  1. When entering a vacate date in the system, pre-populate the vacate information into merge emails to the owner and landlord.

    Vacate email should contain information such as confirmation of vacate date, rent owing, preferred cleaners/gardeners etc.

    Other platforms have this functionality, and it should prompt the user in a pop-up when entering the vacate date on if they would like to send the vacate information email to the tenants and owners.

  2. We need to be able to see the due dates of tenant invoices when receipting rent. For example, when we receipt money to a tenancy and we have more then one tenant fee, we cant see a due date so we dont know which one to pay first. There is no invoice number either so we cant check in the tenant profile before receipting.

  4. MMS - Being able to have an image on an SMS blasts. I want to be able to send an SMS to clients with an image in the SMS, at the moment you can only put a link in.

  5. Charge rent monthly based strictly on the number of days in each individual month e.g. January = 31 days, February = 28 days, etc...

    To be able to calculate a mid-cycle increase directly rather than a workaround.

I believe Property Tree should introduce a feature that automatically sends rent arrears emails to renters once rent is overdue beyond a nominated number of days (X), and continues sending reminders until the payment is received. We have been advised that reminders currently require manual configuration by entering specific days for each email to be sent, which is quite impractical and inefficient.

  8. Notices on the tenancy profile to suspend arrears communications for rent and invoices.
    It would be nice to have a Description: section to add comments as to why this has been activated. (much like the termination one below it, we have to enter a reason)

    It allows any user to understand why it has been turned off or suspended for a period of time.

  9. The ability to set up a SMS and Email to be sent on the same day under automated communication for routine inspections,

    We have it set up 21 days before an email is sent based on a confirmed status but we want to also send a SMS using the automation at 21 days before based on a confirmed status.

    At the moment we cannot have 2 task be set on 21 days. This is silly.

  10. I feel that it would be good to be able to have the option of adding a note to individual tenant invoices that have already been created. There may be updates from tenants that does not affect other invoices or other processess.

  14. With the new laws coming in for energy efficient ratings for properties in 2026. We need to keep a list of appliances ie a/c, hws, solar etc for each property and their ratings. As this will be a requirement for marketing and advertising purposes. Where can this be kept, compliance tab? Been looking around on Property tile - as the appliances are related to properties it would be great to have a section to be able to keep record of this information. If anyone is already doing this?   15. In Jurien Bay we have 19 Holiday properties, simply I think it would be more efficient and less time consuming to type the name they have given their properties then the whole address.
    As what is advertised on the website sometimes gives a different address or causes confusion for the guests, I think for both the office and holiday goers it would speed up process and make our workflow a lot easier.

  16. When receipting to an ownership in the Tenant Download screen, it would be helpful if after searching the ownership, it clearly showed the related managed property to ensure accuracy.

  17. cancelled or reversed receipts - would be great to be able to reconcile straight away and not wait a day for it to appear. This makes it difficult when you have few people receipting and reconciling on different days.

  19. Income & Expenditure Report should show total amount on each expense (inclusive of GST), as the monthly statement, with the GST amount as information. Residential property is not allowed to claim GST separately, it is a waste of time for the landlord to add the GST on each items when they preparing for the tax return.

  20. It would be ideal if under the Landlord profile per property if the Management notice period was visible ie 30/60 days notice instead of having to look at the management agency agreement
