  1. Rather than having to go through a tenant's ledger with them, it would be handy for tenants to have the number of days and amount of arrears displayed on the tenancy ledger, also perfect for property managers processing tenancy applications with ledgers from other agents using Property Tree. No need to go through every transaction in the ledgers if these are displayed, makes life easier.

    Hi Supporters, thanks so much for all your responses! We are getting close to having this ready for our development team. I'm hoping for a little bit more feedback if you have any on the following -


    1. An option when you generate the ledger for "Showing Transactions Only" (so cutting out the other items such as when invoices are entered). However, this would show credits as well. Although credits are not transactions these affect amounts due by the tenant. This would keep all of the current tenancy ledger columns.


    2. Also an option to Show Rent Arrears Details (so a running total for arrears and the days in arrears). When this option is selected and generated we would replace other ledger columns to then display the additional rent arrears details. Inserting more columns into the current tenancy ledger has been a challenge with the amount of information currently there.…

  2. We would like the tenant card profile to show the effective arrears, not the arrears without part payment applied. The PM's go into the tenant card and see the red arrears amount and tell tenants they are in arrears, when the actually are not, as this is not effective arrears showing

  3. List the tenants ORIGINAL lease start date when adding a tenancy invoice when creating a creditor invoice - helpful for water usage

  5. When a tenant puts in maintenance or correspondence through the portal, the notifications pops up in the Property managers inbox at the top right. If that person is away and no one is login into their profile then no one lese knows about it.
    It would be great if we can put an out of office or something in so the notification goes to someone so important maintenance doesn't get missed.

  6. Have all report boxes ticked by default on the Close Period screen.

    This should apply to all New and also all Existing Property Tree accounts, regardless of what selection was made in the previous accounting month.
    This will not only save time having to manually tick each box for new Users or if someone deselected any by mistake, however, it’s also better for all agencies to have all reports generated and not needing them, instead of the other way around.

  7. Having the ability on the Ownership Payment screen to waive any Fees in Bulk (e.g. Admin Fee), for any fees charged by an Event such as Ownership Statement / Ownership Payment.

    That would for example allow to create Mid-Month and EOM Owner Statements, however only charging the one Fee amount in total at the EOM.

    That will solve the issue of either having to split the fee amount (half at Mid-Month, half at EOM) or charge the total fee amount manually.

  8. While the Bank Deposit page in Property Tree displays the individual receipts created (e.g. cash receipts), the Bank Deposit Sheet doesn’t. It only displays the total amount.

    The Bank Deposit Sheet (is often stamped by the bank and) is kept for record/audit purposes.

    Having individual receipts listed would provide transparency on each transaction.

  9. When running the ‘Bonds & Deposit Summary’ report to check for the Status ‘NO BOND’, and if you have a multiple bond accounts, it shows the tenancies that don’t have that selected account.

    For example, if searching for NO BOND on Commercial Bond, it will list ALL Residential Tenancies (simply because they don't have the Commercial Bond setup on their profile).

    However, Residential Tenancies will never need a Commercial Bond. So, they should not be on that Search Result.

    An additional Filter Option for the Management Type: Residential / Commercial might also help with this.

  10. Invoices on Tenancy Profile:
    - Ability to see the Recurring Tenancy Invoices on the Tenancy profile, on the Financials tab > Outstanding Invoices, without having to first click on ‘View Recurring Invoices’.
    - Selecting ‘View Recurring Invoices’ then unnecessarily takes you out of the Tenancy profile, which is not ideal if you just want to view what’s currently setup against the tenancy.
    - Also, even if the Recurring Tenancy Invoice is not yet outstanding, however there is one scheduled and due in the future, it would be great to have that information on the screen.

  11. Can we please have the link to the ‘Recurring Invoice Summary’ report on the Accounting page > under Invoicing, instead of having it on the Trust & Reports page > under Transactions.

    This would be consistent with where all other Invoice related reports are. For example: Create + Find Creditor Invoice, Create & Find Tenancy Invoice

    However, to Create + Find Recurring Invoices (Creditor / Tenancy), we currently have to navigate to two different landing pages.

  12. Presently the Caller ID on the contacts app displays the Contacts First Name and the Initial of the Surname. It would be more useful if the caller ID could display the Contacts Full Surname .

  13. Increase invoice field description to be longer than string with a maximum length of 255. Alternatively add a message with clear instructions automatically limiting their character limit.

  14. Suncorp doesnt currently have a bulk BPayment facility with PT and since they have advised they will no longer be issuing Cheques as from Next year this is something that needs to be integrated ASAP as I don't want to be manually doing bulk BPayments

  16. When work orders are downloaded there is no date on them. recipients are complaining that there is no date for the creation on the work order. When you download the existing work order it makes the creation date the day you download it not the actual date you create the work order.
    The date would and could be relevant for any tribunal issues for repairs and maintenance at tribunal.

Have a feed or synch when entering a creditor invoice as you are invoicing the tenant it feeds if they pay gst and GST needs to be added on top of rate instalment (that does not include gst but we need to charge if LL is registered) we are having to manually check each time very time consuming

  19. Regarding the Income and Expenditure Statement, the owner listed the items required by the ATO. They would prefer to not have the statement show information that would come from another party (ie bank/broker).

    Example - Total capital allowances & Total legal fees

    They suggest that PT produce subheadings that align with the ATO fields and group the expenses into the subheadings. For example;

    Total Repairs
    - Air Conditioning
    - Fire Protection
    - General Repairs and Maintenance

    Total Agent Fees
    - Income and Expenditure Fee
    - Residential Management Fee
    - Administration Fee

    Total Body Corporate Fees

On the tenant card have 3 boxes that you can mark with an "X" for referencing the number of breaches, rent arrears, communication issues, accessing the premises, behaviour or other issues that you've had with that tenant. Once you click on the box it will enter an "X" and ask for the reason you are putting a mark next to their name.
