We have a large portfolio and would like the ability to create a report of inactive creditors - both trades and other creditors so we can archive them on an annual basis and keep our records and database tidy. I have tried doing this through BI but it misses the creditors and doing it through Property Tree limits a search to 2000 records which is the size of our database so doesn't work either. Please advise if you have a better way.............. your support team recommended I put this idea here

  5. Be able to enter a permanent note on inspection reports ie Dangerous Dog @ Property. Also some form of automation for maintence so trades are aware. Especially helpful if staff do not usually attend the property. Even if it was a pinned note but instead of selecting the current options of PPty Note, Ppty receipt or Creditor/Tenancy it could be an inspection or maintenance pinned note.

  6. We had an issue recently where a batch of manual fees were charged in consecutive months. It would be great if there was an alert when manually charging fees.
    If PT could let you know the last date that the fee had been charged, so it could be checked and only charged if correct. Or even an alert if the fee has been charged in the last 6 months.
    This would save time for us having to cancel & refund the fee but also the owner having to pay the fee and then wait for a refund.

  7. We need to provide a final trust account summary of what a tenant owes when they vacate.
    The account summary must include tenant outstanding invoices, rent arrears, and credits so they are aware of what needs to be paid to finalise their vacate.

  8. Sometimes we put maintenance in for a reminder to ourselves that the owners direct tradie or the builders have to attend to under warranty. We don't get their information and/or they are not a creditor that we pay and we don't send them through the system, having a way to close the job as completed by external party would be good rather than just cancelling the jobs.

  10. In Invoice Genius and/or when entering water invoices, disable the ability to enter tenancy water usage if the tenancy has NO to water usage entered on the tenancy card. Currently, even though through Invoice Genius, you can see that it says NO if a tenant is not to pay water usage, however the system still allows for the usage invoice to be entered.

  11. Can we please have a list of payments made towards an invoice show on the tenancy invoice screen? This would make it easy to see when the last time a payment was made as well as how often payments are being made.

  12. We are increasingly finding landlords budgets are tights. A few have asked if we could withhold funds on a monthly basis that carry over and accumulate. For instance if a clients has an expense they want to save for or quarterly bills they can withhold a set amount, say $100 for instance every month that would be held aside & accumulate for future use.
    At present we can only put a hold on 1 set amount.

  13. Can the program be set for when a new property ECR is entered, the areas entered for the report flow through to be the areas for the routines?
    That what ''Bedroom one left of the Laundry'' should stay as bedroom one on all reports.

When tenants complete an electronic signing request for an Ingoing Report, including adding comments; the tenants amendments are unable to be Printed or Saved as PDF to have a separate record other than generating a complete Ingoing Report which is accepting the comments. A tenants comments are not always excepted so there needs to be an option to maintain a record of those comments outside of an Ingoing Report. If the comments are not accepted and the signing request is cancelled due to this there is no longer any record of those comments within MRI Inspect.

  17. We would love the following mail merge fields to be added to expedite & remove human error when producing Sales Advices & letters to solicitors.

    "Amount held in trust" - especially as some buyers over pay the expected agreed upon deposits

    "Listing Salesperson" & "Selling Salesperson"

    "Conveyancer Work Number", "Conveyancer Email Address" & "Conveyancer Salutation"

    "Commission Amount" & "Marketing Amount"

    "Vendor Salutation" & "Buyer Salutation"

  18. Please increase the font choices when sending mail from PT. Most of the font options there are not professional or useful. The standard 'System Font' is converted to Times New Roman which isn't appealing to the eye.

  19. When a tenant invoice has been paid direct to the creditor, and the creditor issues a credit note, this can currently be added to the tenancy, however not against the creditor.
