  1. In portal messages i think a good idea would be to have read receipts for the businesses side so we can see if other collegues have already viewed the message so we dont double cross on messages that have already been seen too

  2. Currently when a quote request is sent, the quote comes back, you attach it to the request. If it is decided not to go ahead with that quote, you press the "complete Job" button on the quote request, but it does not complete it, it cancels it and automatically sends the cancellation to the contractor. Then I get phone calls from the contractors saying they have already been to the job and quoted. Its very frustrating. We just need to be able to complete it off from the maintenance list without cancelling or emailing the contractors.

  3. There should be a way to pay someone from owner funds as a quick disbursement without having to create them as a creditor, create an invoice and then pay 1 invoice only to have to archive them as a creditor?

  5. If we had an Insurance Tab similar to the compliance tab we would be able to do a health check on our portfolios to ensure and encourage all rental providers have their landlord insurance policies in place. this would help identify rental providers with no insurance and mitigate risk to office and rental providers. From a business perspective this would ensure the health of our rent roll and provide value and service to our rental providers

  6. We have a fair few homes that have a standard water meter reading and also a recycled water meter reading that is charged as water consumption. It would be great to have a space to put dual water readings in the water usage section.

  7. As you did for the renewal fee to automatically charge when lease renewal dates are changed (as an event) could the same principles be applied for Advertising Fees one a prospect tenant has been converted to a current tenant

  8. Trades to receive automatic reminders following up outstanding work orders in the system. It would be great if this was setup and sent to the trade first thing in the morning on a weekly basis until work has been completed and job has been closed off.

  10. Once a lease has expired and rolled into a periodic lease we don't want the tenant to appear on the expired leases. We want to mark the tenancy lease as periodic and keep the lease end date entered as a record that there was a fixed term lease previously.

  12. Remove "yearly" from rent calculator. Not accurate. PT support suggested flexible dates for annual rent calculation as the yearly figure is not accurate.

  13. Can the Create Receipt screen be improved so that the New Rent amount is reflected in the "Allocate Funds To" section (in addition to where it's currently showing at the top of the screen)?

    Suppose the Rent Increase has been added into the Rent Schedule already a few months back and the New Rent amount was $400/week effective from 16/03/2023. Now let's say for example the tenant's Paid to Date is 15/03/2023 with $0 Part Payment and their previous old rate of rent was $360/week.
    So when you go to the Create Receipt screen and enter the next rent payment…

  14. It would be great if an e-mailed remittance was generated & sent when refunding held funds rather than having to send a separate e-mail to advise the tenant or new Agent if we are transferring overpaid rent

  15. We need user ID added to documents added directly into Tenant/Property/Owner document management so we can Identify the staff who have added documents if follow up is required.

    User ID is currently added to the notes section, so this seems a simple process of including this field into the document management section.

  16. A log is required for critical date changes. This includes lease, management and rent review dates. Extremely important especially if there is a PM with a beef and is leaving who loses the care factor. It makes people more accountable.

  17. It would be highly beneficial for commercial tenancy ledgers to show a notation whenever credits are added to a tenancy via replacement invoice. At present, the only notation available is the replacement invoice and the reason does not show in the same way that it does on a residential ledger. Whilst the reason is visible within Property Tree on the receipting screen, this is not helpful when providing a ledger to a tenancy or reviewing a ledger in general.

  18. The ability to specify the creditor/creditors for which the owner's held funds is for. So that when an amount is specifically held for a specific invoice, it doesn't allow that money to be used to pay other invoices that may be receive earlier than that specific invoice.

  20. Not sure why this has changed from date order to $ amount order. I believe it is because they wanted the Report (printed - not CSV) to match the order of the Transaction Credit Receipts in Tenant Download. I can't see how that would benefit anyone? Surely no-one wants to change/check the date for each transaction, one at a time? Easiest to keep the date for each day's transactions, complete that day/date, then move to the next day.
