  1. When setting up details in the Property Tab the system only has Outgoings as the other option for income and groups this altogether under Budgeted Outgoings with the Description allowing you to put in a description ie. Outgoings; Car Parking; Storage; Signage etc. From the Tenant card when the Amount for actual Budgeted Outgoings and also Car Parking (for example) are entered, the amounts are all then totalled under Outgoings Amount and displayed like this on the Owner Statement. These should NOT be grouped together as Car Parking, Signage etc are a separate income stream and not classed as Outgoings…

  2. Communications email to be alerted and show a track record through the communications tab on the portfolio, like other CRMs offer. This is great for when PM's are away or tracking important emails without having to search multiple outlets. Good for training as well.

  3. We think a HIGH PRIORITY tab would be good where we could store notes that need to be easily accessible i.e. New Appliance installations with warranty dates, Insurance Claims in progress; Emergency Details; things that you don't want to have to go looking for through pages of Notes but need quick access to.

  4. When in Invoice Genius, we would like the system to remember to remember the last Creditor used eg Yarra Valley Water when inputting a large batch of Invoices. We are currently losing a great deal of time searching for the same creditor for every invoice.

  5. New bond work flow updates are great, however to enable us to meet the requirements of the Act in providing the required notice for the Bond Top up in Automated Communication a Bond Top Due Date and the ability to set automation on the rent increase date not just prior would be required.

  8. Please can you have a category that you can enter casual lettings, it needs to be separate from lost and gained properties as we archive and unarchive these properties. It affects our lost and gained properties if they have to go to residential rentals.

  9. Can Property Tree tasks and schedules integrate and populate into google or apple calendar similar to what VaultRE does with open homes (I.E when an open home is scheduled in VaultRE this sync/showed in our apple calendar)

  10. It is annoying that when you edit a tenancy invoice for whatever reason that the system cancels the original and creates a new invoice. You should just be able to edit it and I don't understand why you can't.

  12. Please consider adding the option to select the property when paying selected creditors. It would make life easier as currently we need to go through all invoices entered although we only need to pay 3-4 (overdue) invoices for a specific creditor.

  14. In Rest we had the option to add our own global comment to things like Work Orders, Statements, Invoices, Income and Expenditure reports. This allowed us to have a tailored note or disclaimer within the document. At the moment we can only add tailored information within body of the email.

  15. When you have a lost management and this is ticked in the property, you should be able to archive the tenancy without putting in a vacate date as technically they have not vacated. This would be useful if the tenancy has a rent credit and the ownership has already received the funds.

  16. It would be great if you could design a statement that carries on the tenant/s part payments to the following statement. Our clients get very confused when they may receive more than usual on month & then less the following month & don't understand why.

  18. In QLD there is a different billercode to allow bond to be paid to the Residential Tenancies Authority, if the tenant does not have an email address or if the tenants do not have unique email addresses (share the same email address). We cannot lodge these bonds via the RTA portal, therefore have to request a reference number from the RTA. The billercode used for these payments is different to the billercode used for online bond lodgements

  20. Our trust account auditor struggles with this every single year. They need the reports in excel format for analysis and testing which we cannot provide. Please enable the ability to export these reports in excel.
