  1. Level of authentication when updating different things in PT, should be configured by agency rather than a one rule for all accounts.
    Currently PM's have to authenticate when adding a new Owner to PT, some agencies do not want this & would like to have option to switch it on, or off

  2. It would be ideal if we could create an I & E statement from the ownership - actions as one offs. Currently you need to go to create I & E and cannot select one owner until you have searched all owners.
    Ownerships that end during the year due to sales or family returning to property, need these statements sometimes early or I like to create them when archiving the property and then its done and finalised.

  4. to have a search engine where you can search for expired compliance for properties on their own in case any have been missed when entering, and those that have no details for compliance at all.

  5. From the Compliance register Search results
    Have an additional action to Create Bulk work orders, that include all relevant information from the notes
    So i can send multiple work orders for one trade in one easy action
    Possibly even a tick box on each property in the report to exclude properties

  6. Owners that receive correspondence by post don't have their EOFY statements saved against the owner profile anywhere for easy reproduction/ viewing. It would be great if they auto save in communications or documents when being created at end of year.

It would be good if we could have it set up that when you look at your rent review reports that it is set up like a timeline or checklist for each property so you know where you are at e.g. overdue, with landlord, instructions receive, notice issued, updated next rent review date, confirmation sent to landlord. I seen something with PropertyMe and Managed and I wish PropertyTree had something like this instead of reports in PDF and spreadsheets.

  9. At the moment we can only turn on or off automatic communications to all owners. There is no option to have it only for select owners.

    We only have a handful of owners wanting to be invited to routine inspections and having the ability to turn on the automatic communications just for those owners would be ideal and save a long and tedious manual process of filtering the database to find those owners then send them an email.

  10. The SSO update is intended to improve security and ease access; but, every time we add ownership or a creditor, we must input an OTP. Assume we add 10 ownerships/creditors per day, means we must also generate 10 OTPs.

    Code takes too long to arrive at times and is quite time consuming. Instead of always entering OTP, I believe we should have the choice to verify once and trust a device without constantly inputting OTP.

  11. Having the ability to export CSV for 'Reconciled Items', 'Unreconciled Items' & 'Adjustments', from the Bank Reconciliation screen and also from the Trust & Reports screen, would make any troubleshooting for Bank Rec Variances a lot easier.

  12. Currently you can only send automated comms from a User, Point of Contact or Company. However when you have 2x people working on one property, various comms should be sent from either user.
    There should be an ability in PT to send from business role in the agency.

Rather than having to go through a tenant's ledger with them, it would be handy for tenants to have the number of days and amount of arrears displayed on the tenancy ledger, also perfect for property managers processing tenancy applications with ledgers from other agents using Property Tree. No need to go through every transaction in the ledgers if these are displayed, makes life easier.

    Hi Supporters, thanks so much for all your responses! We are getting close to having this ready for our development team. I'm hoping for a little bit more feedback if you have any on the following -


    1. An option when you generate the ledger for "Showing Transactions Only" (so cutting out the other items such as when invoices are entered). However, this would show credits as well. Although credits are not transactions these affect amounts due by the tenant. This would keep all of the current tenancy ledger columns.


    2. Also an option to Show Rent Arrears Details (so a running total for arrears and the days in arrears). When this option is selected and generated we would replace other ledger columns to then display the additional rent arrears details. Inserting more columns into the current tenancy ledger has been a challenge with the amount of information currently there.…

  14. We would like the tenant card profile to show the effective arrears, not the arrears without part payment applied. The PM's go into the tenant card and see the red arrears amount and tell tenants they are in arrears, when the actually are not, as this is not effective arrears showing

  17. When a tenant puts in maintenance or correspondence through the portal, the notifications pops up in the Property managers inbox at the top right. If that person is away and no one is login into their profile then no one lese knows about it.
    It would be great if we can put an out of office or something in so the notification goes to someone so important maintenance doesn't get missed.

  18. Have all report boxes ticked by default on the Close Period screen.

    This should apply to all New and also all Existing Property Tree accounts, regardless of what selection was made in the previous accounting month.
    This will not only save time having to manually tick each box for new Users or if someone deselected any by mistake, however, it’s also better for all agencies to have all reports generated and not needing them, instead of the other way around.

  19. Having the ability on the Ownership Payment screen to waive any Fees in Bulk (e.g. Admin Fee), for any fees charged by an Event such as Ownership Statement / Ownership Payment.

    That would for example allow to create Mid-Month and EOM Owner Statements, however only charging the one Fee amount in total at the EOM.

    That will solve the issue of either having to split the fee amount (half at Mid-Month, half at EOM) or charge the total fee amount manually.

  20. While the Bank Deposit page in Property Tree displays the individual receipts created (e.g. cash receipts), the Bank Deposit Sheet doesn’t. It only displays the total amount.

    The Bank Deposit Sheet (is often stamped by the bank and) is kept for record/audit purposes.

    Having individual receipts listed would provide transparency on each transaction.
