  1. Efficient organisation is paramount for compliance and also the day to day handling of property data.

    Current reporting of properties put unit number in front of the property number and street name. A better sorting outcome is achieved when the unit number is put after the street number and name. This ensures that no properties have been missed for any owner who has multiple properties or other reasons.

  2. Invoices from a creditor can NOT be processed unless linked to a Work Order.

    This would stop work orders against properties remaining open as invoices couldn't be processed unless linked to job and would ensure work orders are raised to get jobs done not just phone calls.

  3. A function to generate a rent increase notice to the tenant, utilising the rent schedule fields, allowing for sufficient notice period.

    We will also need the ability to have the new rent schedule confirmed as often negotiation may be necessary.

  4. during "Create Receipt" for "Tenancy" - allow a message to be emailed along with the generated receipt.

    For example, we can remind tenant to pay outstanding invoices, or balance due to vacating date.

  6. It's possible to bulk edit inspections for each individual status, but not for the ones that have 'No Current Inspection' set.

    Having the bulk edit also for that status, would allow better efficiency in getting the inspections up to date.

  8. Would be great if we could customise each user's dashboard.
    Sales team being able to see information about sales properties.
    PM seeing upcoming inspections etc.
    As part of the sales team, my dashboard is entirely useless to me.

  10. A quicker way to view tenant arrears and paid to dates of an owner that has multiple tenants. If something could be updated to view this straight from the ownership card. E.g. an owner has phoned and asked where all of their tenants are paid to or who is in arrears, it's not just right there for easy viewing

  11. The payee information card links the payee to a contact and this is not always the case. If the payee could be linked to the bank account name instead. This does show correctly on the ownership statement but it does not show correctly from our internal end which causes concern and confusion. E.g. If we pay ABC Pty Ltd, the payee should say ABC Pty Ltd not the contact name of Joe Smith who is just a representative of the company.

  13. Can you please add in auto communication the ability to send emails on a specific dates to owners / tenants?

    For example each year we send the tenants a bulk communication for the following:
    *Reticulation should be turned off today due to water corporation rules.
    *Water should be turned on today as the sprinkler ban is over.

    It would be great to be able to create custom templates in auto communication based on a specific date / need for owners and or tenants so you can set and forget.

    Currently we have auto comms set up but there does not…

  14. It is currently not possible to see any PAID Tenancy Invoices from the Tenancy Profile > Financials tab.
    Any chance you can add a ‘View Invoices’ button to the Tenancy Profile > Financials tab > Outstanding Invoices section, which then takes you to the ‘Find Tenancy Invoice’ screen, with the filter for the individual Tenant already selected?
    It would work exactly like the already existing feature for ‘View Fees’, but in this case it’s for Tenancy Invoices.

    It might also be good to have that feature available for the Creditor Invoices on the Owner Profile.

  15. We're currently investigating Web Advertising with Property Tree. We're interested to know what you think - would you like to see this information held within Property Tree? Are you using a different solution for your Web Advertising? Does this other solution have other functionality that assists with leasing your properties (ie. application processing)?   16. It would be helpful if on expense reports it displayed all the transactions/invoices under each account for example

    Repairs and Maintenance: $500

    Invoice 281: Fixing Washing Machine - $300

    Invoice 385: Tile Repairs - $200

    This would help as it shows exactly what items are involved in a specific expense.
    Also adding a search feature where you can search for an invoice by account rather then just creditor name/invoice number/property.

  18. In the tenant profiles can a section to add Date Of Birth please be added. When doing many tasks such as leases, bonds, connections etc. this information is required and it is quite annoying to not have it be with the rest of the tenants details. Thank you.

  19. It will be great if we can add fee for property receipt by percentage.

    We receive a lot of rental contributions from the property developer, these contributions are rent, and we need to charge fee the same way as receiving rent from tenant.

  20. Love the compliance register
    Love that you can now search properties with no compliance
    Hate that when you created the compliance register you migrated the existing smoke alarm compliance over calling it migrated smoke alarm and now we have two categories for the same thing and as a result no clear way of searching for properties with no smoke alarm compliance. Can you create a bulk update for compliance categories so we can transfer them one way or the other rather than having to individually update each property?
