  1. When entering in bond information, we should be able to send a bond invoice, like a rental invoice.
    if not paid, it should also be noted on the invoices sent out to the tenant that it is due/overdue

  2. With the addition of the new Tasks feature, it would be great once a Task has been Done to also have the ability to Archive. I have noticed that although the task has been changed to Done, it still appears on the Task Tab against the Property, Tenant etc, and it gets confusing when you are working through tasks specific to that property, as the Tasks list looks long, when in fact it isn't.

  3. On the dashboard have an inspection summary.

    Show stats like:
    Inspections Overdue (Confirmed and passed their inspection date)
    Inspections incomplete (Tentative and passed tentative date)
    Inspections confirmed for the next 30, 60 & 90 days;
    Inspections cancelled per month
    Properties with no inspections
    Number of days since last inspection closed

  4. Asset Tab Under Property.

    Section like compliance where we can add all the details of the assets in the property such as ovens, air cons, cooktops etc. Be able to list installed date, warranty date, supplier/installer, Make & Model, photo of the serial plate and item. Copy of the purchase invoice.

    This way we know exactly when assets were added and when they are under warranty too. This will help for QCAT/bond claims when items such as carpet is damaged as we can keep track of when it was installed.

  5. Could the option to select a merge field while typing an ad-hoc email be added, without the need to select a template? We lease a few homes to one single company and it would be very beneficial to have the Property Address merge field so we can add it to the subject line or in the body of text. Thank you.

  7. On the main screen for tenants there should be a way to see any outstanding invoices, arrears do show but it should show all unpaid invoices sent to the tenant

  9. Communications associated with a maintenance job, should be viewable within the maintenance job. Currently, to view any communications linked to a work order, you need to look through the contractor file, rather than the actual maintenance job. This is very time consuming.

  10. Smoke Alarms Australia can push invoices through to us via Invoice Automate (B+A) but the system cannot recognise these and add them to the compliance register. It would be super efficient if approving the invoice added the invoice to the compliance documents and updated the register's expiry and inspection dates.

  11. You can search bond by type, however the filter is not functional when auditing to identify any missing bonds from your whole portfolio. For example, I have 4 bond types. Bank Guarantee, Owner Held, Term Deposit & Retail Bond Board. The filter does not allow me to search from all bond types if any of the tenancies are missing a recorded bond. I need to go through every tenancy to identify any that have no bond entered.

The option also to split a creditor invoice example – rates might be under one “property” but needs to be charged across three other tenancies and property addresses (this is abit more technical but does happen) and then mean manually need to invoice each tenant but a flag or pop up at the time would be great

  14. Add PM email as an option to be cc'd into a mail merge email.

    As an admin person, I send all rent reviews and any other letters on behalf of PM's.

    It would be good to have the PM email address as an option to add in cc. when an email is sent so that I don't have to manually do it each time.

  17. since change of system this week, the auto attachment of company banner is removed from emails sent from actions., you now have to remember to attach your banner to emails so your signature appears on emails sent to clients, this has only just been removed with update and needs to be reinstated urgently or we are sending emails and having to remember to attach banner.
