  1. Improvement Suggestion: Streamline Routine Inspection Scheduling

    Is anyone actually using Property Tree for scheduling routine inspections? I am trying and finding the current system is clunky, clumsy, and lacks essential features.

    Key Pain Points:

    Missed Properties: No way to track if a property has been missed for scheduling

    Holiday Scheduling: No block-out periods for holidays, inspectors' leave, or public holidays.

    Route Planning: No effective route planner within the scheduler, making it difficult to schedule and navigate multiple properties.

    Current route planner only allows for 7 properties, which is insufficient for our needs (up to 15 inspections per day).

  2. Allow for the automatic routine inspection scheduling to be without a set time, so it reallocates the next inspection for the same time frame as the last inspection when it is closed rather than looking at the default inspection configuration.

  6. When using the tenant download, can funds be receipted automatically when the amount paid matches the arrears amount? At the moment, it rejects because it may not match the normal monthly rent as it's a part payment, and we have to receipt it manually

  7. I recommend an audit tab under each profile ( tenancy, property and owner) which will show a log of date, time and user of making any adjust under the profile.
    for example, staff member 1 changed the rent schedule on 5/2/2025 at 11.55am. A log will show:
    User: SM1 Change: rent schedule from $300weekly to $320weekly Date/Time: 5/2/2025 11.55am

  8. I'd love to be able to search maintenance jobs for key words like 'screen door' or 'pest control' so that I can see which trades we have sent for what jobs, and compare them.
    We often have owners say 'how much will that cost?' so it would be great to be able to search through jobs we've had done and see a list of all the jobs with those key words either in the title or the body of the work order.

  10. It would be lovely if residential profiles could not be able to be finalised without the required bond amount being entered. This would stop bond payments being automatically allocated to rent in the meantime.

  11. Agencies should be able to provide credits against an ownership profile just like you can create credits against a tenancy profile. This allows for if agencies offer credits - such as a free month of management, we should be able to apply this as a credit instead of waiving fees.

  12. We have once again received a query from an Owner regarding the : STATEMENT HISTORY EXPENSES VS INCOME (6 MONTHS) PAYMENT HISTORY (6 MONTHS) Table and Graph.

    I would just like to reiterate my concerns with the wording/information on this report/table.

    I understand and have verified that the information is based on the Ownership Ledger dates.

    I believe, however, this is misleading for the Owner’s Statement, as this is not the information per “STATEMENT HISTORY”.

    My suggestion is to either change the Title or perferable change the information to correspond with the Ownership Statement dates.

  15. Can we have the option to change the background colour as currently it is very bright even though we reduce the brightness on the screen. The old Rest system used to let us do that.

    If there is a company email address for work orders and a separate email address for accounts (as a contact) only the accounts email address should receive remittances/statements.

  20. When creating a mail merge from the profile, it would help to have a field showing the tenancy 'Type' . We often have other contacts listed that are not tenants and they do not require to receive correspondence from us. When creating a mail merge at the moment we can not tell who is the tenant of the property. When creating a bulk mail merge there is a filter for the type, this would be beneficial to have when merging from a profile.
