unused funds. Also why can't we include our trust account details on the statement ?

  3. Would like to be able to keep file of the type and brand of appliances, heating, cooling under the property profile e.g. in cases of hydronic heating, electrical HWS, refrigerated cooling. Would make it quick and easy to send out the correct trades/companies without needing to sift through previous maintenance or property photos (and where people will automatically look for this information).

  4. Can you please add a default Tenancy Expense Account Group & Code to the Configuration > Accounts (like other Account Groups/Codes are setup), so Users don’t have to create it, however can customize if necessary.
    Unless the Tenancy Expense Account is used or displayed on any reports, the name for the Account Group & Code can be very generic.

  5. At the moment the portal communications are only accessible via the envelope tab. It would be very helpful to have the comms saved in several locations in Property Tree, i.e. under the tenant/ owner tab

  6. When submitting an invoice for payment, it is common for multiple maintenance jobs to be assigned to the same creditor. At present, however, we are only able to indicate one job as being complete. It would be highly advantageous if we could have the capability to mark multiple jobs as completed with the one invoice.

  7. Have an area in communications for staff to communicate important information regarding the property/tenant so everyone can see what is happening, eg "advised plumber that the owner authorised replacement of hwu". Everyone can see that it has been actioned.

  9. The program would be better if the funds for each property could go to separate banks not tied to the ownership because lots of owners have multiple properties with different mortgages. NOT just a percentage of the total or a flat fee

  10. Add a EFT reference option for Agency, similar to that available on owner payment details.

    This would be hugely beneficial for accounts team when reconciling general account

  12. Please enable a feature to be able to add a second buyer to a property. We often have multiple buyers on a property and a contract not rescinded until the other exchanges, so it would be good to have all deposits held under one property instead of having to recreate the property as a separate entry.

  14. When a tenancy sells their business and the lease is transferred I would like to be able to set up the new tenancy and have the correct dates from the original lease. At the current time, the lease dates cannot overlap with the previous tenant which forces us to enter in the incorrect dates and pin a note to the tenancy.

  15. Having an outbox that hold emails for individual previous before sending. At the moment we cant see the emails unless we send and then find them again under the tenant or owner communications. When setting up mail merges I have found i have had to send errored merges out until i could get it perfect.
    We need to be able to actually see what is going out.

  17. A report is needed which shows which bonds are still outstanding (to be finalised) for vacated tenants, like you can do in REST. The vacating report in PT does not give any bond information.

  20. In the tenant card "create invoice" section, could you please add a section for a purchase order number and the facility to add a company address (different from the rental address). We have a lot of companies that require their head office address and their purchase order number on all invoices.
